I see. Sana yung sa amin maturnover ng tama. Good thing yung 2nd building ang kinuha ko. I have a friend in Tivoli may binigay akong link ng mga complaints from other forum sabi niya mostly nga daw yung mga complaint na yun nadidinig nila sa mga residents ng unang tower.. sa tower daw nila hindi naman. And PMO nga daw medyo minsan mahirap kausap. Like kapag nirereport daw nila na kahit daytime na e open pa din ang mga ilaw sa hallway sinasabi na busted daw ata yung switch. Then kinabukasan ganon pa din..

Meron din ako naririnig, siguro sa bathroom yun sa taas. Yung parang kinakabig and kumakalabog din.    Dun naman sa unit ko dati sa ibang developer, walang ganung noise.  Sana yung dmci homes online dati may magawa sa concerns natin noh? 

Pag palpak yung PMO tapos pasaway din residents, disaster na talaga yun ;p hay hay

Amazing Sis!!! Nice! Actually, if you have an eye naman sa design talagang no need na for interior designer e. You just need to find the stores where you can get good buys, maayos na contractor or karpintero/electrician, etc.

Tama din na for small spaces, use mostly neutral colors then compliment them with a darker color sa ibang furniture or accent. Good job sis!

hi i'm a newbie here. came across this thread thru a friend, a former officemate.
i'm also an owner of a DMCI unit in Acacia Estates specifically in Cedardcrest. I was reading some of the comments here about all the complaints of the owners or friend of owners. I won't deny that for my almost 2 year of stay alone in my condo, I have some of my complaints too. But it doesn't mean I won't recommend DMCI for those who are looking or doubting to purchase one.
For me, DMCI is a credible developer of real estate. Construction of buildings is their expertise. I say this because before buying out a unit of my own way back early 2009, I did a comparison with other developers including the quality of work, total contract price per sqm, association dues which is based on per unit sqm and location. No one still beats DMCI.
My brother and his wife who are both graduates of architecture really wanted to purchase a house and lot but were enticed to get their own unit in Verawoods. They often visit me during weekends with their 2 kids and they found a condo suitable as a place to live. I have no complaints with my next door neighbors. Noise is something that you can't really avoid because my nephews and nieces are playing around too so it is understandable. In Cedarcrest, I found new friends who work in Makati since we go to the office by commuting or carpool. Their PMO also offers various activities depending on the season (Christmas parties, trick or treats, fiesta, carolling, summer workshops for kids, sports like basketball,family events,Santacruzan, inter-community events, Sunday mass, etc). It's a place you feel like you belong. This is my experience which might be different from experiences of other unit owners in Cedar but for me, there is really no perfect place.

Lastly, from my experience, DMCI's newer projects keep on improving. They see to it the their next project will incorporate the things that they might have overlooked. My basis? my friends/officemates/clients who reside from Rosewood, Royal Palm and Cedar. :)

Yehey! May neighbor na ako. Sorry for the late response as I was on a whole week vacation last week. :) I got a 2BR unit in Calista, facing the amenities area. I am still planning to get a parking slot by December pa para may extra room for finances. Mahirap sabay-sabay e. Sana yun mga gusto kong slot available pa.  :) What I like about Levina is low-dense siya so for a DMCI project having the same type of amenities just like others pero 3 mid-rise buildings lang, super OK na for me kasi hindi sya magiging too crowded. Plus the parking in each building are two levels ha? Take note, iba yan from their previous mid-rise projects and iba pa ito sa mga street parking. So I am hoping wala gano issue when it comes to having visitors with cars. Haha.. Kagabi lang I was in Cedar Crest 3 cars kami na bisita pahirapan talaga sa pakikipagusap sa mga guard san kami pwede makiparada. Buti na lang yun may-ari ng unit na binisita namin e friendly at may mga friends in Cedar Crest na pwde niya pakiusapan pagparkan. haha.

I am confident naman with DMCI as I have friends who are owners/residents in Rosewood Pointe/Cedar Crest/Royal Palm/Tivoli/Sheridan. Madalas din ako sa Rosewood before and now sa Cedar naman. So I know that quality of work of DMCI and their flaws.

Overall, I still want them as a developer compared to other condo developers wherein overpriced or sub-standard naman ang gamit or minsan even the unit layout parang hindi pinagisipan including the whole site plan and amenities.

