Sis Gabjumz, isa pa pong question kasi last November nag-expire yung fire insurance namin, pano po magrenew? May idea ka po? TIA!

Sis, 1 year lang ba yung fire insurance? Or depende din yun sa bank? Have to check the papers pala.

Yes sis Incheng, RCBC din. Magpapadala ba sila ng billing or dapat aware kami kung kelan babayaran? At least man lang malamang yung steps kung magkano at saan babayaran. Thanks!

Usually sis nagpapadala sila ng notice at least two months prior to expiration. Make sure may copy kayo ng insurance policy. Kami kasi ay this May lang nagkaron ng fire insurance, hindi pala na-file ng RCBC ang fire insurance namin, kung hindi kami nag follow up para sa renewal ay hindi namin malalaman na hindi pa nila naayos ang insurance.

Parang ang sabi ni hubby ko ay nasa P6K ata ang premium kapag P2M or P3M ang insured value ng property. Di ko matandaan.

Noticed sa fully developed/turned-over camella Homes, some houses are renovated up to 3 storeys high and even owns more than 2 vehicles. This would add to unwanted/ unfriendly neighbors in 300+ homes subdivision.

Hi Girls. bago lang ako dito but I am trying to find a good contractor sa Camella Del Rio, Las Pinas.    Nabili kasi naming house ay Marvela model, walang balcony at cr sa 2nd floor.  Gusto naming magpagawa ng balcony at 2nd floor CR kaso yung contractor na nakausap namin, ang quote at 290K.  SOBRANG MAHAL.... patulong naman po.

@sis cheche78 medyo mahal nga sis, depende kasi sa lapad ng balcony mo o sa materials na gagamitin, normally kasi calculated na yung strength ng foundation ng bahay mo, mostly kasi walang poste ang mga bahay ntin, kaya pag mageextend ka like balcony or cr o kahit ano na idadagdag mong weight sa taas eh magdadag talaga ng mas matibay na foundation, alam ng contractor yan. kung kukuha ka kasi ng mas mura, mura nga materials mo kasi titipirin nila yun, sa labor ganun din.

I am new in this thread and new sa group.  We recently purchased a unit in Camella Silang Tagaytay (Carmina Uphill) and I am a bit bothered with the complaints I am reading.  Talaga bang masakit sa ulo?  We are hoping na by December 2015 or January 2016 move-in na kame.  Hopefully [textspeak!] mashadong masakit sa ulo since ours is 80% bank finance and 20% dp. Of course we want value for our money (who doesn't want that, right?)

1.  So now I am aware na about the bond if we want to have something changed in the layout.  How much is the bond really? para mapaghandaan den pala.

2.  I also learned that it's better to follow-up with the development of the house especially if we have completed 50% of the dp to avoid un issue na nagstart na pala nila itayo ang house without informing us.

3. is it advisable to install an insulation ba talaga? I was thinking kasi na Camella Silang is near Tagaytay na so the weather is ok.

Girls, bigyan nyo pa ako ng other ideas kung ano ang dapat naming paghandaan.

Nakakaexcite to think about un magkakaroon ng sariling property. Sana lang hindi dudugo ilong ko kakaproblema in the future dahil magwawarla talaga ako hahaha and kasi both hubby and I are working abroad

hello ladies! been away for the past few months since busy sa work and preggy wife. kumusta po mga taga-montego?  our DP will end by march na. camella had an issue with the contractor of our unit kaya na-delay. prang nagresume lang late December. i hope they can finish it by March.

we are now deliberating which bank to choose for our home loan. got lucky to be approved by 5 banks but seems like RCBC and Chinabank has the best offer. Is it true that Chinabank has the lowest bank charges? Thanks!

hi simpleemie! i forgot our previous contractor but the new one is Anodrac. Sobrang OK sila ngayon since mabilis magtrabaho and madaling kausap. they also provide suggestions and always consider client's requests. based sa estimate ng foreman, baka early to mid March pa lang tapos na.

As long as you can do something, avoid paying for in-house financing. Sobrang taas ng rate nila. Doble sa bank.

Anyway, you can request for a written agreement (or maybe do it yourself) stating there when will camella plan to start your house construction. You have your right to deny continuing payment and you cannot be sued for that since yung obligation to deliver, sa kanila na nakadepende. Visit mo yung HLURB website and basa-basa ka don.

hi sis morevilla.. sa Terraces din kami. January 2014 kami kumuha. ang sabi sa amin non pag naka-10% down payment na daw kami, kasama daw kami sa 1st batch ng construction sa March 2014 kaya ang ginawa namin nagbayad kami ng 10% down payment last Feb 2014 pero nagstart sila ng construction sa house namin this January 2015 lang. Ganyan din sabi sa amin, roadworks, land development etc.. Block 6 kase kami. e hanggang Block 5 lang ang na-develop na kalsada last year. Ngayon lang nila inaayos yung ibang block. kaya ang tagal din naming naghintay. Ngayon ang promise nila April daw matatapos ang house namin.
