sis rainmirage02, ganyan din nangyari sa amin. yung lahat ng request namin di nagrant, yung insulator lang talaga nilaban ko hahaha as in nagwawala kami sa email at pati sa office nila. yung septic tank namin dapat ipapa cement ko na kasi diba parang dram na malaki lang. pero wala din super arte nila at takot yung contractor namin na gumalaw ng walang go signal ng camella. itry mo baka mahilot sa contractor para matulungan ka din nilang magpa approve sa camella.

thanks angelloise06! ipipilit ko talaga yung insulation pad. mahirap na yun ikabit pag tapos na roofing.

Hi mga sis. FYI. May taga PAG-IBIG dito sa office kahapon, invited for a short talk. One of the requirements for the housing loan is a clean title. I think this is the reason why housing loan thru PAG-IBIG is discouraged by Camella. Usually ata hindi pa divided ang lots during pre-selling and up to now din kasi mother title pa lang available sa amin sa Montego so talagang not qualified to apply for PAG-IBIG housing loan.

Yes sis! Kakafirst downpayment lang po namin. . Visit na lang din ako sa inyo pag may time sis na pumunta sa bulacan. . Nammoblema nga kami sis eh, kasi akala ko pag nagawa na yung house yun na yun, marami pa palang aaskikasuhin. . Sakit pa pala sa bangs.

i am not sure pero sabi din ng iba, mababa daw mag-appraise ang pag-ibig kaya hence the preference of developers to work with banks.

anyways, even though its too early, i already asked our account officer to submit loan requirements sa banks. in less than a week, i already got an approval from BDO. ang bilis nila! i am still waiting for approval of other banks (hopefully) pra may options. ano-ano yung mga dapat namin i-consider in selecting banks? any recommendation sa fixing period? thanks!

Lowest rate, lowest bank charges. And yung fixing period nila. Usually they offer super low interest rate on the 1st year pero 1-year fixed rate meaning every year iba-iba yung rate depende sa market. Dyan sila madalas bumabawi kasi biglang taas. Meron din sila 3 and 5-year fixed rate. Di ko maalala kung 5 years yung maximum. Now, it depends on you how much risk you can take. ;)

There are banks who offer option to change the fixing term even without completion of the original fixing term. Example you opt for 5 yrs fixed term for the interest and on the third year you want to change it to yearly or 2 yrs or 3yrs, they will allow you to do so subject to approval and with a fee. Sadly, RCBC doesn't offer this. What they are offering is, once you finished your original interest term instead of yearly repricing, you can request for another fixed term. In our case, under kami sa 5yrs fixed interest  term at term of loan is 10yrs, we had completed 2 yrs of amortization and made a lumpsum payment on principal. Gusto sana namin magrequest to change the interest term instead of fixed 5 years para magkaron ng recomputation including the MRI at to shorten the term of the loan but sadly hindi daw pwede unless completed ang 5 yrs. I suggest don't go for a fixed interest term longer than 5yrs since pwd naman kayo magrequest uli ng another fixed term kung sakali otherwise lahat halos ng amortization nyo will go to interest since the longer ang fixed term the higher the interest rate. Saka interest on loans is dependent on inflation, kapag mataas inflation mababa ang interest rate so I doubt kung after two or three years ay tataas ang interest rate.

Thanks Ms.Gabjumz sa info na to...magtatanong pa lang sana ko sayo about dito kasi nabasa ko sa isang post mo na "mahirap may alam sa numbers" lol :) iniisip ko kasi gusto ko din sana in 5 years matapos ang bayarin sa bahay...mahirap kasi OFW lalo kung by project lang ang contract (construction firm) ...

konti man ang savings sa bank...me naipundar naman :)

I made a table of amortization kasi for our housing loan and reflected ang allocation of amortization for monthly interest and principal payment from release to the end of the loan thus macocompute and total amount of interest until the end of the loan. Alam mo yong kapag nakita mo ang total picture ay nakakasama ng loob pero wala kang magawa since you really needed the loan.  ;)

Mahirap talaga maging OFW at mas maganda to have a plan, budget and time frame since hindi naman tayo forever nasa ibang bansa.

Nagtry nga ko gumawa ng table, 8% ginamit ko...and yes nakakasama ng loob, kasi sabi ko pede ng isa pa ulit bahay ang presyo...KALURKI! Pero wala naman ako pang-cash...so tipid tipid na lang muna lol

Yes, and habang hindi pa nagkokolehiyo ang mga anak dapat tapos na bayaran ang bahay :) para hindi sabay sabay hehe

thanks ladies! i guess we have to go for a 5-year fixed term pra kahit papaano may konting peace of mind. i just hope we get approved and find better interest rate from other banks. :)

I agree mga sis, mahirap talaga pag hindi marunong sa numbers, minsan pa they will take advantage of that. Kami, hopefully makaipon para may pang lump-sum at the end of 5yrs. Masakit sa mata yung interest pero kung iisipin namin yun, wala kaming mapupundar. Lakas ng loob na lang. Ang mahalaga, we survive! :D

Greetings! Bago lang ako sa forum na ito, pero matagal ko rin binasa ang kahabaan ng nobela dito, simula doon sa unang thread, and learned a lot from your experiences... We just paid the first month DP (1 out of 14) and we reserved a Carmina DH sa Cerritos Terraces (Daang Hari). We scouted along Molino kasi malapit na mag-open ang Daang Hari-SLEX link and sa Alabang ang aking office (hubby's office is in Makati naman).

As a development, nakasulat sa house specs (dated Feb 2014) na iyong main door will be painted steel door. I am hoping na susundin ito, this would solve the problem of wooden doors that expand during the rainy season.

And learning from your contributions, I note that kelangan bantayan ang construction kasi nagsisimula sila ng walang pasabi para may time para ma-incorporate ang mga requests (roof insulation, screen door, screen window, AC provisions, CR tiles, septic tank, etc). Also, kelangan talaga pala maging mabait sa account officer, engineer at contractor, pati guards ng subdv para mapadali ang usapan...

I hope you can help me on this. As early as now I am scouting for a Contractor along the subdv vicinity (or accredited by Camella), iyong madaling mapakiusapan at pwede ituloy hanggang finishing. Kindly provide your suggestions on this.

Also, pwede ba kayang magamit as storage iyong space under the stair landing? sayang kasi, dead space. Pls provide your views on this.

In addition, I would like to hear out experiences from my future neighbors and our sisters living in Cerritos Heights. Kindly provide your advice regarding the neighborhood in terms of security, quality of utilities, subdv facilities, etc.

Sis the best way para malaman mo kung sino ang okay na contractor is to ask your future neighbors. Sino gumawa ng units nila, kung madali ba kausap about request and pulido ba gumawa etc.

As per screen doors and windows kung sino ang binilhan mo, sila din mag.install nun sis.

Kelan sila sis naghukay? Dapat doon magstart yung count ng 5-6 months nila. If September na, March dapat tapos na sila. Tapos pwede na kayo for move-in application. After 60days, pwede nyo na lipatan.

Hi mga sis! From 45 days move-in, na-change nga to 60 days. Balak ko nga,kami na lang mag-asikaso application sa meralco kasi iyan dinadahilan nila kaya 60 days. Sana pumayag.June start house construction namin and target is November ang completion.
Nakakastress talaga mga sis. Weekly na din pumupunta hubby and son ko to check the progress.
