Hi mga sis, I'm creating this thread since I've tried searching and i cannot find any thread/info on How you would go about in Selling your Properties such as House and Lot / Condominium etc.

I'm planning to sell my 3 Bedroom House & Lot and i don't know how to get it priced, I've spoken to my previous real estate agent but i don't feel confident that he will help me with the Tons of Paperwork that i need to do.

i searched in google and found information on the possible paperworks that i need to file.

hope may mga sis na naka experience na selling their Properties and would like to share what they have gone through.. I would really appreciate any help most especially on Broker recommendations, Pricing your Property and Document filing.

Where is your property located?  If i know a broker who specialises in that area, i'll refer him / her to you.

But here in the Philippines you can your property by yourself, no need for a broker.  Firstly, advertise it on OLX or other property listing website.  I sometimes still advertise on Manila Bulletin.  If a buyer is interested in buying it, tell them that you don't have a broker.  A buyer first checks with Registry of Deeds on authenticity of the TCT.  Then gets a tax clearance from the city hall.  After that you can sign the Deed of Sale, then proceed to pay the capital gains tax.  Then the buyer can transfer the TCT under his name na.

My property is in Antipolo, i'm actually planning to do this myself if in case i cannot find a suitable broker.  I just dont know how to price my property - based on some of my research a broker can help me with this.

How did you price the property that you are selling? any guidelines that can be followed? or will be City Hall Office know the current value of the land where my property is located?

I usually look at the ads for nearby properties for.  You never price your property based on the zonal value.  Magkaiba malaga silk.  Zonal value is for tax purposes only...  Kung wall king makita sa ads na for sale that is near your property, ask around the neighbourhood or if you have a homeowners association they would usually know the going rate.

properties. i will pm you. i can assist you sa appraisal, selling, documentations, etc. even legal if you need kasi may tie up akong lawyer who is very kind and cheap lang sumingil.

to TS and others reading this it is ok to sell the property yourself if you can do it, but sometimes mas ok ipa handle sa professionals cause they do it faster and hassle free.

the advantage of getting a trustworthy real estate broker is that they do all the negotiations and they have the know how so the transaction will go smoothly and make sure it's a win-win for everyone involved. brokers take care of the documentations, transfers, negotiations, contracts, etc. brokers can also assist the buyer para maka kuha ng loan. brokers find a way para mabenta nung seller ang property niya and for the buyer to be able to purchase it.

i am not saying it because i am a broker, it's just that after studying and taking the board exam that's when i realized na hindi pala siya basta basta. my clients trust me with selling their properties kasi hindi na nila ma asikaso, or they don't want to be bothered with the technical stuff and in dealing with gov't agencies connected to it. not to mention screening the buyers and negotiating back and forth.

you can interview the broker first parang job interview kung gusto niyo, kasi dapat magaan ang loob mo dun sa tao and you feel like you are in good hands. sorry if i sound like i'm promoting pero kasi madami kailangan and if you make a mistake it can be costly on your part.

also deal only with licensed brokers ask for the prc id (doctors, lawyers, engineers, architects, accountants have this), iba po kame sa mga sales agents yung mga nagha-hand ng flyers sa malls. licensed brokers don't hand flyers we are allowed to employ 20 sales agents under us who will hand out flyers. common misconception siya and even me before i thought they are the same.

If I may ask din.  May mga tinatanggihan din ba ang mga brokers?  Say for example ang forte nila ay mga properties in business area kaya less priority nila if my property is residential?

Saka if anyone can share din, usually ba isang broker lang pede maghanap ng buyer for a given time?  Halimbawa may broker ako, pano kung may nakitang buyer ang kakilala ko?  Dapat through my broker pa din magiging negotiation no?

3-5% ang commission. Usually asking ng broker is 5% pero ako minsan naawa ako so ginagawa ko nang 3%. I don't know about other brokers pero ako pag ayaw ng seller na mabawasan yung makukuha nila sa property dun ko na lang pinapatanong sa babayaran ng buyer.

Hi sis. I cannot answer for all brokers pero sa akin wala naman ako tinatanggihan. Regarding sa forte sometimes we share our listings to other brokers sa network namin so kung may client yung isang broker we just share the commission. The only time na tatanggihan ko is kung hindi malinis yung title or questionable yung ownership kasi baka hindi sila talaga ang real owner, unreasonable yung asking price, or may pending case dun sa property.

Regarding the second question you can give it to as many brokers as you want unless naka exclusive authority to sell sa isang broker. But for me dapat yung broker mo is someone you really trust and may professional work ethics yung tao to be sure that they are protecting your best interest. if you know a lot of brokers then by all means send it to all of them.

hi sisses. sorry for the noob question - can i still sell a property if i am still paying the monthly amortizations? like yung assume balance i see on olx? if not, are there other options aside from paying the remaining loan amount in full? thanks in advance.

Hi can I also join this thread, we're selling a 1-BR property na not yet turned over but we've fully paid ang DP. I heard it's possible pero not sure rin re: process. Ayaw nung agent namin for our 2nd property na ibenta sya since nasa Admin side na sya (I heard manager levels na or so). Anyway, background pala sa unit: ang tagal na namin natapos DP and wala pa rin turnover (3 yrs na!) and mas kelangan na namin ng bigger unit. Ok rin sakin dumaan sa broker basta maibenta lang talaga sya haha need funds for the latest unit  ;D

Pwede yan sis, May friend ako who a unit from SMDC paying monthly amortizations. SMDC na din ang nagbenta for him, kumita pa sya ng konti.

^Hi sis. Talaga, SMDC nagbenta for your friend.. I called the developer kasi, sabi nila labas na raw sila doon and depende nalang sa usapan namin ng buyer. :( Siguro hanap ako ng agent from them no. Baka sakali.. Nagtanong tanong din ako, may CGT and DST na rin pala, huhu. Sana makahanap ng buyer, kahit di na masyado tumubo. Thank you sis ha.

If not Smdc sis, baka broker pa din ng smdc. Kasi yang mga broker naman minsan nago offer ng iba pang options sa mga prospective buyers. Kung makakamura si buyer kung maga aasume at mas malapit na sa turn over date, malamang kagatin na lang.  Try mo sis. Di naman kalakihan yung kinita nya but at least bumalik payments nya. Good luck sayo. :)
