CAR OR HOUSE & LOT

Hi guys! Not sure kung meron na ito pero so far na nag-search ako wala pakong nakitang same topic. We're planning to get married pa lang kasi hopefully by Q1 of 2019. Hirap din kami mag-plano ng wedding kasi wala kaming car at hindi rin kami decided kung saan magsstay after ng wedding. Pero sa initial plans, gusto namin humiwalay agad sa mga parents kasi may inherited Lot ako na 68sqm sa isang subdivision sa bandang Rizal. Ang work ko is in Makati while my hubby sa Fairview. We both live in QC kaso ako ang nahihirapan sa travel time. My question is.

1) Mas ok bang mag-purchase ng A/T car para mapadali ang wedding plans, work travel and also yun pag-check sa Lot sa Rizal incase pagawan na ng bahay since manggagaling pa kami ng QC.
2) buy a condo unit near Makati para hindi hassle sa travel time.
3) Stay muna sa house namin aafter wedding habang ginagawa yun bahay sa Rizal without buying a car

Take note. we don't earn that much. around 20-30k lang for each of us. We really need your advise para makita namin lahat ng scenarios. Thanks!

^i would suggest that you buy a House first :) In my opinion, parang hindi yata ideal na may sarili kang kotse pero walang Bahay (that's just my opinion)

Instead of paying monthly ammortization para sa Car, why not allocate the money to pay for a House instead? With the current Tax Reform, expected na tataas talaga ang price ng fuel in the coming months.

Nasa inyo un ng H2B mo kung gusto niyo sa Condo or just build a house in Rizal. But then, you also need to consider the Traffic (kase malaking factor na talaga yun nowadays). If you are concerned with the logistics in planning your wedding, meron naman Uber or Grab :)

Just imo parang di practical to build the house in Rizal being it will definitely be inconvenient sa work logistics nyo and wala pa kayong car to make it easier. Be ready to spend 2-3 hrs on commute. I think better to settle down in closer proximity sa work nyo kahit walang car.

Same tayo ng sentiments sis pero kami naman Jan 2016 nagstart kami magpay ng downpayment for House and Lot sa Rizal din para ready kaming magmove in after wedding this Nov 2018. Nakita na namin ang future home namin and ngayon nagpupundar kami unti unti ng mga appliances. I agree na hassle ang byahe rizal to work so nasa plano rin namin kumuha ng car by the end of this year. Iprioritize niyo muna yung gusto niyo unahin, is it wedding? house, condo or a car? But for me since car is a liability this should be the least. Hindi lang kasi monthly ang pproblemahin mo, add mo ang gas, insurance, maintenance, etc tapos it depreciates annually. Condo is somehow okay, meron din akong binabayaran studio type since 2014 at the same time pinaparent ko rin para bawas gastos, but I don't prefer to live in 4 corner room no space to construct your own house design, no place to sing karaoke lol pero atleast for me meron kaming mauuwian near metro manila in case. Mabigat pagsabay sabayin sis pero matter of balancing of finances din. At the end of the day masarap pa rin umuwi sa bahay where you can feel at home.

@TS buy a condo na halfway sa work niyo. Since makati ka work and hubby mo sa fairview. But then since both of you are earning 20-30k, you have to consider the monthly amortization and association dues plus utility bills.  Can you live on half of your salaries? Mga 15k a month each kayo?

Car naman if you can stomach living with your parents for 4years after your wedding. Since yan ang length ng car loan. And in 4yrs time can you save enough money para makabili ng condo?

I have a friend na ngpatayo ng house sa rizal. Both the husband and wife works in makati, their kids study in greenhillls. Ang ending nag re-rent sila ng condo near the school para hindi mahirapan mga kids. So yung house nila sa rizal tinirahan lang ng mga relatives ng guy kasi nanakawan sila dahil alam ata walang tao dun lagi.

Ang suggestion ko is can your fiance transfer work? Can you both look for work na higher salary? Sa makati na rin siya mag work then rent until you can afford to buy your own place. Kung bibili kayo ng car cash and 2nd hand para wala kayo huhulugan monthly and maka ipon kayo.

For house try pagibig loan If your are both a member. But it?s really all about having money first. And yung lifestyle niyo. Baka ang ending mahirapan kayo sa monthly. Not to mention pag nagka baby na.

Depende kasi yan alin ang priority niyo at alin ang preference niyo.

Pwede mo makuha lahat (kotse, bahay, kasal) kung low-priced sila lahat (2nd hand yung kotse, pag-ibig yung bahay, low-key kasal).

O kaya idelay ang kasal hanggang sa nakapundar na kayo ng titirhan at kotse?

Saka sis, kung ngayon pa lang hirap ka na sa travel, what more kung sa Rizal kayo nakatira?
Yung lot ba bawal ibenta kasi inherited? Hehe

When we were starting our family, we didn't earn that much, even up to now. Our income together doesn't reach 6 digits.

The ideal setup would be a house(even a downpayment), car, wedding, and then kids. But ours happened to be a kid, wedding, car, and then house. Our house is even in Cavite. but despite my usual almost 40kms drive ereryday, kaya naman. Not sure lang with Rizal. But I heard traffic is bad talaga sa area na yan. 

