RE: Tivoli, sana at least man lang twice a week labhan nila ang seat cover ng mga couch sa clubhouse. Super dumi kasi :(

Also, would you think PMO can help us fix one of our broken kitchen cabinet doors? Hinge lang naman ata yung need i-fix. Pati yung valve (where the lever is connected) sa shower nasira na din.

Hi. Yapeegurl.  You can contact our PMO on this and they can endorse you to accreditted 3rd party 'repairman'. Regarding the dirty seat cover, ma'am, if you have photo, hope you could share it to us. But this is noted and will forward to PMO team for attention and/or appropriate attention. Thank you.

thinking of buying a DMCI unit, either in Taguig or Mandaluyong (Dansalan/Flair/Sheridan), but planning on leasing it out instead of using it. Okay ba demand for rental units sa DMCI, in terms of demand and rental price?

Hi Wickedlovely.  For your leasing queries and perhaps to give you an idea about demands & rental rates of DMCI unit, you may contact our Leasing Department at  403-RENT or visit the website www.dmcileasing.com. nadedelay rin ang DMCI, ang turnover ng unit namin sa Sienna Park ay supposedly September 2013, paro until now wala pa ring balita sa kanila, pag tumatawag ang sasabihin lang tumawag ulit.

Hi angelfire_dr8ke, to help you with your query, you may contact our Customer Care at 555-7700 or at 0918-9183456. You may also send us a message (in the message board) of our Facebook Page (DMCI Homes Official) so we could help you get update about your unit. Thank you.

^really sis? So far, yan pa lang naman ang nadinig ko na delayed project nila. I wonder if meron pa sana others can speak here para makulit ang DMCI.

I heard sa Flair Towers done na yun tower but ang turnover pa is Feb 2014 so ahead of time sila. Sana naman yung Levina hindi since 3 towers lang yun and 2 towers are due in Nov 2015 and Feb 2016 respectively. As of today, less than 20 units na lang ata ang hindi pa narereserve sa 1st tower ng Levina and same sa 2nd tower nila (the 3rd tower is not yet launched though). Mostly ng mga nagpareserve daw was nung open house ng DMCI sa One Castilla Place. Nagkaroon pa daw sila ng promo na parang free stay sa Alta Vista Boracay for the first 3 na mag-reserve ng 2BR unit and free GC worth 60K for the first 3 na nagpareserve ng 3BR unit.

Btw, I just went to east west bank today and inquired on their housing loan rates. Tied up sila daw with DMCI and mas mababa ang rates if thru DMCI ang transaction. Some points:
1. Worth 3M housing loan will cost you roughly around 101K to pay for fees and other charges (MRI, fire, registration fee, cancellation fee, appraisal fee, documentary stamps, etc). Pero ang appraisal fee worth 3K waived daw if via DMCI nga ang buyer. Laki din no?
2. You cannot open a checking account unless you have a 6-month savings account with them. Pero pwede ka ma-waive ng process na ito if you have an endorsement from DMCI. They have the regular checking account for 5K maintaining balance and the Basic checking account for 1K maintaining balance.
3. Usually daw, upon appraisal, 80% ng loan request/amount mo ang totoong iga-grant ng bank. Say, 3M ang loan amount and once ma-appraise, 80% lang daw ng 3M ang iga-grant sayo. Is this true mga sis? Nakausap ko yung agent ko and he said na that is why he prefers me to open a housing loan with UCPB or Security Bank kasi lower interest rate at kung ano yung applied loan amount mo, yun ang iga-grant sayo.

One more thing, I just learned na ang closing fees pala ng DMCI pwede mo isama sa bank loan mo if you cannot include it in the payment ng monthly down mo. true ba ito for others? may naka-experience ba nito?

Contract to Sell - iba yung contract to sell ng actual unit sa dry cage? Totoo bang ganito talaga? Pinapacorrect ko nga yung sakin e kasi usapan namin ng agent ko based sa sample computation niya e ang monthly down ko kasama na dun yun buong unit including the dry cage but then when I saw the contract to sell today iba pa yun payment for the dry cage which is hindi ako pumayag.

Hi Ms. Roitee

1. Re Closing Fee & Bank Loan - yes you can include the closing fee sa approved bank loan pero of course depende yun sa loanable amount if macovered yung closing fee. 2nd point, the drawdown or take out should be released within the period required to pay for the closing fees, otherwise penalty will be charged.

2. CTS on drying cage - yes it is separate from the unit.

Also regarding this  "Say, 3M ang loan amount and once ma-appraise, 80% lang daw ng 3M ang iga-grant sayo." - bank policy po kasi yan na 80% lang i-release.

@elfie - so true. Naisip ko kasi the higher the loan amount mas mahirap magbayad in the long run. Kaya mabuti nang sabay sabay na now.

Tanong about screen sa sliding door at sa window - I heard sa other projects libre ito from DMCI and ang may bayad lang e yung screen door sa main door. Is this true?

Hi Ms. Roitee. For turnover finish unit deliverables for the windows is just the aluminum framed glass panel.

@phexchanger - sis you said the higher the dp, the lower the closing fees can be?

1. Parang hindi naman ito ang nasa sample computation na bigay sakin ng agent ko for 10%, 15% or 20% dp - all have the same closing fees. May mali ba or dapat ako i-contest?
2. I noticed in the contract to Sell, the closing fees aren't there. Kelan ito sinisingil sayo ng DMCI?

appreciate if you can shed some light on my questions.  :)

Re item #2- Yung closing fees usually sinisingil yan at the end of DP period.  Pero it varies depende on your chosen payment terms. Pede siyang isama sa monthly amortization, pede ding spot payment and the rate or % will vary depende sa chosen terms.

Hi mga sis!

Need help.  Someone is convincing me to get a unit from Maricielo Villas.  Would like to know, especially from those who are residents, if it's a good investment.

Kumusta naman ang water and electric bills nyo? I remember kasi from one of my condos before na mas mataas kesa sa ordinary residential house ang bill ng tubig pagdating sa condo.

Also, how's the facilities and the condo dues? Masyado bang mataas?

Does DMCI actually owned the LAND where they build their condominiums?
Because I heard that's it's for some project it's not, like the LAND was only long-term leased.

Yes as certified by  certificate of condominium title issued to unit owner once payment is completed.=).

Hello DMCI Homes Online, may we as unit owners, get the company's feedback on why we are being charged extra for Share on Common Areas-- Water and Electricity? Please do not tell us to contact our respective PMOs because that has already been done and even they cannot give a straight answer. Hoping that you can shed some light on this issue. Thank you.
