^pwede naman sis yan, kaso alam ko may certain years or amount na dapat ng existing loan mo ang pagbabayad mo bago ka magloan ng house construction, double check this with your bank. then pag nagfile ka for house construction, yung lot mo ang gagawing collateral ng bank for your new loan.

^wow ang taas! sa repricing rate nga ng Chinabank sa amin na 7.5% natataasan na ako eh, mas mataas pa pala sa PSBank.

Got our housing loan from Security Bank. Ok ang appraisal nila at mabilis. Mabilis din release ng LOG. Pero after that, piecemeal na sila manghingi ng additional requirements and very poor customer service. Wala ka makausap pag mag-i-inquire ng status. Kung meron man, pasahan naman sila. If you're getting loan from this bank, you really have to be very patient.

Kami kasi yugn repricing kinuha namin, last year our rate is 5.5% fix for 1 year. Not sure ano interest rate now for repricing.

house construction ang kinuha namin sis. collateral was the lot. we got a the loan for P4M. initially 5.6% ang interest for the 1st year, then 8.25% on the 2nd year, 7.5% from 3rd up to this year, nataaasan na ako sa 7.5% pero nagulat naman ako nung nakita kong 9.5% ang bigay sa inyo ng repricing rate.

The problem with repricing is in the dark ka kung ano ng rate after ng fixed years mo. they couldn't give a projection din. All their saying is with the influx of foreign banks kelangan ng local banks maging competitive. But no assurance pa din.

^tama... may advantage din naman kapag annual repricing, kasi pwede kang makipag-haggle sa bank ng rates lalo na kapag every year nagba-balloon payment ka for your existing loan.

^Sa annual interest repricing diba yung current rate ng interest for the year ang magiging interest mo?  Bakit parang ang taas interest annually?

It really fluctuates that's why we opted for fixed interest rate instead.

Gals, nung nagconduct ng CI ang BPI sa inyo pinuntahan pa kayo sa office?

Sa case ko kasi, ako ang nag-fill up ng application form online. Pero ang pinuntahan na office is yung sa husband ko. Nagkataon naman na wala sa office yung husband ko so di sila nagkausap.

Is this normal on BPI part? Na personal na i-CI ang nagl-loan?

nagtry din ako mag-loan sa BPI. in my case, hindi naman sila pumunta sa office (or hindi ko lang alam?). pero tumawag sila sa HR. nagvalidate ng mga info na nilagay ko sa form. wala ring nabanggit ang hubby ko na pinuntahan siya sa office nila.

^Thanks sis. Actually this morning, nakatanggap ako ng email from BPI saying Conditional Approval. We just have to submit loan requirements to finalize final approval (appraisal fee of 5K, copy of title, real estate tax declaration)

Ang weird lang din kasi may loanable amount na sila na na-set kahit na dipa nila na-a-assess ang property. Ang bilis lang din kasi nagfill up lang ako ng online application form april 30, after 5 banking days conditional approved na agad.

sis samtorini, ganun talaga. based pa lang yan sa income mo/nyo. pero sa final approval  (after ng appraisal) mo malalaman, kung magkano talaga ang iga-grant sa'yo.
