Hi girls.. I need help. I am an ofw. And planning to buy dmci unit in ivory tower. Wala ako alam masyado so i need your help.. As i want to know what will be the whole process until makuha ko ng buo [textspeak!] unit na bibilhin ko. And para alam kokung ano [textspeak!] pinapasok kong responsibility. Do you also know about complaints about dmci not giving condo title certificate? How to make sure not im making the right decision. And hindi ako magkakaproblem at hindi ako maloloko.

hi sis, as long as you fully paid the property makukuha mo na agad ang title, maganda and trusted na ang DMCI when it comes to quality and craftsmanship. may mga payment term kasi sis if you cannot fully pay the unit then they will give you a "contract to sell" as a proof and in the absence of the title. makukuha mo naman ng buo ang unit and finished na upon turn over once tapos ka na sa downpayment,  the balance is through bank financing (with interest)  ingat ka lang sa mga unlicensed agents para hindi ka maloko,  better if i refer kita sa agent namin he's trusted and I know he can help you kahit nasa abroad ka. Ivory wood i think is paubos na, may bago sila sa area Maple Place yata yun, ask mo sa kanya. anong email add mo or contacts ipapa contact kita sa kanya.

Me and hubby are interested sa Asteria in P'que. 2018 turnover. Iniisip ko lang if kaya namin since we are planning to build a house overseas too. Sabay sabay gastos.

^We will be neighbors if ever magtuloy ka sa  Asteria :-) I got a unit there, sa Arista sana kasi RFO na kaso anlapit masyado sa airport, so nicheckout namin yung Asteria and okay naman.  Gusto ko kasi  around Paranque pa rin, to be near my mother´s house  :-)

Hello mga sis, I am a single mother with two kids and by the coming years nagiipon ipon na talaga ako for a condo unit for me and my kids. I was considering Asteria din in Paranaque pero medyo matagal pa nga. Do you have any recommendaions ng other DMCI properties na maybe near Taguig. Thanks!

Hi mga sis - anyone here living in East Ortigas Mansion? It's a relatively old project ng DMCI sa Ortigas ext. Any feedback mga sis - like how's the internal PMO, how much roughly yung monthly dues, etc, and most importantly, given na binabaha yung area, anong mitigation nyo dun as home owners dito?

For everyone mga sis, anyone sa inyo na nagka-problem if you want to renovate your condo? Gusto kasi namin na upon turnover eh baguhin yung flooring, pati walls, and ceiling. Wala namang titibagin na parts ng unit, more on papatungan lang talaga (for example, papalitan yung tiles ng floors and yung walls). Since mejo old school kasi yung current na itsura ng unit, gusto kasi namin na gawing mejo "modern-theme" naman yung space namin.

--AFAIK sis, kelangan magpaalam kay PMO pag may gagawin sa condo. May tinatawag tayo na "construction bond" for changes na nabanggit mo regarding tiles,etc) P100,000 for one unit then pag tandem 200k. Pero refundable naman sya. Parang security deposit sya.

^^ 100k for the bond??? Has it to be check/cash? Why not just get a comprehensive general liability insurance? I had this one before when I renovated my unit in Avida. I just pay the premium of 600 pesos for a 150k coverage of liability.

^^hala ubod naman ng mahal yang 100-200k na construction bond! Bakit super mahal ng bond dyan sa condo na yan? Contractor ako and lahat ng nagawa kong dmci projects, nasa 20k lang ang bond. Yung nagawa ko sa alveo, 50k. Pinakamahal na yung sa century, 60k.

^^are you talking about post turnover construction bond? 20k lang talaga bond nung nakapagrenovate ako sa Tivoli, cypress and magnolia before. Baka naman pre-turnover bond yang 100k pag hindi pinakabit lahat ng finishes. Kasi unit owner ako sa castilla and lahat ng future neighbors ko, 20k din ang alam. They consulted pmo na kasi as early as now.

Considered bang major renovation yung pagpalit ng tiles and wall accent (mirror), and probably drop ceiling (if budget permits)?
Hopefully nga hindi talaga ganun kalaki.

^oo sis mukhang major na yan kung may ceiling and tile works. Ang minor lang, mga painting works, cabinet.. Mga ganun lang. Sana mastandardize nila for all projects, hindi yung may nasa 20k, 50k, 100k, 150k..