As for suggestions on how to manage   the start up of your family. Maybe you can buy first the car even a second hand one. Buy a reputable brand. Ours is almost a decade old Honda but with regular maintenance, it works like brand new pa rin naman. Most of the time kasi when you start payment for the house na, mahihirapan na kayo isingit ang budget for a car.

Condo was never an option for us kasi we have a kid na. So we got ourselves a townhouse, under pagibig loan that we are to pay for 20 years. But the monthly payment naman is like renting an apartment lang naman. So it's manageable.  Plus condo fees are too high. Buying a parking space is like buying a townhouse in Cavite.

If you are used to long commute naman, kahit Rizal pa yan, kaya naman. I have few colleagues who live in Rizal and we work in Pasay area, they manage to do it everyday.

Consider din your plans for a baby in the future. Mas magastos talaga ang may baby.

I think the ideal situation is after ikasal, may bahay (located conveniently sa mga work locations nyo) at kotse na kayo nabili. But...

Most important thing you need to consider is your financial capability. Like, magkano ang current funds nyo,
how much can you save every month,
how much extra funds na pwedeng expenses etc..
Kumbaga, what can you afford?

Next tignan nyo, what?s your priority. Kasal? Kotse? Bahay?

And ask yourselves what?s important to both of you and what sacrifices are you willing to make? (Travel time? Convenience? Etc)


Matagal tagal pa namang time ang pagiipon at pagiisip nyo for the final decision.

How long do you think is it gonna take for the house in rizal to be completed? Kasi feeling ko kung yung house ang priority talaga, pinakamaganda na yung stay with the parents muna and buy a second-hand car. If there's a tight budget, for sure madedelay significantly yung plans for the house if you buy a condo. But sobrang ginhawa to live close to work, believe me, so if mas priority nyo pa ngayon yung work and you want to maximize your working hours and feeling nyo magtatagal pa naman kayo dyan sa respective companies nyo or any other companies in makati, IMO it's a good choice din naman yung kumuha ng condo. You can also look at it as an investment of some sort and hope to have it rented in the future, may additional income pa kayo.

Ilan taon na kayo? Baka bata pa kayo and hindi pa time to get married, need to wait para maging financially stable kayo.

Seems renting is never brought up. Sakin important bumukod. Will rent if necessary, maybe not in makati kasi mahal but somewhere di kalayuan like mandaluyong or QC area (near your/his parents)

Reason - important for newly married couples to bond and be as a couple. Mahirap mangyari ito if you will stay with his family or your family.

Para sakin, if financially medyo nagstart palang kayo sa careers nyo, then wala pa kayo ipon for house and car, it might be good to just plan for a simple wedding. You don?t need a car to plan. May phone na naman to make calls and meet suppliers in one area (not sure how feasible that can be). And considering you have 1 long year naman to plan, siguro may time naman din.   

Simple wedding like ninang/ninong 2 couples lang, wala na entourage. Just your hair and make up and gown. Resto and cake, wag na mag program or prenup prenup photos, etc no need souvenir at iba pa mga additions.

Reason - in planning for a wedding, you have to think of the essentials in the long run. Mas ok less stressful na wedding kesa all out and broke naman kayo after.
And after the wedding, expenses don?t go any lower. You have expenses to maintain. Lalo pa once you have kids.
Tsaka in hindsight, para sakin, Mas important honeymoon kesa wedding. 

Pero sa initial plans, gusto namin humiwalay agad sa mga parents kasi may inherited Lot ako na 68sqm sa isang subdivision sa bandang Rizal.


Try to stay focus on the real reasons why you need to stay on your own as a couple. Hindi dahil May inherited lot ka but more of couple na kayo and you want to have the privacy din.

House muna pero yung malapit lang sana as much as possible sa work. Kahit condo unit or townhouse. Malaking factor ang distance ng bahay sa office lalo na sobrang traffic ngayon. Imagine the time na masasave mo kung malapit lang ang bahay mo sa trabaho. Lalo na kapag may baby na kayo, mas maganda na madali kayo makakauwi sa bahay. :)

Madali bumili ng car (kaya maraming may kotse  ;D) mahirap magpundar ng house, it's okay to settle muna sa simple ang importante may sariling bahay then kapag nakaluwag na sa future tska magpundar ng kotse.

Buy a condo unit near Makati.

I think better if you start with this investment. Cars, depreciate in value ng super bilis plus with the emergence of new means to travel like Uber and Grab, hindi na mahirap magbyahe around metro manila. Also, if in the future and lumalaki ang pamilya, you can always build a bigger house and have your condo rented out. You have an asset in your name that is paying for itself.

How important is the inheritance to you? kasi if nahihirapan ka na to commute eh di mas mahirap pa if commuting going to Rizal. I would wait for the right time to sell and use it to buy your condo in Makati.

