Eto yung mga miscellaneous na nabayaran ko before and during unit turnover:

Closing fees

Bank fees - this varies from bank to bank

Turnover fees - kasama dito ang mga Meralco deposit, fire extinguisher, cctv assessment, etc.

Monthly dues - if paid for a year, may free na one month. Ours is 62/sqm. This also varies per Dmci property. Yung friend ko sa Tivoli, around 35/sqm lang eh

Magkano kaya ang assoc dies sa Brio Tower. I have 1 br unit sa 17F.

Hi! Resident of Flair here :-) association dues is more or less 30 pesos per sqm :-) I am also a licensed broker and also worked for one of the prime Real Estate companies in the Philippines and I must say value for money talaga ang DMCI. Craftsmanship is also great, even my dad is impressed when my unit was turned over when he himself is into the real estate business. The community that DMCI creates is also great, usually young families ang residents and expats. I highly recommend DMCI :-)

I just checked the recent prices of the Kai Garden project in Mandaluyong. ang laki ng price increase. Siguro dahil na rin sa TRAIN. I'm so glad kumuha ako nung launch last year, one of the lowest TCP's ang nakuha ko.

though on the other hand, medyo apprehensive rin kasi it also means that the fees, taxes etc na babayaran by turnover, magiincrease compared to the recent prices. 

Lumiere (Pasig) is starting to turnover their units. If anyone in this thread is a unit owner from Lumiere, i hope you can share magkano inabot ng turnover fees  so we can factor in the inflation rate and possible increase ng babayaran by 2023. Yes, matagal pa but mabuti na yung handa. hehe. Thank you!

Anybody here with a unit sa Asteria Residences?  I have one for turnover na this month and since based abroad ako, ang idea ko is iparent yun, then yung parking space din paparent? How much kaya is the going rate for rentals sa Asteria? Target ko sana 28k sa unit then 5k sa parking.  I checked sa OLX parang puro for sale doon.

na excite naman ako sa unit namin, tho matagal na matagal pa hehe. We got one na nasa atrium kase nagagandahan kame sa Flair

Not sure if there are existing units na meron ng access yung mga plumber sa labas ng bahay, no need na daw pumasok sa unit, meron syang pinakita samin na parang box tapos parang dun na nila ichecheck ang sira etc.

Okey [textspeak!] Atherton pre sell pa ang unit. This july 18 yata kaya lang 2 bedrrom lang in 1 bedrrom daw is for extension which is need kumuha muna ng 2 bedroom, kaya hindi ako tumuloi I was waiting na lang for Camden or Aston which is mas okey for me kasi manila area

estimated pa lang [textspeak!] amount, mas okey for me un Camden parang mas malapit sa DLSU pero base sa search ko is no balcony, so ex na sa aston n lang [textspeak!] same street lang naman nagkaroon lang na pagitan in between kasi may ayaw magpabili ng lot daw. so sa Aston na lang ako and based kay agent baka mas mauna nga si Aston

Hi mga sis I finally decided to get a unit in Infina Towers. Confused ako at first kasi midrise talaga gusto ko and the only preselling midrise ngayon is The Atherton. Ganda sana kaso mukhang hindi commuter-friendly yung place? Parang you need a car? Yung Infina kasi is malapit sa Katipunan avenue and is only a few minutes drive to Eastwood.
Kai Garden sana unang plan ko kaso super tagal maglaunch ng lower floors tapos ang tagal ng turn over.

By the way,  yung closing fees nyo ba is binayaran nyo in cash prior to turnover, installment together with DP, or sinama nyo sa bank financing?

Yung closing fees ko binayaran ko by installment together with DP. I issued 4 checks para mabawasan iloloan ko sa bank.

Yung closing fees sinama ko sa DP.  Mga 350k din kasi yun kaya mas bet ko na isama doon. Yung friend ko hindi nya sinama sa DP so nung nagturnover na anlaki ng linabas nya 350k closing fees + 68k na bank fees sa loan + 60k turnover fees. Wala pa dyan yung improvements sa condo itself. sabi nya nga good decision na isama na lang sa DP para di masakit.

We are planning to get 1BR in Kai Garden. Maybe those who already purchased can refer me to a good agent.
I'm a Grace Residences owner, so i'm familiar with Acacia Estates. The first time, we saw it, gandang ganda kami ni hubby, meron pang Savemore inside and other shops. Downside lang, it's not accessible kung wala kang sasakyan. For me, mahirap syang iparent as staycation. The traffic is also bad especially in the morning since halos lahat palabas ng C5 road. Pero mostly naman during peak hours lang. But, overall, it's a good investment
