I would recommend Avida. Very reasonable ang prices ng Units nila kasi quality service and materials talaga ang ibibigay nila sayo. Besides, 80+ years in the business is no joke. Saka ang maganda sa kanila is Konti lang ang Units nila per floor, so hindi masyadong crowded. Unlike others na umaabot ng 80 units per floor kaya ang nangyayari nag-uunahan sila sa elevator, Sa Avida 30 Units per floor lang ang average. And I can prove to you na hindi expensive ang Units ng Avida kasi you can have one for as low as Php5000 a month. And take note, mas malalaki ang cuts(space) ng Avida compared sa ibang developers.

Any property developed by Ayala Land and her sister companies like ALveo and AVida are sure winners!

Meron silang magandang track record.  Their properties go up in value over time.

I have invested in two condo units: one in Eastwood by Megaworld, and 1 unit @ Serendra by Ayala Land.
There indeed is a huge difference on how these two companies manage and maintain their developments.

I would not want to invest in anything but Ayala Land Properties from here on.  Kahit medyo mahal, I know that I am investing far more than location, location, location but management, management, management!

Because a good location won't do alone if the property is maintained badly!  You need to have both.

Sadly, Megaworld fails miserably in this aspect.

Hi sis, I bought & live in a unit from Megaworld & I have friends living in Eastwood who share the same feedback...i also agree with the comments of sis coffeequeen but if you decide to purchase from Megaworld make sure to consider the additional costs of stripping your unit bare & replacing the finishes, fixtures & fittings before you move in kasi sa amin sub-standard talaga yung quality na ginamit nila. I'm talking about the toilets, faucets & even the window handles to name a few.

Sis moccaccino may i know what condos of Megaworld you are talking about?  Contemplating on getting a unit from them (Uptown Residence).  It's still pre-selling and turnover is on 2016.  I can't rely on the agents telling me that they're after sales service is ok and that they will maintain the condo facilities, so feedbacks from actual condo residents would matter more.

^Hi sis, I'm talking about Grand Palazzo in Eastwood & Greenhills Garden Square. The sales agent also gave me lots of promises while I was looking around to buy. Kaya lang if it isn't written down & included in the contract wala ka din habol. Basta ako, the next time I buy a condo Ayala na ako.

no basis yet but based on the selling points of SMDC Projects, mukhang ok sila in the sense na
1. maganda location ng projects nila
2. lahat ng Condominiums nila i think eh tatayuan ng SM hypermart sa ground floor
3. since medyo bago pa sila sa ganitong business, i think hindi nila hahayaan malugi ang investments nila.

hopefully all of these come in reality

it is super dense, 50 to 80 units per floor with narrow hallways is unimaginable.
imagine during rush hour
imagine kung gaano kasikip ang amenities niyan

i still hope they learned their lessons.

Hello. I'm a homeowner of a condo unit at Cypress Towers, which is a DMCI Homes development. When I purchased mine, I never had encountered any delay sa transactions or concealed expenses. Actually, sila pa nga ang nagsi- set ng meeting for us to discuss matters. At 'yun ang nagustuhan ko sa kanila. They never actually left me. 'Nung kinailangan ko sila for concerns, 'di sila nawala. They've been really generous about me, asking things repeatedly. Kaya thankful ako na DMCI ang developer ko. Isa pa sa nagustuhan ko ay ang kanilang mga developments. Reasonably priced, at may bonus pa, galing sa ipinatupad na bagong VAT threshold ng BIR. Mas nakatulong iyon sa aking budget. Maliban sa lahat ng binggit ko. Gusto ko ang view mula sa aking kwarto. Tanaw ko ang kagandahan ng skyline ng Manila. Hindi ko naman sinasabing magbago ang 'yung pananaw. Sinabi ko lang aking karanasan sa aking condo.

Sabi nila, if we have greter understanding, 'dun natin maaappreciate ang isang bagay. Kaya para sa'kin, and DMCI Homes ang pinaka- the best na real estate developer.

Really? I've heard that there are again issues about SMDC regarding some complaints made by Ateneo University. They actually have filed charges vs. QC council for that 42- storey building. What can you say about it?

For me, DMCI Homes (http://dmcihomes.com, is the best real estate developer in the country. They easily resolve issues by attending to them, not by donating money. Plus, their developments are top- notched.

I like DMCI. We currently live in a DMCI property and the unit is livable , we have enough space for our family. We didn't encounter seeing hidden charges in the bills also, the sales person told us about the fees agad when we asked for the breakdown. It's not in the midst of malls etc like megaworld properties pero if u have a car ang malls and stuff 5-10 minutes away lang. The materials they used for the construction, superb! Matitibay and makakapal ang materials sa house. And the design is maganda kasi maaliwalas labas pasok ang hangin even sa hallways mahangin sobra. Siguro ang nakikita kong complaints hindi sa DMCi sometimes sa property management office. I like din our sales guy kasi he never left us. Kahit ata hindi na nya trabaho pag tinanong namin bibigyan nya kame ng sagot unlike our megaworld sales person pagkatapos makabenta parang di ka na kilala.

I can compare it to Mega and Ayala (Avida) . My mother has a megaworld condo and my brother has one also both are in BGC Fort. Both are not being managed well,ang gulo gulo nila magmanage> And the property managers they get naku ilang beses na namin nireklamo. When you move in one you can only use the stuff (fixtures, cabinets etc) for a year max after nun masisira na isa isa. Maninipis the materials and ang sagwa ng service nila when it comes to the warranty sasakit ulo mo sa kakafollow up. Ang alam ko madaming reklamo talaga ang Megaworld, [textspeak!] condo ng friend ko na experience nya na madaming hidden charges or what they'd do they'd offer the condo ng mababa sa umpisa after mo maghulog ng 1-2 years biglang tataas ang huhulugan mo and theyd ask for so many other fees.

My mom's ayala condo naman maganda sya nung una pero after a couple of years parang hindi na sya na maintain ng maayos. Medyo maliliit din ang cuts nila compared sa DMCI or maliit ang free space nila?  and hindi ganun ka labas pasok ang hangin medjo kulob? Pero since its an avida unit mura sya.

I'm planning to get a condominium for investment and kinda namomoblema ako kung kaninong developer ako kukuha. I heard DMCI and Robinson's Land are good. Can you share your opinions regarding this? I'm looking at the following developers:

Robinson's Land
Ayala
Megaworld

I would go for the first position on your list of best developers in Metro Manila where you are planning to get condominium for investment. Indeed, DMCI Homes is a good developer, in terms of living spaces they maximized it so you don't feel you just living in the box of air. Also their property management office is responsive in terms of resident's concerns.

DMCI has lots of inventories to choose from and I think they have the best value for money.
SMDC sayang ang Mezza nila, di ko rin gusto looks ng buildings nila. Parang minamadali Palagi ang construction kaya sablay.
Mega world is the same as Empire East, Sun Trust.
Ayala, Alveo and Avida are good investments naman.
City land is cheap, and cheaper resale values.

Anyone with feedback on Federal Land by Metrobank? They have projects like Oriental Place in Pasong Tamo, also in E.rodriguez near St.Lukes. BTW, I'm a broker.

Sa DMCI Homes naman, mga 10-15 minutes drive away lang naman sila sa mga malls like Market2 and The Fort, isang sakayan pa nga e. Besides, masikip na rin kasi sa Makati. Kaya siguro they thought it'd be a good idea to sway from the bustle and hustle provided in the area. Actually, nakatira ako sa Cypress Towers for two years now, and I don't see any problem about its accessibility.

avida is one good investment for me....