Consider having a simple and small wedding. What's important is that you have your own house (whether Condo or House & Lot) once you are married. For me kase, parang hindi yata practical gumastos ng 200k up for a wedding tapos wala ka naman sariling bahay after your grand wedding. Much better kung yung 200k mo eh ibayad mo na lang sa bahay.

Dati ganyan din dilemma namin sis, buy a house and lot or car and nagsettle muna kami sa car bilang short term sya kesa house and lot na 10-15 years babayaran. Nagrerent lang din kami ng house pero so far mas nagwowork sa amin ito.

The value of house and lot easily appreciates in no time nowadays because of urbanization even in provinces while the car depreciates. Also, mahal ang gas, traffic, stressful mag drive di ka makatulog sa bihahe, car maintenance, and the list goes on. If I'm in your shoes, I'd rather invest on something that appreciates, and yes, house & lot.

with the TRAIN law, expect mo na tataas talaga ang fuel. Real estate value rises almost every year. Yung car kase usually 5-year payment period yan.. so by the time na mabayaran mo ng buo un Car mo, eh luma na yun at super baba na ng value. Its better to have your own house after wedding. Kase once na magka-baby na, mag-iiba na priorities nyo, syempre Baby's needs will always come first.. baka mahirapan na kayo kumuha ng bahay by that time.

Think about it this way: May kotse ka nga, wala ka naman sariling bahay ;) Good luck sis!

Base on my experience, pag may baby, mas lamang na kekelanganin nyo ng car dahil maraming lakad pag may baby, like pedia visit every month, going to the parks, church, events.. Unless ok lang sayong mag-grab/uber or magjeep.. Or kung malapit lang ang mga lakarin sa inyo as in walking distance lang ang pedia clinic..
Pede mo din naman pagsabayin yung car at house. Yun nga lang, masakit talaga sa bulsa. :) so kung ok lang sayo magrent, why not?
Pag lumaki-laki na, keri na nyan magcommute. Like my kids, pinagkocommute ko madalas pag walang driver kasi hindi ako marunong magdrive hehe.. :D
Mas ok sakin mag-commute kasi mas mura ang pasahe, walang iniintinding parking fee, gas, atsaka behaved sila pag public transpo compared kapag nakakotse, masyadong maingay at magulo sila na parang nasa bahay lang. :D
Yun nga lang pag rainy season, di ubrang icommute ang mga bata. Prone sa mga sakit.
Overall verdict, mas tipid kung lagi lang nasa bahay or hindi naglala-labas kasama mga bata, kasi mas tipid sa gastusin. Kung conducive naman ang lugar nyo for playing and learning, indi na need maglabas-labas para iexpose ang bata sa outside world. :)

At kung sa tingin mo di pa kayo settled sa lugar kung nasan kayo, mas practical na magrent..
Katulad namin na bumili ng house and lot sa antipolo (fully paid in 5yrs) pero dito kami sa paranaque nag-stay ngayon for 2 years na dahil sa studies ng mga anak namin. Nagre-rent kami. Di namin tuloy malaman kung magsettle ba kami dito or balik sa antipolo or sa probinsya na lang sa cebu due to many factors.

I agree din na habang lumalaki ang bata mas lumalaki ang gastos. Like schooling. kaya kung kukuha ka ng house and lot, i suggest 5YTP lang para di ka malunod sa bayarin. Kasi papa-titulohan mo pa yun. Abot ng 100k depende sa size ng lot at price per sqm. :)

Mag Grab or Uber ka na lang if need mo travel. After the wedding, siguradong may makuha kayong cash wedding gifts, siguro spend nyo lang half for honeymoon, or itabi nyo na lang lahat sa bank for future house nyo.

For practicality, I prefer renting. lalo na pareho kayong malalayo ang workplace. Just rent halfway, like kung ikaw Makati then sya Fairview, sa Pasig Ortigas siguro kayo manirahan. And sa pag rent, kung di ka pa naman pregnant, or wala pa kayo plans to have a baby, a Studio type condo will do. Nagrarange lang yun siguro ng 8-10k. Kapag prefer ninyo apartment, or landed house mas ok din kasi mas low lang ang ilalabas nyong pera. Walang monthly dues, fire drill etc. gaya ng nasa condo.

Ok din ang may inherited lot. Mas maganda siguro kung pagipunan nyo muna ang pagpaggawa ng bahay. Lalo na kung own design. Kung meron na kayo ipon na malaki-laki saka nyo lang ipa-quote para malaman nyo magkano abutin and how long the construction will take. Minsan may iba na nirurush magpaggawa, kaso nashoshort ng budget kaya naiiwang nakatengga, hanggang sa maluluma, madadaanan ng bagyo etc. back to zero ang construction. Kaya save as early as possible. Kasi ang lot mo, di naman siguro mawawala.

Minsan di din nasusunod ang mga plans, lalo na kung magkakaanak kayo, at mas priority ang baby. This will be the time na mapapaisip kang kumuha ng car. Buy 2nd hand siguro, or buy compact car na hulugan for 3-5yrs. Madali naman na kumuha ng car eh. Be ready sa mga gastos pero ang sa bahay na ipon, wag galawin.
