Tomorrow I will go to East West Bangkal Branch (where the account of DMCI Homes is based) so I can open my checking account for the down payment ng Levina Place. I opt to open another account kasi medyo mahal ang maintaining balance ko dun sa isa kong checking account and I want an account that's concentrated only to DMCI. Then after that, I will go to DMCI Office in Bangkal to formally sign the contract to sell (I have them with me but there's some amendment). Levina Place has a promo of 10-90 scheme but I think it would be easier for me if I pay the downpayment of at least 15% or up to 20% until turnover para mas magaan naman ang bubunuin ko sa bank during the monthly amortization na upon turnover. Plus I will also get a parking slot so dagdag bayarin din if ever.

@elfie, yan din ang sabi ng East West Bank when I visited them the other day inquiring for their housing loan rates. I told it to my agent and he said that's why he wanted me to endorse to UCPB or Security Bank dahil lower rates sila at usually, they grant the whole amount of the loan requests. Medyo maaga pa for me to inquire pinaghahandaan ko lang mabuti.  :)

This is the same reason that is why even merong promo ang DMCI for Levina Place for a 10-90% scheme, gusto ko at least 15% ang bunuin ko for the downpayment. Para hindi na din ganon kabigat ang amount kapag pinasok sa bank financing. Imagine ha, hindi pa kasama dyan ang closing fees computation which is roughly around 300K. Kapag natapos ko ang 15% downpayment, I am left with 2.9M which includes the closing fees. Sabi ng agent ko, pwede daw kasing isama sa bank financing ang closing fees.

@missroitee, I think tama nga ang decision mo to increase your downpayment. Mas maliit ang mapapatungan ng bank. ;)

Although sabi din ng isang bank sa akin na pwede ngang isama sa loan yung closing fees. Although 80% lang niloloan ko dahil nag-down na ako ng 20%, ineencourage ako nung loan officer ng bank na mag-apply for maximum loanable amount (90%) para daw sa pagpapagawa nung condo or whatever. Sarap pakinggan, pero pahirapan naman siguro ako sa pagbabayad in the long run, so baka wag na lang.

@elfie - so true. Naisip ko kasi the higher the loan amount mas mahirap magbayad in the long run. Kaya mabuti nang sabay sabay na now.

Tanong about screen sa sliding door at sa window - I heard sa other projects libre ito from DMCI and ang may bayad lang e yung screen door sa main door. Is this true?

@ missroitee - the higher your downpayment, the better po. With DMCI, you get additional 2% to 7% discount from the TCP which can also lower your closing fees. If you have the means, opt for 20% to 30% DP. It can save you about 100K to 200K depending on your TCP.

It is also true that the closing fees payment can be paid installment up to the end of In House term together but the % rate is highest. % rate varies whether you pay the closing fees in cash, during the DP period, lump sum on RFO, or Installment up to the end of In House term

It is also true that there are limited promos esp. during openhouse events so if you are planning to buy a property, inquire as to when will be the openhouse and if ever there will be promos during the said event.

If meron mang libre na screen sa sliding door and window, depende siguro sa project. It is better to inquire if the screen door is a part of the turnover unit.

For the bank loan, % granted may also be affected by the paying capacity of the buyer. If the bank has assessed that the buyer will have difficulty in the monthly payments, it can only approve 80% or lower instead of 90% and may request for additional cash equity to lessen the monthly payment

Current interest rate for eastwest bank is 6.88% fixed for 5 years and 10% fixed for 10 years.

@phexchanger - sis you said the higher the dp, the lower the closing fees can be?

1. Parang hindi naman ito ang nasa sample computation na bigay sakin ng agent ko for 10%, 15% or 20% dp - all have the same closing fees. May mali ba or dapat ako i-contest?
2. I noticed in the contract to Sell, the closing fees aren't there. Kelan ito sinisingil sayo ng DMCI?

1. Dati kasi, sa sample computation, may additional discount kapag sinabay mo sa downpayment ang closing fees. Hindi ko na sure kung ganun pa din ngayon, since naging 10% na nga ang closing fees to avoid reaching the threshold for VAT.

2. Yung closing fees before turnover sinisingil, sabi ng friends ko na DMCI condo-owners din.

@elfie - thanks sis. Grabe nga ang laki ng closing fees e parang ang oa talaga pero sa ibang developer like Centrury Properties walang ganyang kalaki yun sa Arezzo Place nila. Talo lang kaski ang layo hg location (sorry off topic).

Another thing, pwede pala taasan yun hulog ko let us say na maging ok finances ko this 2014 at kung ok ang increase sa work salary, pwede pala mahrequest kay dmci na gawing mas mataas ang dp ko.

I just opened another checking account for my DMCI payments (dp) thru East West. Usually, they will endorse you sa Bangkal Branch nila which is malapit din sa DMCI Head Office kasi nandun talaga ang account ng DMCI. However, ang layo kasi nung branch for me. Since merong nearest East West bank here sa amin, I was informed na I can open thru that branch given that I have the same endorsement letter from DMCI. Yung letter was naka-address sa Bangkal but OK lang daw basta yun branch where I am going to open my checking account will forward to Bangkal the letter. But the actual account that I have is dito na nga sa EW malapit sa amin at hindi na sa Bangkal. Medyo mataas na kasi yung maintaining balance ko sa isang checking account ko e at may mga naka-karga na ibang payments/transactions dun so mahirap na malito.

