I'm the traditional type. I lived most of my life in Southern Tagalog and used to commute around the Metro. Dati nga uwian pa ako kahit sa Eastwood ako nun nag wwork. Nakayanan ko :P Now I have my own family me and hubby still opt out to have our house pa rin. Minsan nakaka tempt din ang condo gawa ng traffic at MRT situation ngayon plus madalas ka pa ma stranded pag malakas ang ulan dahil sa baha pero kasi pareho kami ni hubby na may pagka claustrophobic. Pag matagal kami sa confined spaces medyo iba na pakiramdam namin. Plus we want to raise our kid in a neighborhood where he can play outside or have his leisure walk around the subdivision.

^ nagdedepreciate pa din yung condo itself, parang bahay din. But you can always have it maintained/improved/renovated/repaired naman. Generally, yung lot ang nagmamahal, basta maganda ang location. If bahain (for example, yung mga na-Ondoy na matindi dati), pwedeng bumaba ang value ng lupa. It really depends on a lot of factors.

If the condo (building, amenities, actual unit, etc) is well-maintained and in good condition, plus ok ang location, then you might be able to sell the unit at a premium vs dun sa acquisition cost.

OO, lalo na kung sa EDSA or CBD yan located kahit na iwan mo na yang condo mo sa PMO at iparent mo na lang may income ka pa din na makukuha dahil nga maraming may gusto tumira sa mga main cities

Question, kapag pinarent ko ang newly constructed kong unit at nasa EDSA sya. Mga magkano ko kaya pwede iparent yun per month?

^ depends on a lot of factors:
- location (accessibility to public transpo, main road, schools, church, mall, spermarket, etc)
- amenities (me pool ba, or gym or game room, function room, etc)
- size (bedrooms, unit size, etc)
- furnishing (semi/fully furnished, basic unit)
- market demand (in demand ba yung units sa building nyo? For students? Or working people? Start-up family? Number of for rent units in the building vs market,  etc)

Ask around - sa admin, sa neighbors, etc. Dun mo magi-gauge kung how much possible asking price na pwede mo hingin.

@zaji question, sabi you always lived 5KM away from work. In the event kung lumipat ka ng work lumilipat ka din ng tirahan ganun ba? So meaning renting ka lang and di ka bumibili ng condo?

I live in my parents house. With both my parents living abroad, i have the house with my brother lang. Its a H&L along zobel roxas/vito cruz, kaya when i looked for a HL to buy with my fiance, i have really high standards when it comes to location. Subok na kasi na di bahain sa min, kahit nung Ondoy di pinasok ng baha ang house namin. Its also very ideal for commute. Unfortunately, medyo mahirap talaga maghanap ng papasok sa criteria ko, na pasok sa budget, ok ang payment terms at quality ang bahay. So somethings gotta give talaga. In the end, my bf and i decided on a condo. Medyo tumatakbo na kasi din ang panahon and we plan to settle down soon.

Btw, I've only ever worked in Ayala, Makati and Mabini, Malate kasi ayaw ko ng hassle ng mahabang commute at traffic.

OmG as in super mahal. And its mostly townhouses ang available for sale sa market and they're really pricey, like 7.5M pricey. Practice pa naman is 30DP then bank financing since RFO na madalas kaya mabigat siya talaga. Others naman like vacant lots with improvement (or really old houses) is averaging 5M yung mga nacanvass namin. :(

gusto ko talaga condo kahit 1br. lang for me and my son at least 35-40sqm. pero pag naiisip ko yung mga kailangan pay parang nawawalan ako ng gana. i'm living in a townhouse kame lang ng son ko and i only pay P400 a month for our 24hrs. security guard and garbage collection. it's like a small subdivision quiet yung neighborhood namin, may sariling gate each house. pag afternoon kids are outside playing, riding bikes, skateboards, basketball, badminton lalo na pag summer yung walang pasok. sa morning babies and small children mga 2 or 3 lang naman nasa labas pinapa arawan ng yaya.

if ever i sold my townhouse and buy another property maybe i'll get one na same din but in a different location lang.