RE: Tivoli, sana at least man lang twice a week labhan nila ang seat cover ng mga couch sa clubhouse. Super dumi kasi :(

Also, would you think PMO can help us fix one of our broken kitchen cabinet doors? Hinge lang naman ata yung need i-fix. Pati yung valve (where the lever is connected) sa shower nasira na din.

real estate tax ba ang sinisingil sis? Sa pagkakaalam ko kasi, ang dagdag sa tax sa lahat ng mga developers ay dahil sa BIR Revenue Memorandum Circular 65-2012 na nagta tax sa mga binabayarang association dues

thinking of buying a DMCI unit, either in Taguig or Mandaluyong (Dansalan/Flair/Sheridan), but planning on leasing it out instead of using it. Okay ba demand for rental units sa DMCI, in terms of demand and rental price?

wickedlovely, medyo mabagal mag respond ang Leasing Department ng DMCI. Kailangan proactive ka din sa paghanap through different channels. If sa leasing department ka lang solely mag depend, aabutin ng year/s na mababakante ang unit mo. Our 2BR bare unit ay 18k/month ang standard na leasing rate daw. Then 4k for our parking.

yes sis, real estate tax. nung 2010 kasi namin inaccept yung unit pero bank loan kami tapos bigla na lang kami nakakuha ng letter na sinisingil kami ng real estate tax ng dmci from 2011-2013 kasi parang sila raw ang nagbayad for those years.

I see, bank financing pala.

Sa DMCI kasi kapag bank financing at approved na, ang unit owner na magbabayad ng real estate tax. Parang considered kasi na sa inyo na ang unit, hindi na sa dmci,  pero nakaloan or nakasanla lang ito sa bank

nadedelay rin ang DMCI, ang turnover ng unit namin sa Sienna Park ay supposedly September 2013, paro until now wala pa ring balita sa kanila, pag tumatawag ang sasabihin lang tumawag ulit.

^really sis? So far, yan pa lang naman ang nadinig ko na delayed project nila. I wonder if meron pa sana others can speak here para makulit ang DMCI.

I heard sa Flair Towers done na yun tower but ang turnover pa is Feb 2014 so ahead of time sila. Sana naman yung Levina hindi since 3 towers lang yun and 2 towers are due in Nov 2015 and Feb 2016 respectively. As of today, less than 20 units na lang ata ang hindi pa narereserve sa 1st tower ng Levina and same sa 2nd tower nila (the 3rd tower is not yet launched though). Mostly ng mga nagpareserve daw was nung open house ng DMCI sa One Castilla Place. Nagkaroon pa daw sila ng promo na parang free stay sa Alta Vista Boracay for the first 3 na mag-reserve ng 2BR unit and free GC worth 60K for the first 3 na nagpareserve ng 3BR unit.

Btw, I just went to east west bank today and inquired on their housing loan rates. Tied up sila daw with DMCI and mas mababa ang rates if thru DMCI ang transaction. Some points:
1. Worth 3M housing loan will cost you roughly around 101K to pay for fees and other charges (MRI, fire, registration fee, cancellation fee, appraisal fee, documentary stamps, etc). Pero ang appraisal fee worth 3K waived daw if via DMCI nga ang buyer. Laki din no?
2. You cannot open a checking account unless you have a 6-month savings account with them. Pero pwede ka ma-waive ng process na ito if you have an endorsement from DMCI. They have the regular checking account for 5K maintaining balance and the Basic checking account for 1K maintaining balance.
3. Usually daw, upon appraisal, 80% ng loan request/amount mo ang totoong iga-grant ng bank. Say, 3M ang loan amount and once ma-appraise, 80% lang daw ng 3M ang iga-grant sayo. Is this true mga sis? Nakausap ko yung agent ko and he said na that is why he prefers me to open a housing loan with UCPB or Security Bank kasi lower interest rate at kung ano yung applied loan amount mo, yun ang iga-grant sayo.

One more thing, I just learned na ang closing fees pala ng DMCI pwede mo isama sa bank loan mo if you cannot include it in the payment ng monthly down mo. true ba ito for others? may naka-experience ba nito?

Contract to Sell - iba yung contract to sell ng actual unit sa dry cage? Totoo bang ganito talaga? Pinapacorrect ko nga yung sakin e kasi usapan namin ng agent ko based sa sample computation niya e ang monthly down ko kasama na dun yun buong unit including the dry cage but then when I saw the contract to sell today iba pa yun payment for the dry cage which is hindi ako pumayag.

Nakakaloka REDWOODS P20/hr parking. tried magpark sa tabi jollibee yung may carendiria, sinabihan yaya ko may dati nagppark don binibigyan sila money. Btw, sa gutter yon actually hindi na nila property. Between jollibee and bpi. Kinabukasan ginasgasan auto ko parang nagcrossword puzzle. Pero yung expi with prosecutor plate hinayaan lang nila. Grabe naman kasi parking fee P20/hr lagi P200+ everyday. Unlike sa tapat nila sm fairview wala parking fee, too bad bawal overnight parking sa sm..