By next week, lalabas na yung updated na Contract to Sell ko because I requested to amend a few items there like the date of the monthly dp and the amount itself

Anyways, re: Levina - We got a 3BR unit sa Selene Bldg @ the 5th flr na nga sya last Feb nung Open House nila. Ang bilis nga dahil the time na kumuha kami last 3BR unit na lang yung natira. So, we grab the chance na to reserve baka maunahan pa kami ng iba. :)) And, YES - what we like the most din sa Levina is hindi sya crowded compared sa ibang projects na ang daming bldgs or ibang high rise. We opt to choose yung term na 15-85. Separate din yung Contract To Sell samjn ng drying cage and mismong unit. Pero same amount pa din if icombine mo.

Hindi din kami nakakakuha pa ng parking lot nung nagreserve kami ng unit pero balak na namin kumuha din ngayon kaya we are planning to meet our agent ulit. Ang mahal din kasi no - P500k? Grabe. Hehe. And, really 2 flrs ang parking every bldg? Hehe. Di pa kasi namin masyado natanung yung details re: sa parking last time kasi ang balak namin upon RFO na sna kumuha ng parking slot.

Oo nga pala, we got a GC din sa Alta Vista De Boracay(3days/2nights) kasi yun yung promo nila last time nung kumuha kami. And re: sa discount they give us an additional 2% discount din as far as I remember because we submit/complete the checks & requirements w/in 30days

Yung closing fees, nagulat din ako dyan. Parang isang parking slot na rin ang equivalent nya sa laki. Samin kasi its almost 423k. Ang sabi din samin ng agent namin pwede sya isama sa balance na iloloan sa bank. Pero what we plan is icash sya upon RFO since matagal pa naman. Kesa idagdag sa amort lalaki pa yung monthly. And, what we plan din talaga is magipon ng malaki para upon rfo mabawasan yung magiging balance na iloloan sa bank. Mahirap kasi if ngayon namin isasabay-sabay lahat ang bayad and pilitin namin lakihan ang dp. Saka pag may malaking pera while paying amort pwede naman ibayad and iparecompute sa principal amnt. :))

Pa-OT, nagtripping ka din pala dito sa Arezzo? True, malayo na yung lugar talaga. We live near din. Yung condo katabi ng Arezzo sa Palmdale. We plan to get a unit din dati dun kasi mura. Kaso binabaha kasi yung palabas - Sandoval Ave saka malayo na nga sya talaga buti na lang merong Levina from DMCI. :))

Haaay. We are sooooo excited na sana may fast forward. Kailan pala rfo ng bldg nyo sis? Nov 2015 din ba?
And, upon RFO naman diba tapos na din yung mga amenities?

geishaslut, kung walang closing fees involved sa pag rent to own, winner move iyan. Malaking bagay kasi ang closing fees. Ang problem mo nga lang ay ang transfer fees. Baka ganon din?

thinking of buying a DMCI unit, either in Taguig or Mandaluyong (Dansalan/Flair/Sheridan), but planning on leasing it out instead of using it. Okay ba demand for rental units sa DMCI, in terms of demand and rental price?

At long last na-rent out na din ang unit namin :) Madami naman actually nag iinquire sa Sulit pero nahirapan lang ako mag manage ng inquiries nila primarily because we're based in Singapore. Kaya pinaubaya ko na sa leasing ng DMCI and everyday nagfo-followup ako sa kanila. And meron din ako nakuhang agent/broker from DMCI (hindi siya from leasing) who actively worked with us. Less than a month ay naka close na ng deal.

Yehey! May neighbor na ako. Sorry for the late response as I was on a whole week vacation last week. :) I got a 2BR unit in Calista, facing the amenities area. I am still planning to get a parking slot by December pa para may extra room for finances. Mahirap sabay-sabay e. Sana yun mga gusto kong slot available pa.  :) What I like about Levina is low-dense siya so for a DMCI project having the same type of amenities just like others pero 3 mid-rise buildings lang, super OK na for me kasi hindi sya magiging too crowded. Plus the parking in each building are two levels ha? Take note, iba yan from their previous mid-rise projects and iba pa ito sa mga street parking. So I am hoping wala gano issue when it comes to having visitors with cars. Haha.. Kagabi lang I was in Cedar Crest 3 cars kami na bisita pahirapan talaga sa pakikipagusap sa mga guard san kami pwede makiparada. Buti na lang yun may-ari ng unit na binisita namin e friendly at may mga friends in Cedar Crest na pwde niya pakiusapan pagparkan. haha.

I am confident naman with DMCI as I have friends who are owners/residents in Rosewood Pointe/Cedar Crest/Royal Palm/Tivoli/Sheridan. Madalas din ako sa Rosewood before and now sa Cedar naman. So I know that quality of work of DMCI and their flaws.

Overall, I still want them as a developer compared to other condo developers wherein overpriced or sub-standard naman ang gamit or minsan even the unit layout parang hindi pinagisipan including the whole site plan and amenities.
