PSBank 1 day processing but 8% fixed 5 years and ang laki ng fees (P85k).

Granted naman yung 100% loan amount (70% of the unit and parking + closing fee of the unit P350k). Trying to nego..

May nakilala ako agent online, inask ko yang  sa Chino Roces, hindi pa daw kasi nakakakuha permit sa Makati ang DMCI kaya hindi masimulan.  Dapat nga 2018 pa yata nag pre-selling yan.

^tagal ko ng inaabangan yang sa DMCI sa Chino Roces na katapat ng San Lorenzo Place. Yun agent na tinanungan ko sabi ang tagal na din daw nilang nakaabang. Maganda sana ang location kasi malapit sa MRT Magallanes at SaveMore.
Kaso naisip ko yung likod nun daanan ng PNR, lakas ng busina nun, malamang yan dinig na dinig.
Isa pang naiisip ko ang presyo kasi maganda ang location. Ang SMDC along Chino Roces din, yung Red Residences nasa 18M ang TCP ng 2BR nila na almost 60sqm 

Kaya ang ending sa Aston ako kumuha. Hehe

Sa BPI ang offer samin 6.88% fixed 5 years plus up to 50k waived fees (32k fees net vs 85k fees of PSBank) -OR- 5.88% fixed 3 years but no waived fees (64k fees).

Ano kaya mas ok dun sa offer ng BPI?

Kahit saang condo maraming issues. Ang ayoko lang sa dmci property ng pinsan ang daming ipis. Ganun din ba sa inyo? Malinis naman sila sa bahay.

^ yes, marami ring ipis sa SM Residences.  Malinis nga yung ibang residents sa bahay nila, buti sana kung ganoon din yung iba at idagdag pa dito yung upkeep ng garbage.

Follow-up question on this.. So this February turn over na ng building, and i-ddress na daw yung unit once ma-receive yung bank loan approval, ganun din mga 30-45 days. Ang question ku is, tumatakbo na ba yung amortization mu sa bank/home loan kahet technically hinde pa nalilipatan/natitirhan yung unit?

Yes. Alam ko kahit hindi pa nalilipatan aandar na yung bank loan basta approved na.

From my experience yes kahit di pa kayo nakakamove in basta approved na aandar na yung amort.

I just checked the recent prices of the Kai Garden project in Mandaluyong. ang laki ng price increase. Siguro dahil na rin sa TRAIN. I'm so glad kumuha ako nung launch last year, one of the lowest TCP's ang nakuha ko.

though on the other hand, medyo apprehensive rin kasi it also means that the fees, taxes etc na babayaran by turnover, magiincrease compared to the recent prices. 

Lumiere (Pasig) is starting to turnover their units. If anyone in this thread is a unit owner from Lumiere, i hope you can share magkano inabot ng turnover fees  so we can factor in the inflation rate and possible increase ng babayaran by 2023. Yes, matagal pa but mabuti na yung handa. hehe. Thank you!

Lumiere 2BR owner here. Just received my unit last January. I paid at least 50k including post dated checks kasi iaadvance yung assoc dues and others. Option na ginawa ko is I paid 1 whole year in 1 check. Me isang option kasi na mag iissue ka ng post dated checks for the whole year. Then lately I paid for real estate tax sa kanila kasi di pa natatransfer ang title sa akin. Then insurance fee mga 1k plus lang naman.
