Im not siding with the guards sis ha but of course sa dami ng residents mahirap rin naman mamukhaan lahat. Having id is fine with as long as my family will be safe. I dont mind paying 100 if its for my own security rin naman.

jusmio our pmo is going to charge nanaman the insurance of the common areas sa amin. They gave a little paper announcement lang wala pa din official document showing the amount of the insurance.

What is dmci managemnet doing about this? Nakailang follow up na ako sa request namin for transparency. Walang action. This unit will be even more difficult to sell kasi they have two more projects in Pasig so we're stuck here?

eto pa before pag malamok  nag fufumigate now muka nang mosquito farm ang east raya never pa this year nagfumigate. San napupunta ba tlg ang pera?

@ princessC I agree ano nanaman yan? while i think this should be implemented kasi nga kung sino sino pinapapasok ng guards.. ang mahal naman ata ng 100 each? may tubo nanaman? how much lang ba ang piece of paper na pinalaminate. nakakagigil naman.

^ why don't they just include that as "operating expense" nila and not charge it sa unit owners? problema nila sa security yan eh, bakit sa unit owners icha-charge? ang companies nga hindi china-charge ang mga empleyado nila ng ids e. unit owners pa, e hindi nila empleyado. grrrr.

Yes but have u guys seen any official documents from BIR? or whatver government agency's asking for the payment? Here in East Raya we haven't and we've been here since 2011. Its not the rtp that im questioning per se if uve read my previous posts, its the fact that they can charge us for bills  we dont see. Who's to say that these figures from the pmo are accurate? When we don't have an organization who's doing any form of accountingin behalf of the unit owners, people looking into the expnses and income of the PMO.None that I know of atleast.

I haven't heard an explanation from them its been weeks months even.

i dont know about you or the others but, we dont have an infinite well of cash. Every single cent is hard earned so I might as well find out where it is going.

 As for the pvc ID as far as I know even pvc type IDs should not cost a hundred pesos each, my brother supplies pvc ids for an organization he charges a hundred per piece syempre may tubo na yun. Sana lang talaga walang kikita dyan sana lang talaga.

Also talked to an agent last week kasi nga we want to sell the unit, she said medjo imposible daw mabenta sa tamang presyo the unit here so I dunno our convo was cut short. I guess it means if we sell it palugi? Kala ko pa man din pag property ang ininvestan nag aapreciate.

It is posted normally on the bulletin boards. If its not there, we can ask naman from pmo and they would show us. As for our cash, before we bought our units we did our research of possible charges that we will incur in case we will oush through. So. We are prepared for all possible expenses  before we bought ours. We did our research first if kaya namin yung possible na gastos if condo ang bibilhin namin. Compared to village annual association due sa village talaga where we have our house, mas mahal ang condo. Our annual there is 15000/yr and that is GH pa but since we chose to buy a condo unit we already anticipated the possible charges like rpt, insurances and all.

^Hi  it is not posted in the bulletin board. This is actually what I have been asking the PMO to do since December. That is why I have also been talking to the dmci customer service people . No reply until now from pmo and customer service, I haven't  gotten any feedback.
First time I talked to the pmo they told me they would have to check muna mag meeting muna or something kung pwede ipakita. Sana nga ipakita nalang nila diba?

Also, yes we did our research, my husband and I.   I for one lived in a condo prior to moving here. Lived there for 2 years so Im familiar with the monthly dues. My family rents out two other condos from other developers and we've never had to pay this much for monthly dues.

It wasn't always like this in east raya,  our monthly dues never reached 5k in 2011 to 2012 . Prior to moving here when we asked owners they told us 2k plus for monthly dues and thats it. They told us to assume it'll increase over time pero not this much!! 
I was actually very happy here during our first few years It was only when we changed our pmo that we started seeing exorbitant amounts in the monthly dues. Almost monthly we'll see extra charges. And that 10k January bill monthly dues. Who would have expected that?

I am posting here because we have already talked to our pmo a dozen times and we have grown desperate (my neighbors and I) because we weren't getting any replies.

How can we guarantee that the figures in bills are accurate? So paano we let the pmo dictate nalang kung anung amount ang gusto nila ilagay sa bill? Thats whats happening here eh. Kung 5k lang okay lang eh pero umaabot kmi beyond 5k pa minsan for monthly dues.

Kung sayo okay lang. Sa amin dito hindi na eh.Marami nang umaalis sa inis leaving their units empty! Kasi hindi mapaupahan agad. Ewan ko malapit naman kami sa ortigas. Must be the monthly dues, turnoff nga naman sa tenant yan ganyan kamahal na assoc dues.

Relax bakit parang sa akin ka nagagalit, eh sinasabi ko langhow it goes here in rfr. We cant always have what we want. Mas vigilant lang mga residents dito na mang ulit sa pmo and we have representatives each buildings na sila mismo ang nagco coordinate with pmo. We dont also get everything we want i think kahit saan naman may problema eh.

So dont always assume na everything is okay sa akin. Parang ang init ng dugo mo sa akin eh

Ewan ko nga ba bakit wala kaming ganyan. We've tried talking to the pmo people, First time I went there they told me pagmemeetingan daw kung pwede ipakita the actual bill ng common areas. Next time we checked sabi ipapakita daw kasabay ng susunod na bill. Then they sent out small pieces of paper na may figures na galing din sa kanila hindi pa din official. Now naman they're saying hihiramin pa daw yun bill sa head office.  So now March na theyre billing again for the insurance wala pa din kaming nakikitang kahit anung official bill ng East Raya.

Although when I talked to a customer service agent from dmci in January she was attentive naman she said kasi ang bills diretcho sa pmo. So ano tong sinasabi ni pmo na ipupull out pa sa headoffice?

I dont really mind paying kung ganun talaga ang amount eh, say thats really the amount meralco is asking for the bir is asking for, pati the insurance company. Wala kaming magagawa we just have to shell out more. But if they expect us to pay that much syempre people will start asking. Nakakafrustrate na walang maipakita.

Im hoping dmci can do something about it. They're selling more properties in Pasig this is not really good for their sales for their reputation. Kasi those who would want to buy would ask us about our experience first.

As for your pmo issue what i can suggest lang is have a representative from each building. Then when you pay, ask personally dun sa pmo nila yung copy, sometimes ganun ginagawa ko. Di naman nila di pwedeng ipakita sa atin yun lalo na we own the hallway, lobby, etc.

Ay naku dont expect customer service ng dmci. Useless. Have you got your titles na ba? It should be with you after a year. Yung akin i have to scare them pa that i will sue them if they will not give me the titles on times since BDO paid them in full yuung unit ko a year ago. So it turns out na pinabayaan nila, it sped up lang after the incident of scaring them with a lawsuit.

Dapat you and other residents ng east raya should coordinate and set a clubhouse meeting with them. Usually they would bring a dmci representative from main office if mangyari yun. And also like what I said, dapat may representative kayo each buildings para sila ang mangulit ang sa PMO rin. Minsan it takes super kulit people to make PMO work, just like here.

south din kami sis. waiting mode sa tawag para sa turnover..prob din namin laundry since 2 bathroom namin baka dun nalang ipwesto yun automatic washing at drying area.

Mga sis na owners ng dmci units based sa overall experience nyo would you recommend a friend na bumili ng unit sa kanila?

Over-all experience with DMCI, very good. Wala pong problema. Always on hand naman po to assist. I'm not sure lang sa ibang properties ng DMCI.
