Getting a Housing Loan (Thread 3)

i don't know sis pero sa metrobank kami na approve. ka tie up kasi ata ng metrobank yung village na kinuhanan namin ng house and lot kaya siguro hindi ganon ka strict. our 1st year was at 5.5%. tapos we just got our repriced rates for 3 years still at the same 5.5% rate. thank God at mababa pa rin ang interest rate na binigay sa amin.

sis, ang mahal naman ng interest rate nyo.. sang banko yan? why not try changing bank?
 

house construction ang kinuha namin sis. collateral was the lot. we got a the loan for P4M. initially 5.6% ang interest for the 1st year, then 8.25% on the 2nd year, 7.5% from 3rd up to this year, nataaasan na ako sa 7.5% pero nagulat naman ako nung nakita kong 9.5% ang bigay sa inyo ng repricing rate.

^oo nga eh, Chinabank ang loan ko. naiinis ako ang taas nga. di ko pa na-research ang cost involve kung sakaling ilipat ko sa ibang banks, but I think there will be annotation fees for that.

kung ililipat ko rin lang ng ibang institution, I am also considering Pagibig instead na bank, since 6M naman ang maximum loanable amount. wala pa akong masyadong time pag-aralan kung san ako mas makakatipid eh, baka at the end of the day magkagastos pa ako ng malaki kung itatransfer ko pa, so might as well stay na rin, anyways, di ko naman plano tapusin yung terms eh, plano ko sya i-shorten para mabayaran na lahat.

I have a question. Yung friend ng mama ko got a housing loan from Pag-ibig. Unfortunately, di nya na masustain yung bayad. She is now selling the house. My question is pwede ba ako mag apply ng housing loan sa pagibig and then yung pag ibig yung magiissue ng payment sa kanya then ako na lang magtutuloy sa pagibig? Thanks!

kakabasa ko lang nito...kakapirma lang ng tita(my SPA) ko kanina, medyo na-late ako. Offer sa amin before is 6.75% fixed for 5 years. Tapos kanina kausap ko sa phone yung Chinabank rep., nabago to 5.5% fixed for 1year. Tinanong ko kung ano ang posibleng maximum interest after a year ang sinabi nya is 8%. Medyo nakakakaba na baka magulat na lang ako after a year eh sobrang taas na ng interest.

^mataas sa Chinabank sis. If you try to check BPI or BDO, the last time I heard from my officemate, they give up to 4.5 to 5% fixed 5 years.

^sis, thank you sa info...naka pirma na kasi Tita ko kanina. Medyo nahuli lang talaga ang info na nabasa ko from you. Hindi kasi kami ang mismong nag-apply sa kanila, yung developer na. so kung ano yung unang na-approve nag-Go na ako. Matatapos na din kasi DP ko dun sa property na kinuha namin. Ayaw ko naman mabitin and mag in-house kami...mas lalong malaki ang interest

Hi mga sis! Ask ko lang, ngayon ba, may change na madecline Pag-ibig Housing Loan application mo if merong delinquent credit card? Kasama kasi siya sa eligibity requirements, "4.Has passed satisfactory background/credit and employment/business checks of the Pag-IBIG Fund;"

Hi mga sis new here. Im torn between 10 year fixed or 5 year fixed for 10 years. Given rate to me is 7% for both. Security Bank po. Help!

^i-negotiate mo pa yan sis, ang BPI and BDO kaya pa sa 5% alam ko eh.

Mababa na yan kasi fixed for 5 or 10 yrs. Yung 5% na sinasabi nya for 1 yr fxd rate lang.

^nope. mataas yan sis... annual repricing ko sa Chinabank this year is 7.5% eh, 0.5% lang ang difference tapos yung kanya naka tali pa ng 5 or 10yrs.

Hi mga sis, ask ko lang if meron ng may loan dito sa bdo tas nag worry kasi ako sa interest rate. Meron ba kaung data ng mga previous interest rate? Nalalakihan kasi ako sa 11% kung fixed ng 15 years. So parang mas prefer ko [textspeak!] every year nagchange. Thanks.

Thanks sa mga replies sis. Ang una kase na approve saken sa Security Bank is 5year fixed for 15 years at 7% din. So ipapabago ko sana nagpauote ako ulit ng 5years fixed for 10yrs, 7% pa din. Bakit kaya hindi nagbabago?

Sa bdo bumaba last year is 7.5% ngaun 7% na lang.

Kung ano yung current rate, yun talaga except for 1 year fixing kasi bigger income nila dun in the long run.
