I just want to share my experience din. I'm an online freelancer and my hubby is an agency contractor. First quarter ng 2015 when we decided to scout for a house and lot dito sa hometown nya where we relocated. We've been living with my in-laws since we got married and we both agreed na gusto namin bumukod in the future. Hehe. Anyway, so as you can imagine, since I'm an online freelancer, may issue ako sa income requirements. Yun yung una kong apprehension na baka di ako ma-approve for a housing loan, pero sabi naman ng agent na nakausap namin, may mga online freelancers na raw na naunasa aking kumuha ng housing loan sa RCBC and na-approve naman so she said I should give it a shot. So, dahil sa matinding kagustuhan naming magkaroon ng sariling house, we took the leap of faith.
We paid the 20k reservation fee ng April 2015. Kaya rin kami na-encourage na kumuha, kase may promo that time. DP is supposed to be 20% of the TCP. 8 months yung term for the 10% DP then they'll waive the remaining 10% (almost 100K) if our housing loan gets approved by the bank before our DP ends. Otherwise, we'll have to pay for the 100K and in-house financing and bagsak namin pag di kami na-approve on time.
Come May 2015, start na kami prepare ng documents and all, while paying for our DP which was at 16k per month. At first, super kinakabahan kase nga di ba may banks na super strict and all. Natatakot ako magbayad ng 100k. Wala ako pagkukunan ng ganoon kalaki. Good thing that RCBC Savings was accredited by Camella Homes, so mas convenient na rin makipag-transact sa kanila. Also, isang malaking difference is di na need ng appraisal. Kung ano yung TCP ni Developer, 80% of that amount ang ipo-provide nila. Anyway, ayun, I submitted all my requirements na sa RCBC at nag-pray kay God na ma-approve ang application. (I didn't apply na sa ibang banks.)
By the grace of God, conditionally approved na kami by July. Ito yung terms:
"Your loanable amount is 1,743,795.00 payable in 20 years. Interest rate is
5.75% fixed for 1 year only. Meaning, every anniversary date, your interest
rate is subject for re-pricing. Monthly amortization is 14,242.90."
Initially, gusto ko sana fixed term for 5 years. Kaso choosy pa ba ako. Buti nga na-approve yung loan. Sabi nung loan officer, valid daw yung offer for 6 months. By October, nag-decide na kami to pay in full yung downpayment para mag-start na yung construction ng house. Then, I completed submitting my loan requirements. Nag-pay na rin ng bank processing fees which was around 38K. So ayun, by November, nakapagpirmahan na and setteled na rin ang DP and na-process na yung housing loan. Para akong nabunutan ng tinik. December nag-start yung house construction, natapos sya last April. Turned over na sa amin last May. We haven't move in yet. Pero we'll get there.
Praying lang na retain ang interest rate. Kase sa November, repricing na. Haaaay. Sa mga mommies, na annual repricing ang loans, pwede ba makipag-haggle? Hehe.