If you already have a townhouse, why move into a condo? Usually baliktad hehe condo then house.

Monthly amortization is the payment for the unit itself.
Association dues is for the maintenance of the building and common areas.
Real estate tax di ba kahit house and lot may yearly tax na binabayaran? Kung sa common areas, meron din kasi part owner pero divided naman sa lahat so dapat di ito malaki. Unless onti lang silang nagshashare?
Parking is treated as if another "unit". So kung anong items binabayaran sa unit, same din sa parking. Though I think malaki ang common areas like the ramps and the roads.



That's true na mahal yung mga magagandang house&lot and townhouses. That's why we opted for a condo first then saka na house when we have more funds :)
I don't mind naman yung mga extra fees kasi I really like our condo. It's well maintained and the service is good. Aside from di naman mahal yung fees, I do see it's worth it.

Mahal talaga house and lots in Makati and Pasig. My husband and I were looking for a house in those areas para nasa gitna ng city since hes from Fairview and I'm from Alabang. So as a compromise, we wanted to live sa center, para pantay yung layo sa parents, but we really couldnt afford it. Condo living naman is out of the question kasi we have 2 dogs. We need a garden cause we always entertain friends and have barbecue parties, bigger rooms and lots of storage.

We also looked at houses in QC & Paranaque and noticed that for the price of a 1BR condo unit in makati, we can get a house and lot na 4BR, 3baths, 2 car garage, maids quarters, dirty kitchen & garden in a very secure gated village na may maintainance.

So that's what we did. We were able to find a reasonably priced 300sqm house and lot in BF Paranaque. Medyo hesitant pa kami cause i work in Ayala, he works in Greenhills, but everything worked out fine. It only takes 15-20 minutes to get to and from work using the Skyway and Waze app.

We took a loan from BPI and we pay 20k in monthly amortization of the house. So it was a very reasonable desision, parang kasing mahal lang ng rent sa makati tapos sarili mo nang bahay. Kailangan lang talaga ng research at mabusisi sa paghanap ng house. In BF pansin ko the houses range from around 5-30M. I got mine for just 6.3M( including transfer tax, tax dec, and all govt. fees that need to be paid) initially it was being sold at 7.8M pero pansin ko in BF madaling tumawad, ang laki ng binaba ng price.

So yon, i think consider din living in the suberbs instead of just looking around the city kasi madami din magaganda.

Pricey talaga ang townhouse. In some properties, a 2 BR Townhouse is like twice the price of a 2 BR condominium. But of course, yung floor area is mas malaki. Wow ang mahal nga and medj mahal din kahit na 3F sya kasi yung 40 sqm parang 1br unit lang sa condo eh :(

depende naman yan may mga affordable yet okay na condo naman. Sa 2.6M may 1br condo ka nang mabibili with 36 sqm. If I were you at gusto mo talaga magcondo and kung saiyo man yung townhouse e iparent mo na lang para may added income ka pa :)

I think because of poor infrastructure like roads and highways kaya nauso ang condominium.  Its because of the the time spent on roads (not the mention the hassle of travelling) kaya even if you live in not so far places (laguna and cavite isn't that far for me) the drive is too cumbersome. 

But if the roads were built well and the traffic isn't so bad, even if I live in batangas with my huge house and lot (mura kasi lote sa probinsha)and the travel to city will be an hour or 30 minutes via train or car,  I wouldn't want to live in a small spaced condo.  Unfortunately, because of the traffic problem, i don't want to waste my time on the road kaya i prefer condo better.

Could be pero marami pa din namang mas malalim na factors na pwedeng iconsider eh

Parang pero not really. Correct me if I'm wrong pero ang subdivision kasi diba usually kanya kanyang pagawa ng bahay bale iba iba din ng itsura syempre. Meron naman ding subdivision na puro townhouse lahat, usually yun yung may mga "homes" sa pangalan atsaka same sila ng itsura. Parang photocopy ng bahay mo yung the rest na bahay. Hope this helps :)
