for price comparison hanap ka sa mga online ads. search for the name of your condo and same sqm niya then compare. im sure naman may mga other units sa building niyo na pinapa rent.

tips lang pag ipapa rent don't over develop. like super papagandahin niyo yung unit. kasi more or less same lang ang price dun sa mas simple ang unit. kasi most tenants are looking for affordability din. pwede may edge yung sa inyo ng konti pero huwag yung over over kasi mas matatagalan ang ROI.

You can search online for rent ng comparative units. Try olx (former sulit.com) or if your developer has its own, which is normally the case, you can ask your PMO.

Although it's good to consider historical flooding, di pa din yun assurance kasi pag may super storms eh it floods in places where it normally doesn't.

yes that's true depende pa rin talaga yan sa intensity ng bagyo kaya dapat updated ka sa mga ganyang bagay

Right now we are staying in our 1BR Makati condo but we have a lot na in Alabang kasi hubby is from there, ako naman north, panalo ang south hehe pag nanganak na ako sa Alabang house na muna nila kami, walang tao kasi, may 2 helpers doon + 1 yaya (or 2 siguro), ang sikip kasi pag sa condo lang.. Kaya nagiipon na pangpagawa ng bahay, hopefully in 1-2 years :)

Pareho lang magastos kung condo or house.. Mas komportable lang pag bahay siguro :)

Well dahil single ako mas prefer ko condo if ever bibili ako. Pag townhouse or house and lot pang-family yun talaga sa tingin ko kaya hindi ko maisip bumili nun. Wala namang studio na townhouse di ba? Lol.

For families maganda talaga kung house and lot or townhouse. :) Ako kasi laki ako sa bahay talaga e, panay rent nga lang kami.  ;)

Mga sis, ok lang mag inquire sa reception ng condominium for condo sharing or bedspace? Hindi kasi nagrereply yung mga nakapost online for condo sharing/bedspace. Gusto ko sana mag stay dun sa malapit lang sa new workplace ko para walking distance lang. 😄 sa loob ng BGC sana kasi dun ako magwowork.

Most probably they will direct you to the Admin Office or whoever is in-charge of rentals. Mas ok kung office hours mo gawin :)

I know most people would prefer to live in a house due to larger space, but what would are the factors that would make you prefer a condo over a house, given the same budget to spend?
If the condo is just a stepping stone, should I expect to sell the condo at a higher price later?

It's best to get a condo if it's convenient for you. For example, if it's near your work place you'll be able to save for transportation and time. But unfortunately the value of condominiums depreciates through time.

1. Convenience of location = a. less travel time. I don't want to spend my life stuck in traffic. I don't want to own a car. In this day and age, Uber and taxi's should be all you need ; b. other conveniences - e.g. generally better security, significantly less upkeep, and other time savings - e.g. run out of toilet paper? Just go downstairs to Ministop. ; c. Convenience of amenities = I can live in a place with a pool and gym, with pretty much zero upkeep or space investment needed on my part. Try doing that in a H&L.

2. Price. Condo's are generally cheaper vs houses in the same area. People make the mistake of comparing prices of a e.g. a Makati condo vs a house in Las Pinas. Doesn't make much sense to me. For someone living and working in Makati for example, if you walk to work, you pretty much don't need a car, and don't need to pay for a parking space. If you need to go somewhere, just get an Uber or a taxi, and if you need to go out of town, just hire a car and driver. Much more convenient, with zero upkeep required, and minimal cost (time and money) vs owning a car.

3. Smaller size. Yes, this is a pro for me. I don't feel the need for a big house. Large size = more upkeep and a tendency to accumulate useless stuff. I'd rather live in a smaller place, and have a better quality of life and own less stuff, but better stuff. I don't believe that kids will necessarily benefit from larger spaces either. I'd rather live in a smaller space with my family, and spend and extra hour or two with them each day, instead of living in a house with a large backyard, yet I hardly get to see them all because I couldn't be home in 15 minutes or less.

To me, the biggest downside of condo-living is the possibility of living in close quarters with shitty neighbors. Fortunately, we've been lucky so far. But other than that, there aren't really any other major downsides to condo living for me, vs a house.

As far as appreciation/depreciation, if it's meant as my primary residence, I don't view it as an investment. I look at it relative to the quality of life it is able to give me, that's how I determine value. If viewing something as an investment vehicle, i.e. rental property, that's a whole different thing. You should not confuse the two, otherwise, you may end up making a costly mistake. Remember, investments are purely about numbers. While your primary residence includes other non-monetary factors - such as what it does to your quality of life. e.g. I would buy condo's that I would never ever even think of living in, if it is a good investment. Don't make the mistake of confusing the two.

We have our own house and lot already here in QC .
But because of flooding, traffic , bad state of transportation, we opted for a condo that is located within walking distance sa CBD . Siguro uwi na lang sa mas malaking house kung weekends . HAy para tuloy nasa probinsiya na QC . It's expensive to manage 2  houses , pero it's for convenience talaga.

pag umuuwi kasi kami ni hubby sa phils, sa kanya kanya family(parents) kami  umuuwi.
Nahihiya ako magstay sa kanila, ganun din sya samin.
so we loan a condo , although bakante sya pag wala kami sa pinas
pero atleast meron kaming 'own place" to stay.

sobrang liit nga lang ng kinuha namin na condo.

^^@snowberry - may ganong trend na nga yata esp for taga QC or east (eg Cainta, Bulacan, Antipolo). Di na kaya yun byahe to Makati CBD so meron nang workweek place and weekend place. It's also a trend in London, where people buy small units where they can crash in after work, and then go to their homes in the country (probinsya sa atin) from Fri and the weekend.

@obachan - Ok lang small place, basta meron - you wont be staying indoors all the time anyway, malamang puno na sched mo ng meet-ups with friends and fam all over the metro. Maganda rin na yun condo unit is near/beside a mall, para madali puntahan mga meet-ups.

Addl re security and convenience:

When we lived abroad temporarily, we packed up our things and left our condo here with appliances and furniture almost intact. We just had a cleaning lady visit for half-a-day once a month to do light cleaning, pick up mails/bills, etc. We didn't need to worry about akyat-bahay and such kahit walang tao sa condo for over a year. If we lived in a house&lot then, mamumroblema pa kami kung sino magbabantay ng bahay at baka pag-uwi namin e ubos na mga gamit sa loob.

Convenient din, like pag me kelangan ipaayos or something, tatawag lang sa guard or sa admin ng condo then someone will go up na sa unit to check or to do repairs.

So far, these are what we've paid:

- association dues (always meron sa condo for maintaining the building pero not always sa house kung wala naman sa subdivision)
- estate taxes (both)
- common area taxes (condo only unless subdivision has shared amenities?)
- insurance (required for condo, optional for house)
- common area insurance (condo only unless subdivision has shared amenities?)
- transfer title (both)

Thanks sis j.adore.  ;D mas pricey talaga pag sa condo ka nakatira. nagtatry kasi ako maghanap ng townhouse na kasing price ng condo around 4M. kaso wala ako makita na maganda ang lugar. meron iba, kaso bahain naman. hehe

Kung titignan mo sa cashflow alone, oo. Kung iweigh mo as a whole, not really. Like what you said, kung meron kang x budget, napakahirap maghanap ng bahay na maganda overall lalo good location.

This is why we went for condo instead. Saka na bahay kasi higher budget is needed given our list of requirements.

No regrets naman kasi we're super duper happy with our unit, our building, and the management :)
