I really recommend DMCI Homes, the reason why I applied as an agent was just because I was first and foremost wowed by their projects.. so I was actually a Resident, applied as Agent and now paying our first investment with DMCI Homes.

Hello!

We bought a refurbished unit from DMCI at Maricielo Villas. Currently waiting for turnover na. Anyone na may experience buying a refurbished unit? Sabi kasi samin 45 days ang standard nila. Pero sabi ko nga, bakit ganon katagal knowing na kaka-refurbish lang ng unit and RFO na sa pagkakaalam namin. Gusto kasi namin makalipat na in 2 weeks.

I recently reserved a 3br unit at Kai Garden sa Mandaluyong. Medyo nagulat ako sa closing fees but may 5 yrs pa naman para mag-ipon so may time pa. Aside from closing fees, anong kasama sa turnover fees? Also, for residents ng Flair, how much ang association dues? May iba pa bang bayarin monthly sa PMO aside from assoc dues? Thank you sa sasagot

Hi, sis! Just reserved a 1BR unit sa Icho building ng Kai Garden last Sunday. Interested din ako malaman kung ano pa ang mga babayaran upon turn over. Medyo nag hesitate nga akong kumuha nung nalaman ko na may RPT for the common areas, and other extra charges kapag sa condo tumira pero mukhang good investment naman at maganda ang location, tinuloy na namin.

Sana may update or at least idea how much ang usual monthly dues ng mga residents.

hi mga sis! we recently bought a unit sa acacia estates and we'll be living there by next year. We've heard na sobrang sama daw ng traffic palabas in the morning? How bad is bad ba mga sis and are you aware if DMCI going to do something about it? Worried lang kami ni husband lately ko lang narinig yung traffic issue..

thanks sis for the info. I thought yung traffic is within acacia, yung service road pala ang prob. sana nga may mga alternatives for people living there. We still have a year (crossing fingers)

Hi! Resident of Flair here :-) association dues is more or less 30 pesos per sqm :-) I am also a licensed broker and also worked for one of the prime Real Estate companies in the Philippines and I must say value for money talaga ang DMCI. Craftsmanship is also great, even my dad is impressed when my unit was turned over when he himself is into the real estate business. The community that DMCI creates is also great, usually young families ang residents and expats. I highly recommend DMCI :-)

^Buti pa dyan ang mura. I live in One Castilla Place and our assoc dues is around 62 per sqm. So double ng binabayaran nyo sa flair. Ok naman ang community but ito ang usual complaints namin:

1. ELEVATOR- Pangit yung brand. Madalas sira. Marami na sa amin ang nakaexperience ng pag-malfunction nito. Either sobraaaang tagal ng waiting time or minsan naman nakasakay ako paakyat sa unit but nagulat ako nag-freefall ng 1 floor yung elevator. Worse experience ng neighbor ko, tumigil sa gitna  ng dalawang floors (buti di ko pa naexperience ito).

2. PMO (issue about RPT)- kaka-charge lang sa amin ng 2017 RPT for common areas last October then this Feb, nagbill agad sila ng 2018 RPT. For 2016 and 2017, october kami binill eh so gulat na gulat kami dahil nagkapatong patong ang expenses na hindi man lang sila nagabiso ng maaga. Hindi ko nga maintindihan bakit hindi nalang nila isama yung RPT ng common areas sa monthly dues just like in other condos. Take note mas mahal pa ang  RPT ng common areas na sinisingil nila compared sa RPT ng unit na derechong babayaran sa city hall

3. PMO (FINANCIAL STATEMENT)- Hindi nila binibigay ang breakdown kung saan nila ginamit ang mga funds. Hindi namin alam saan napupunta ang mga binayad namin sa monthly dues, amenities like function room, swimming pool usage of guests, parking, gym, multimedia room at sa mga penalties. Lahat ng galaw dito, may bayad. Swimming pool lang ang libre. Ultimo pest control, may bayad parin.

4. GUEST PARKING- 10 slots lang ang guest parking dito tapos 175 pa ang rate. OA lang. Hindi ko maintindihan bakit hindi nalang muna ipagamit ang unsold slots sa basement 5 for pay parking. Or better, dapat sinama nila sa planning stage yun eh. Imposible namang walang friends or relatives na bumibisita sa mga homeowners diba

Billiards at 300/hour. Di nako sure dito kasi never ko nagamit, ang mahal eh

Pest control is 350

Grease trap cleaning is 500

RPT is 83/sqm

^ Thanks for your reply sis. Medyo mura lang pala yung sa gym but I still find it weird na separate bayad. I've lived in 2 condos and I never experienced that. Yung sa pest control though talagang we pay separately.

Hello all,
I'm hoping to reserve a unit at Hinoki tower sa Kai Garden this coming reservation day on the 21 or 22 of May. Nagiwan lang ako ng check sa agent then sabi nya magbigay ako ng at least 10 options. Grabe pala preselling ng dmci 'no? By chance pala makakuha ng unit.

Anyway this will be my first condo purchase for myself (hello adulting hehe). Sa mga dmci residents na dito, aside from closing fees, ano ano pa binayaran nyo upon turn over? Kelan dndetermine how much yung assoc dues? Also, sabi ng agent average 60-70 per sqm daw ang assoc dues?
Upon turn over, may processing fees pa ba sa banks kapag bank financing? Gusto ko rin kasi makapagsave na ng mga ganitong fees while paying for DP para hindi ako mabigla come turn over.
