^4.6M ang selling price ng seller you mean? the price of the property has nothing to do with the bank appraisal. may sarili silang appraising procedure, of course andyan na yung icoconsider nila ang location, etc and the other details we don't know. The bank will conduct their own appraisal, at dun lalabas ang loanable amount, normally it is lower than the selling price.

para naman sa approval, syempre pag-aaralan ng bank ang credit standings nyo, based sa capacity to pay, sa take home pay din ninyo. may tinatawag din silang credit parameters, based from experience, hindi nila ito dini-disclose kung minsan. then kung may existing delinquency, most probably hindi kayo ma-approve.

Hi sis, ang alam ko wala namang minimum amount sa ganyan.. if you can pay everything sa anniversary diba dapat matutuwa pa ang bank?
 

Hello would anyone know my concern. Bale naka 10 years loan kami tapos yearly repricing.
Balak namin mag balloon payment for our anniversary date this dec.
Bale ang plan namin itira is 300k nalang for house and lot.

would anyone know kung meron silang minimum amount for loan? or ok lang kaya na 300k nalang ang loan namin sa bank?

^depende sis, but normally kung ipa-pay off mo na ang utang mo sa bank hindi masaya ang bank, kasi nawalan sila ng kita, projected na nila ang kikitain nila sa iyo eh

^^ usually sis may minimum amount if mag a-advance payment ka. Sa case namin at least x6 ng monthly amortization para makapag-advance payment kami. Sa BPI to.

Hindi ko rin alam na pag naka fix interest ka like for 1 year. Sa renewal loan mo tataaas na pala ang interest rates. Pero pwede naman tumawad. Hindi ako nainform dito na iba pala introductory interest  pag new loan nila compared sa renewal of loan interest.

yearly magbabago interest rate??

assess mo sis kung ilan years mo sure mababayaran dun ka mag fix interest. Just my opinion.

Hello mga sis, start na next month ang monthly amort namin. Sa BPI kami fixed for 5 years @ 6.88%.
Next target is pagawa naman ng bahay

this is not the same for all banks sis @momlory. we got ours na fix interest for 1 year at 5.5% pero when it got renewed we were still given the same interest rate fixed pa for 3yrs. kaya we're on that 5.5% rate for a total of 4yrs
