It's not uncommon to let go of family property or your first home when it's not convenient for you to maintain it anymore. And in case you've never done this before (and sales doesn't exactly fall under your area of expertise), we've got the right check list to help you out:

When you put your home up for sale, first impressions are everything. It is important that you prep your space by making the necessary adjustments and create an atmosphere buyers can’t resist—in other words, there is no room for mishaps. Stay on track and make a smooth transaction by avoiding these errors:

1. Letting clutter take over your porch and your backyard.

A chaotic façade and outdoor space may give the impression that the home is not well cared-for. Spend some time cleaning up your backyard, watering the plants on your porch, and tidying your garage—we guarantee that you won’t regret it.

2. You’re not open to negotiating the price.

There’s nothing wrong with setting a small profit when selling your home but it's also important to leave wiggle room in case a buyer decides to haggle. Refusing to compromise might drive potential customers away.

3. You hide the imperfections of your home.

You may think you’re being clever for tricking people, but in reality, you’re only burning bridges with prospective buyers. Don’t lose their trust before you earn it by being honest about the damages of your house. Doing so will make it easier for you to work out a deal.

4. There’s peeling paint everywhere.

Before showing your home to brokers and buyers, make sure you repaint areas where it's needed. While it won’t disguise the need for renovation, it gives your home a more lively and inviting feel. No budget to repaint the entire house? Focus on the frontage instead.

5. You’re entering the house market blindly.

Real estate is a tricky business—it can go through historic lows then become all the rage before you know it. Make sure you know the ins and outs of selling property, hire a realtor you trust, and examine your local housing market statistics.
