we are still paying for the monthly amortization ng unit. if we want to pay the remaining balance by cash, paano po ba ang computation?

parang ganito ba?
contract price - total amount paid = balance (eto yung exact amount)

or,

contract price - total amount paid = balance without the interest

any idea? ang hirap kasi, ang bagal ng feedback sa email. wala pa naman kami schedule ng uwi sa pinas para personal sana makuha.

Kapag bank financing, depende po kung anong banks. May mga banks kasi na may charges or penalty for early payments. And depende rin kung ilang years ang fixing niyo.

Kapag wala namang penalties, it's just the charges plus the remaining principal. Take note na hindi basta dito binabawas iyong total amount paid kasi sa mga unang taon, mas mataas ang napupuntang bayad sa interest kesa sa nababawas sa principal. PWede niyo itong iverify sa breakdown ng payments galing sa bank. Though it appears na same ang monthly payments, pag breakdown, mas matass ang share ng interest kesa sa principal at bumaba sa katagalan.

Pwede niyo kontakin iyong agent/broker niyo pero usually, dapat kayo mismo may copy ng breakdown.

^ yung factor rate ng contract namin ay nasa 2.275 yata and 5 years to pay yung pinili namin.

^based sa binigay mong data sis, 20% ang DP, balance is 5 years to pay @13% per annum yan. Mas mahal kasi pag in-house compared sa bank financing na nasa 5% to 7% fixed for 5 years. Pa-assist ka sa agent/broker mo sis lalo na wala pala kayo dito para makahingi kayo ng computation assuming magbabayad na kayo  in cash. Check mo rin iyong copy ng contract niyo sis, iyong Annex A, may breakdown ng dates at payments doon para may idea ka kung magkano pa balance niyo.  Ang sigurado ko ay hindi cash price - total amount paid kasi sa total amount paid, kasama doon ang interest.

Hi! New here. Gusto ko lang sana i-ask if binabayaran din ang Real Property Tax ng parking slot sa condo? Kasi I came across this computation and table. Of course hindi ko din masyadong naiintindihan, pero the table suggests that from Assessed Value 0% ang taxable estate value. Sorry for the terms, just need to know and if someone knows a thing about this =(

Assessed value of parking is at Php 152,000.00

nasa SOA pala yung balance. bale principal balance ang tawag. hindi sya total contract price - total amount paid. yung principal balance is actually the total balance without the interest. grabe, parang half ng payment namin napupunta sa interest. mas pinili namin ang in-house kasi less hassle sya and hindi na namin iisipin kung magkano pa ang iapprove na amount if ever bank financing ang pinili namin.

^maganda sna sis if nagpa assess muna kayo sa bank. Depende sa agent/broker or kung sa DMCI nyo mismo ipa assess, di naman inaabot ng 1 month basta kumpleto documents nyo. Nakapag pa approve ako ng in less than a month kasi very cooperative sina clients Half sana sa interest ang natipid niyo

@mommykitty1, yes binabayaran ang tax ng parking, pati na service area if meron ang unit niyo. Pati na rin common area, pero separate ang bayaran kasi hati-hati ang homeowners sa pagbabayad.

^Ang 3BR (48 units sold out for the first 2 bldgs) sis ay nagrange sa 4.727M to 5.557M.
Ang 2BR naman (total 226 units, about 10 units available for the first 2 bldgs) ay nagrange sa 3.665M to 4.533M.

Wala pang advice kung kelan mag open for sale ang susunod na buildings but if you are interested sis, lalo na pag 3BR, advice mo iyong broker or agent na inform ka kaagad.

Update lang, malapit na mag open for sale ang 3rd building ng Ivory Wood sa Acacia Estates. If you are eyeing to acquire a 3BR unit or may particular unit kayong gustong makuha like facing amenities above the ground floor, launching day is the best time to reserve. Usually kasi, after the launch, ground floor units with larger unit area (more expensive) na lang ang naiiwan

Meron din RPT ang common areas sa ibang developers pero minsan, isinasama na sa association dues. Nagkataon lang na ang DMCI ay hinimay himay na ang mga binabayaran about 2 years ago
