Sad wala na ako nakuha 1 bedroom sa Brio..

Swerte nakakuha kami ng 1BR sa Brio 45sqm. Hindi na ako nag eexpect pero last tuesday tumawag agent ko may available unit daw. Ang pinagtataka ko hindi na kami sumali drawlots, kaya ayun pinareserve ko na agad 😄

Hi there. I just want to ask sana, kasi i live din in a dmci condo. And biglang i received a bill on real property tax on common areas for 2013 and 2014. Talaga bang the unit owners are the ones who should be paying for this? Biglaan kasi. And parang it makes you think where the association dues we pay monthy go. Arghh! Thanks!

Saang DMCI condo ka?
Nun kasing nag turnover ng unit sa Arista, sinabi ng PMO yun, na yung property tax ng common area is sagot talaga ng homeowners. And according to her, kaya nung time na ni-receive ko yung unit, is wala pa sa bill yung property tax bill is because may mga kelangan pang papers na ayusin. Basta something about transfer ng property sa homeowners, or percentage ng completion ng buong property. Hindi ko na masyadong inintindi yung part na yun e, kung kelan magsisimulang magbayad homeowners ng property tax. (hehe)...

Better check na rin yung mga documents na binigay sa inyo when you received the unit - feeling ko nasa manual yun e. Baka kasi ibang case yung sa property nyo.

We also pay for the common area's RPT also the electric water bills. I think it is because binabaan nila yung per sq. ft kaya ang nangyari residents na ang nagpe pay ng rpt. If you jotice before wala kasi nakasama na sa per sq. ft. But now from what I understand binabaan nila per sq. ft but yun nga lang tayo na ang magpe pay ng mga dating inclusive sa condo due. Which I think mas napapamahal nga ako every quarter. Dati kasi max ko na is 5k now minsan i have go pay almost 8k pag quarter kasi kasama yung RPT

Almost 100 inlcuding the parking. Di naman nagagamit yung unit rin, investment lang. Pasig area lang yung unit namin.

to those who bought dmci condos in QC or manila, do you live in it or rent it out? It seems kase everyone is saying buy a condo then rent it out... but with the high cost of the amenities ang hirap makahanap nang good renter... I wish dmci would make a condo without the "extras" = pool, entertainment area, gym, etc...  ang gusto ko lang sana kasama is parking lot and a clubhouse/garden/playground.

kami din nagulat, may RPT sa common areas. We also suggested if kung puwede bayaran ito in advance so we can have a discount pero wala pang reply from PMO. Anyway, I think dapat si Homeowners ang nagbabayad niyan pero wala ata tayo magagawa kundi sumunod sa kanila.

Mas malki pa yung annual na ginagastos sa rpt namin sa condo compared sa village annual homeowners assoc fee. Well cant complain na rin kasi ginusto ko naman and alam ko naman na mas malaki talaga gagastusin namin. Good thing lang is if we have visitor na nahihiya sa house tumuloy, we just lend them our unit, para may privacy rin sila.

anyone here bought a unit at one castilla place? someone is offering us a 2br 54sqm unit for 3.3M. Is that a good price? is it not small for a family of 4? From what I know from the internet this is not yet complete and turnover will be in January2016? I'm wondering how much would be the assoc dues here and other regular fees with the bldg (not included syempre the electricity, water, etcc... since that will depend on you). Would there be probable renters in this area? Alam ko kase residential area ito... Also, how is dmci with regulation of visitors/guests? napansin ko kase sa avida when we visit our friend hindi sila mahigpit and madalas madaming students na nagppractice sa grounds ng mga school proj/dance nila

sis miksha, ask mo po anong unit number para macheck ko. Malalaki ang units ng DMCI so tamang tama lang ang 2BR if 4 lang kayo. Share sa room ang kids. If ever mas gusto mo ng mas maluwag, may 3BR pa na available sa One Castilla. Wala pang figures sa assoc dues and other fees since wala pang turnover ng project. Regarding security, usually kapag visitor, iniinform muna ng guards ang unit owner bago nila patuluyin unless frequent visitor ka na at kilala ka na ng guards.

Regarding sa RPT ng common areas, hiwalay [textspeak!] ang bayad sa unit. Pinaghahatian ng lahat ng unit owners ang RPT ng common areas.

sis, iyong association dues ay for the payment of utilities sa common areas, like the electricity, security, pool, and maintenance cost of the common areas. Hindi kasama ang RPT ng common areas sa assoc dues

hi sis, last May 2014 naturnover sa amin yung unit and we paid around 50k+

share ko na din ang experience ko when we tried to contact DMCI Leasing. nasa options kasi namin na paupahan na lang yung unit. Nagsend kami ng email sa DMCI Leasing as instructed sa website last 2014 pa, but up to now, wala pa din kami narereceive kahit confirmation lang na nakuha nila yung email namin. Take note, im trying to contact them through FB and twitter account nila since then kasi wala kami sa Pinas and yung lang ang mas convenient way para macontact sila, but wala pa din nangyayari. Lagi na lang kami naghihintay sa sagot nila.
 
Compared to what happened before na parang hindi nagkaintindihan when i requested to view our unit if ready na after the construction. Ang bilis nila mag entertain sa email and even nung nagpunta kami, 2 pa ang nag assist sa amin, kasi pala kala nila kukuha kami ng bagong unit
