just wanted to ask, paano ang proseso pag gusto mo gumawa ng agreement para sa father ng daughter mo?
Gusto ko kasi manigurado this time na sasagutin niya ng full yung tuition ng anak niya. Last time kasi nangyari, nagbayad siya sa una tapos wala ng sumunod. ang lakas pa ng loob kunin yung bata sa bahay, pag bayaran na ng tuition di mo makita anino. magbabayad lang siya kung kelan niya gusto.

next school year, grade 1 na [textspeak!] bata. ililipat ko siya sa private school. ang gusto ko kasi mangyari, kung sasabihin niya na siya magbabayad dapat buong taon niya babayaran. pag hindi siya magbayad, hindi niya makikita anak niya.

Pag usapan ninyo na lang muna Sis.  If magkasundo put it into writing.  If di sundin, either civil case, 'petition for support' or criminal case, 'violence against women and their children'.

reminder lang sis ha, the amount of support your child is entitled to depends on his capacity to provide (kung ceo siya ng ayala company or simpleng minimum wage earner lamang) at sa needs ng bata na bibigyan ng suporta

gentle reminder lang din, sis. it is the responsibility of both parents to support the child-not just the father. sana nga maki-hati man lang siya sa yo. but sabi nga ng isa pa nating sis dito, depende din sa kakayahan niya. re sa visitation, ang sabi ng lawyer na natanong ko dati hindi dapat gamitin ang pagbigay (o hind pagbigay) ng support (monetary or in kind) as leverage on visitation. right daw yan nung father as much as it is your child's right to be given support.

HELP: land title transfter

what are the steps/ things to do if i want to remove a name in the land title certificate of which im part of?

i have a house and lot under the name of my father, brother and myself. i want to remove my dad's name to avoid complications in the future in case something bad happened to him.

which is prefrable to do & cheaper in terms of taxes & duties: Deed of Donation or Deed of Sale? do i need to have Deed of registry as well? how much is the appproximate price for these forms & where can i have it done? ( at notary public?). is it possible to process this on my own w/o the help of the lawayer?

OFW kami ng kinakasama ko at may anak kaming naiwan sa pinas na nasa pangangalaga ngayon ng mga tita ko but the problem is gusto ng mga magulang ng kinakasama kong kunin ang custody ng anak ko.Kung sakali ba na ilaban nila sa korte dahil ang sabi nila sila ang mga totoong lola at lolo anong magiging laban ko kahit na working abroad ako?

Sis hindi po kami kasal ng father ng anak ko. Sis my email ka ba nya? Gusto ko kasi talagang malaman kung ano ang dapat kong gawin kasi kapakanan lang din ng anak ko iniisip ko.

We have the two- sale and donation, but both are steep. So we decided to stop and earn muna bago mag pa transfer because both computed way than we expected. :/

so the situation is like this. I am civilly married last 2007 but because of some reasons we have physically separated.  Due to circumstances, I am also the one taking care of our kid.

I have acquired a condo unit and I foresee a problem in applying for a home loan in the bank because it will list my spouse as a signatory.  I don't want her to be included in this acquisition of property because based on past experiences, I am unable to trust her.

What would be the best course of action?

IMO (im not a lawyer),sis pag deed of absolute sale-capital gains tax,documentary stamp tax,transfer tax....kung deed of donation,20% ata ang tax due mo kay kim henares(BIR)?

yung parents ko e binilhan ako ng mga lupa and other properties ang problema ko nakalagay dun yung "married to" sa asawa ko. e hiwalay na kame pero hindi pa ako nag file ng annulment. pano pag nag annul kami meron ba siya makukuha sa mga properties ko?
