Does DMCI projects have a common parking area aside from the slots that are sold? Ours is not from DMCI kase but from Filinvest and we are having major issues with parking spaces now. When the unit was offered to us, the main selling point to us was the common parking area because 1/3 lang ang allocated parking spaces nila. Meaning, 800++ units pero ang total parking spaces nila was only 300 something. So obviously, wala kameng nabili and we just relied on what they said na may common areas naman. Lo and behold, naglabas ng memo this week na yung walang parking slots can no longer park inside the community. My husband is super stressed, we can't leave our cars sa highway lang or what. Masama pa nyan, hinde pa open for leasing yung ibang parking spaces.

Sa DMCI ba meron common areas for parking or wala din? Weird kase sa Bali Oasis, may common areas for parking. Ewan ko ba dito bakit wala and bigla na lang nag decide na hinde na kame pwede. I swear, gusto namin mag file ng complaint for misleading sale. Like I said, eto yung paulit-ulit namin na siniguro sa kanila before we closed the sale kase we knew nga na issue ang parking spaces sa condo.

^^ ive learned my lesson the hard way as well, brokers will say anything to make a sale! The broker said assoc dues will be at 50-ish per sqm, actual is 100/sqm (in the case of smdc). im a condo dweller for almost 10 yrs, parking is always a big problem, whether  existing condo or new devt. Old condos do not give permanent free parking, some condos  give temporary free guest parking (limited #hours).  in dmci acacia  estates at the early stage of devt they offer free parking pa, now hindi na. Thats their prerogative.  Same experience with smdc. its the brokers  who  almost always misrepresent.

^That's true. The management told us that they sanctioned their brokers who misrepresented but apart from that, the unit owners are left to deal with the misrepresentation. Ok lang sana if the community has a slot per unit eh kaso more than 50% talaga will be left to suffer. Nakaka stress talaga.

Anyone here bought a unit in Levina - Selene Bldg? We just got a notification from DMCI na madedelay ang turn over from November 2015 to July 2016. Awww.

sis twelvth_goddess, sa amin sa East Raya, walang common parking. Meron pay parking (100/day) but for only about 15 cars and for sale pa ito. Pag may bumili, mababawasan.

Stress din kami pag nagstay kami dun, we have to park outside at our own risk. Tapos biglang may MMDA na manghuhuli (pag walang pangmerienda) sasabihin no parking. No choice but to park to the nearest gasoline station, or tyempo ka ng available pay parking na napakadalang naman (or baka dapat suhulan ang guards).

Nakakainis minsan, minsan wala pang ilang minutong nakapark sa tapat eh pinapaalis na.

to those who bought dmci condos in QC or manila, do you live in it or rent it out? It seems kase everyone is saying buy a condo then rent it out... but with the high cost of the amenities ang hirap makahanap nang good renter... I wish dmci would make a condo without the "extras" = pool, entertainment area, gym, etc...  ang gusto ko lang sana kasama is parking lot and a clubhouse/garden/playground.

Kapag gagawa ng condo ang dmci na walang extras feeling ko di gaano papatok kasi mostly eh nasa list talaga ang extras kaya bumibili ng condo kasi isa sa advantage yan ng condo eh than to any other living homes.

I have wished before that DMCI would be able to build a condominium that is only for business purposes only. No high cost amenities. But lately, I realized that it may be possible but it's not good since like what you have said condo buyers or renters somehow look for quality amenities, well if high quality it is equivalent to high cost.

dmci seems to have lower priced condo compared to other developers sa napansin ko. We were looking at bali and one spatial by filinvest and there is a nearby dmci proj (mirea) in that area. lumalabas the 2br of the dmci is cheaper than that of one spatial because of the floor area. bakit kaya? mas malayo sa marcos highway si dmci pero carry naman. anyone here looked/invested at mirea?

Hi sis, sa Rhapsody ako nakatira. For me, okay naman location nya. Paglabas mo ng property, daanan talaga sya ng jeep (sagana sa jeep!) papa-Sucat or Alabang/Starmall. Ang prob lang medyo bihira ang taxi, madalas may sakay na yung dumadaan. Pero if may car kayo, wala naman prob.

From Rhapsody here. Yes, meron foul smell before dahil ata sa lake yun. Pero ngayon, okay na. Regarding association dues, more or less 3k per month bayad namin including water.

Has anyone here bought a unit in Levina Place in Pasig? Meron bang pupunta on the 30th? I heard merong event/open house on August 30 and the event will be held at Levina Place Clubhouse. Gawa na pala yung clubhouse. We are very excited to see the progress ng construction in actual. Hope to see you there future neighbors!
