Thinking to get a condo near school para ipa-rent and i saw DMCI has project sa Taft, torre de manila yata name. Ok kaya? any other suggestion mga sis?

suggest ko mas maganda mag invest sa the fort or makati where madami expats na nagrerent...kasi my friend kumuha unit sa d fort and now pinaparent niya sa expat...now kumuha uli siya unit samin kasi ok daw kita since prime location iyon

i agree with Princess_Chill, Avida is a good investment. mabilis mag appreciate ang value ng properties kasi Ayala brand si Avida. Plus, iba ang security and maintenance kapag Ayala properties.

Meaning sila lang yung pwede mong paniwalaan talaga when it comes to after sales promises ng mga agents & brokers. Kasi yung iba parang after they sell you the unit & na turn over na wala na sila pakialam sa operations & maintenance.

DMCI has lots of inventories to choose from and I think they have the best value for money.
SMDC sayang ang Mezza nila, di ko rin gusto looks ng buildings nila. Parang minamadali Palagi ang construction kaya sablay.
Mega world is the same as Empire East, Sun Trust.
Ayala, Alveo and Avida are good investments naman.
City land is cheap, and cheaper resale values.

Anyone with feedback on Federal Land by Metrobank? They have projects like Oriental Place in Pasong Tamo, also in E.rodriguez near St.Lukes. BTW, I'm a broker.

Im eyeing DMCI din.. kaso I just heard na binili na sila ng SMDC or balak bilhin? True ba?

sis kaya un ibang condo di na maintain because un homeowners associatio  mismo nagdecide they'll manage it. mas better if they let the developer manage for them. marami politika if un association ang hahawak.

Got a unit from Avida, we've been scouting for the best deal with regards to payment terms and reasonable naman yung sa Avida. Sabi nila expensive but the units are spacious and materials are high-standard.

Nag try kami sa RLC sa Pearl Place, medyo mahal yung bare unit tapos compared sa standard unit medyo konti lang ang dinagdag pero ang laki ng difference sa price. Medyo natapat pa kami sa mga newbie agents kaya di rin masyadong convincing. 

Ganda rin naman sa SMDC Light, parang congested nga lang ang mga units.

we also consider to get a unit from Avida Towers Alabang or Studio 1. kaso we backed out when they don't allow small pet (shih tzu).

centera. it took us months para mag research, sinuyod kasi namin yung ortigas-mandaluyong area dun na fit yung budget at taste namin. yung broker namin kahit may iba syang hawak na project na mas mahal, sa avida kami ni recommend. hopefully the unit would turn out as we expect it.

oo nga sis, kahit studio units nila hindi masyadong pahaba yung space.

My opinion sa ibang projects:

DMCI Flair Towers: maganda ang mga unit, medyo mahal na nga lang kasi on-going na ang construction. Kung napa aga kami ng pagkuha, we might have considered this project.
RLC Pearl Place: on-going narin, a bit pricey for their standard finish, hindi lang namin siguro gusto ang furnishing.
SMDC Light: maganda ang mga units, rectangular type kaya parang masikip pero sabi daw may free appliances (LCD TV, cabinets etc.) at may room service pa. almost 40+ units per floor nga lang.
Pioneer Woodlands: maganda lang ang payment terms specially sa mga hindi pa kaya magbayad ng mabigat na monthly amortization, pero suma total mahal talaga sya, yung presyo ng studio unit (26sqm) nila parang 1 BR na sa ibang project.

so basically, puro pre-selling or on-going ang mga projects na yan, just to help other GT talkers na nagrresearch

Sorry to hear that. Mejo mahigpit talaga si avida pagdating doon, only aquatic animals na nasa small to medium sized aquarium ang allowed. Pero nakakuha ka na ng unit sa ibang developer, +aeon_flux+?
