^sa developer din sis. pero kung naka mortgage property mo, ifoforward ng developer yun dun sa bank or kung saan ka nag loan. in my case, per developer, tax declaration will be released 1-2 months after marelease yung title.

^ I see...then once narelease yun tax declaration after 1-2 months, kelan need magbayad ng RPT? Seems like fully paid na condo mo. Ilang months mo nakuha yun title sa developer? Yun saken kc hanggang ngayon wala pa yun title its been 1 year na din after ko ma-fully paid si developer.

^follow up mo sa developer. Dapat once na fully paid may deed of sale ka na pirmahan. Usually after a few months release na yung title. Nagbayad ka na ba ng transfer fee? They will charge a fee para ma transfer sa name mo yung title at kasama na yung tax dec dun sa ibibigay nila sayo.
Ask the broker that assisted you.

Na turn over na ba sayo yung unit? Check mo kung ano kasama dun sa mga binayaran mo kung andun na yung transfer fee or wala pa.

Regarding RPT once nasayo na yung tax dec dun ka pa lang mag start magbayad. Jan.1 ang bayaran niyan. Yung ibang city pag december ka nagbayad may 20% discount. Pag na late ka may penalty na.

^I'm transacting sa in-house agent ng developer. Yes, may deed of sale naman and bat may transfer fee? Dba transfer fee happens lang kun second owner ka? In my case first owner naman ako nun unit. Matagal lang talaga magprocess si developer and kulang din kasi ako sa follow up. And yes, turned over na yun unit.

 ^anytime na maglilipat ng name sa title may transfer fee. Initially kasi nakapangalan yan lahat sa developer pina title nila. Kung ililipat na sayo magbabayad yung developer ng tax but not capital gains kasi business nila yun so income tax ang babayaran nila.

Ikaw naman as buyer you will shoulder the transfer fee. Ipa compute mo kung magkano but usually naka add na yan sa contract price under miscellaneous or other fees. Pero ipa check mo pa din.

Better get the title as soon as possible lalo na fully paid ka na para may peace of mind ka. May modus din kasi na double sale, meaning isang unit binebenta sa 2 or more na tao. Kung sino may hawak ng title siya ang papanigan ng court.

naka mortgage yung akin sis. tinawag ko sa developer last month, baka this month or next month daw isend na nila yung title sa bank kasi currently pinaprocess pa raw sa registry of deeds. di ko lang alam when to pay RPT.

Hi mga sis. Ask ko lang how much ba usually ang fair market value? Para lang magka idea ako. May buyer kasi ako ng condo ko, nagmamadali masyado. Called BIR, pero sabi nasa tax declaration daw yung FMV. Wala pa kasi yung tax declaration, title palang meron eh. Kinukulit ako ni buyer na magbigay nalang ng all-in price kasi gusto na nya ifurnish yung condo. Kaso lang ayaw ko kasi talaga na ako magprocess ng transfer. Kaya nga binebenta nalang ng palugi, kesa mahassle pa ko maglakad ng transfer. Gusto rin malaman ni buyer how much ang gagastusin nila sa pag transfer. Btw, ito pala yung details:

Selling price: 1,560,000
Zonal value: 1,116,000
FMV: ???

regarding fmv makikita siya sa tax dec, usually kasabay yan binibigay with the title. iyan kasi basehan kung magkano ang babayaran mong real estate tax.

ano ba terms mo with the buyer regarding cgt and transfer fee?

^hello sis. si buyer mag shoulder ng lahat ng fees related to transfer. mura ko nalang binigay kasi ayaw ko talaga mag asikaso nun. although nanghihingi sya kasi ng all-in price kaso hirap naman nun for me kung hindi ko alam how much magiging CGT, DST, etc. dahil dun ko rin i-base yung bibigay kong selling price diba. :(

Hi  mga sis.  i have a question regarding deed of sale. 

yun property kasi is to be paid installment.  first payment half lang babayaran and then after a few months pero this same year, babayaran yun natitira sa balance.  on the first payment, gagawa yun agent ng deed of conditional sale. upon full payment another deed of absolute sale naman.

my question is, can you give me an idea kung how much ang usually panotary sa conditional deed of sale? and pati dun sa absolute deed of sale.  both need notarized di ba?  i just want to have an idea para maverify ko din ang information ni agent.

I was thinking kasi hindi ba parang madodoble yun expense na shoulder ng seller sa notarial fee since 2 yun deed of sale? Ganun ba talaga yun case pag installment na within a year?

hello sisses!

my mom, who is based in Metro Manila, is authorized to sell a 166sqm lot in Naga City. the sale of the lot is the bayad-utang of the lot owner to my mom. gusto ko sana tulungan mom ko to sell the lot, pero hindi ko alam paano, saan pa iaadvertise (although I think it was publicly listed somewhere before pero wala pa ring takers), etc.

Hello ladies, good morning! I am hoping to find enlightenment in this thread kasi naguguluhan ako haha.

Basically, I am selling my 1BR unit in Avida Towers Centera, Mandaluyong.

Medyo naguguluhan lang ako about sa VAT. My broker told me na may VAT pa dapat on top of my selling price. From what I understand, since hindi naman ako broker or real estate agent, only the CGT (Capital Gains Tax) is applicable when I sell the unit. Actually, since the unit is declared as my primary residence in my Income Tax Return (kasi dun kami tumira for a while), I am eligible to file for CGT exemption.

Nahihirapan tuloy ako ibenta yung unit kasi when someone asks for more details, I had to inform the interested buyer na may VAT pa on top of the selling price. However, based sa mga nabasa ko online, parang hindi naman applicable sakin yung VAT when I sell the unit.

Is there anyone here who was able to sell their unit successfully? May VAT ba talagang dapat ipatong sa selling price? Hoping to get answers here and TIA!
