Hi mga sis. I live in Rhapsody Residences. Kaya ata mag charge satin yun kasi binabaan nila yung association dues per sqm. Ang reason nila iba-iba naman kasi every month ang consumption ng water and electricity sa common areas. Kaya instead naka-fix yun na included sa association dues natin, binawasan nila association dues natin tapos i-add yung share sa common areas.

Sorry, nahihirapan ako explain. haha

We also got a unit at Levina last June! Hope okay ang management dito soon and hindi ma-hassle as what I've read from previous threads about other DMCI Projects!

in processing your bank financing for your unit diretso ba kayo nagpasa ng bank loan application form sa accredited bank ni dmci or sa agent nyo muna?

Ang contractors na nag-aayos ng interior ng condo accredited diba?  How do I get one removed from DMCI's list of accredited contractors?  Yung nakuha namin for my brother's unit, palpak ang trabaho sobrang baba ng quality, bayad na hindi natapos, at nangutang pa.  Pwede bang i-ban na itong taong ito na mangontrata sa mga bumili ng units?  Sa Royal Palm ang unit.

For those living in a typical 2BR unit in DMCI, yung mga 48sqm, gaano kalaki ang sofa na kasya dun? 2 seater lang ba? Pwede kaya yung 71" na 3 seater? Di ko kasi masukat yung sa akin ngayon.

mamichula, we raised the same issue sa Tivoli. Concern namin ang property tax for the common areas PLUS water/electricity bill of the common areas. Sabi ng PMO, binaba nila ang association dues effective Oct 2013. I double checked and bumaba nga ang assoc dues from 4k+ to 3k+. Ang ginawa ni Tivoli, they separated the assoc due bill against the water/electricity for the common areas. Assoc dues are for the maintenance of building (maintenance ng recreational area, repaint ng walls, palit ng bulbs, laundry ng couch covers etc), bayad sa security guard/gardener/basurero etc. Water bill for the common areas like sa swimming pool, toilet sa clubhouse, gym. Electricity sa building at sa lahat ng shared areas. What happened before daw was that abonado si Tivoli sa water/electricity kasi variable ang reading ng meter nito. Unlike sa maintenance ng Tivoli which will be taken from the assoc dues, mas controlled.

Regarding the property tax for the common area, requirement daw talaga iyon.

sa psbank may 6.5 for 10 years.  para kasing ang laki ng interest pag nag 15 years.  yung bank chares ang nagulat ako malaki nasa 60+ daw ang bayad per anum e that's additional 5000 per month on top of your monthly amortization.  itong property tax at kung ano ano pa before lumipat ang wala pa ako idea kung mag kano.  pa share naman mga sis baka meron kayo dyan.  ano ano pa ba pwede paghandaan na bayarin bago lumipat sa unit.

pag naiisip ko ang mahal pala mag condo talaga better talaga bahay at lupa.  kaso naman ayoko mag byahe ng ilang oras papasok sa trabaho at pag uwe kung ang bahay ko nasa malayong lugar pa.

I called customer service lahat daw ng dmci properties ganyan. Pero yung sa amin didiscuss pa and we'll have to ask the Pmo to show us the billing from Meralco and BiR baka naman sa amin lang yung sobrang mahal. Pero ang alam ko lahat ng dmci properties sinisingil separately ang electricity and water plus unit owners din ang nagbabayad ng tax ng common areas. Yung nasa bill namin 5k plus ang tax ng common areas for 2014. Bukod pa ito sis sa tax ng mismong unit ah. And kami din magbabayad ng insurance ng common areas sa March (bukod pa ito sa monthly dues na nacocollect).

Sp I asked din the PmO san napupunta ang monthly dues namin na binabayaran kung everything else eh will be billed separately pa. Haay talaga naman

Hi mga sis, we are planning to get one of DMCI's project over house and lot (province) before ako or kame ng hubby ko ma engganyo na talagang kumuha, I searched this thread, upon back reading (halfway) I noticed PMO? ano po ba yun at nakikita ko common area on the top of your meralco bills? monthly din po ba ang bayad sa common areas? say you're paying your MA plus personal bills plus dues?

Monthly, you'll be paying for MA, association dues, and apparently, the utility bills for common areas.

Hello Customer Service or Marketing can you please help us by looking into how our PMO has been charging us? I talked to our neighbors here in East Raya and they are growing suspicious na pala. They want to see daw kasi the official bills from Meralco, bill for the RPT and yung CCTV cameras (kasi sa amin pinapabayaran but we havent seen the official contract kung how much and kung tama ba ang computation nila).

Meron kayang from DMCI head office who can look into this? Kasi sabi ng neighbors ko nagdududa na sila sa laki ng binabayaran namin. Hindi naman namin nakikita yung official bills

Also sa mga sis here who own DMCI units sa ibang projects pinaparentahan din ba ng PMO ninyo yung guest parking nyo? Yung sa amin kasi pinaparentahan ng PMO yung guest parking 3,500 ata or 3,000 sa mga unit owners na walang sariling parking so may kita sila there.
