hello po, i need your help sisses..

I am the principal borrower for a home loan, and i think i have enough to support my application. Unfortunately si hubby may credit card na ndi pa nabayaran, will this affect my application?

Hello! I'm new to this thread. Just to answer your question, yes, it MAY affect your loan rate and approval. I got a housing loan January of this year. Ako din a principal borrower and my husband also had unpaid credit card bills that I did not know about. The bank called me several times informing me of the bills that needed to be paid. Hanap naman ako ng hanap, eh fully paid naman ako lagi, haha! Yung husband ko walang alam hindi din nagsasalita. We did get our loan approved after i paid off his bill. I've had a good relationship with my bank since I was in grade school through my mom, so they know me already. Medyo lakasan mo nalang siguro sa bank manager mo din :)

hi, we were about to apply for bank financing for our condo. Just want to ask what bank has the lowest rates today? Thanks!

I don't know the rates of other banks, but the rate I got approved for is 6% locked for 5 years with BPI Family Savings. :)

^sis when ka nagapply for a housing loan? when I check on bpi website 6% na ang per year nila. Tama ba ito?

I applied this January, got approved less than 2 weeks later. Yes, Rate i got was 6% locked fro 5 years.

Hi there! I'm new as well in this topic, any response and tips will be greatly appreciated. I wanted to apply sana for a housing loan, I have a small business, my papers naman are complete (registration and all). Hindi sya kalakihan though but enough to help naman sa family ko and to pay ang loan if ever. What do I have to consider, how do I even start, what do I have to remember and to take note of. If some are willing to share esp yung with the same case as mine na hindi employed but with a small business. Mas madali ba maaprove pag employed? Wala rin ako co borrower ako lang. Ano usually ang financial background ng mga
Naapprove. Maapprove kaya ako? Please help, I really need feedbacks thank you in advance.

BPI imo... They have great customer service and the managers want to get to know you on a personal level. Unlike BDO. Ive had so many problems with BDO in the past, di ko na mabilang. Initially 6.8% binibigay sakin pero nung nakiusap ako na sana ibaba pa nila, they gave me 6% :) plus anytime i have a question i can just call or text my banker and have her make changes to my loan without me having to be at the bank.

^In addition to hindi masyadong flexible si bdo. Like kung gusto ko magwithdraw ng lagpas sa max amount ng atm ko. Need ko pumunta sa mismong branch kung saan nakaopen ang account ko. Since masyadong malayo yung branch ng account ko. I need to pay 100 nalang para maka withdraw sa kanila.

Si bpi kahit saan pwede. Pero si bdo till sunday bukas ata sila. Unlike si bpi na monday to friday lang.

Tama ba sa mga sabi sabi na mas maganda daw magloan sa Landbank instead bdo and bpi? Mas mababa daw rates.

^pag employee ka ng landbank na meron silang competitive rates compared sa bank or other house loan. Not sure ako pag sa labas. Better ask them. Balitaan mo kami sis :)

80% nga lang na-approve sa amin sa pag-ibig. iniisip ko pa nga kung itutuloy kasi naghahanap din kami san pwede kumuha ng remaining 20% na pambabayad e.

tama ba na 180 days from the date of notification of loan approval usually ang period wherein dapat maipasa mo na yung mga requirements sa bank?

It depends. Ours was 30 days pero 1 week lang namin ginawa since readily available naman na.

I think it has to do with the interest rate they gave you kasi it changes from time to time.
Promo rate yung sa amin kaya may deadline.

how much usually na-aappraise yung house and lot? is it almost always lower than the selling price if the developer is not affiliated sa bank? how much lower?

Usually, same lang sis pero kapag hindi affiliated sa bank, nsa 70% to 80% lang ang inaapprove nila na pwede mong i-loan. Kapag affiliated naman, umaabot ng 90%.

Hope someone can help,

Every 30th of the month ang due ng MA namin but last december nakaligtaan namin magdeposit before we went out of the country, I am trying to call and email  my banker di naman sumasagot samen. Tanong ko lang paano ba icacalculate ang babayaran ko for the late payment for the month of december? ilan percent ang charge nila? also,kelan nila yun idededuct sa account namin since naka autodebit siya sa savings account namin? by the way, it is with rcbc savings.

Nasa contract niyo sis if magkano ang interest for late payments. Meron naman silang grace period bago nila i-consider na late payment so if nakaligtaan nyo pero pinondohan nyo naman kaagad, baka pumasok pa sa grace period.
