mababa yong binigay sa akin ng Security bank, so ngayon, i'm trying sa pag-ibig naman to check magkano.  so far mas mataas appraisal.  sana nga maging ok kasi i was now only given by the seller until sept kung talagang bibilhin nga yong binebenta nila.  sana maging ok.  pinaupdate ko rin kasi contribution ko sa pag-ibig kaya medyo natatagalan.  sabi naman ng pinsan ko na nag-aayos (they are licensed property financers), ipapa-expedite na lang niya once ok na lahat.

^Home loan at 5 years fixed yan sis? Mababa na ang 6.5% if sa BDO, current rate sa home loan nila ay 8%. Iyong 1year fixed ay 7.75%.

I would like to know kung san mas matagal magprocess ng loan take out sa pagibig ba or sa bank loan?
Ang sinasabi lang kasi lagi ng developer at agent mas matagal daw sa pagibig. Pero totoo ba yun?

definitely sis beautyMom. kasi co-borrower mo sa loan application ang spouse. kasi kami si hubby ang principal natrace ng BPI ang Citibank ko but i was paid years ago na pinakuha pa ako ng clearance sa Citibank bago inapprove ng BPI ang housing loan namin.

Mga sis, sorry sa noob question.. First time ko kasi bumili ng property. Paano ba dapat ang schedule ng payments? Kasi nag down na ako ng 10% of TCP, then yung 5% is payable in 23 mos, need ko mag issue ng PDCs. Kelan ko ba dapat maibigay yung PDCs? Yung agent ko after mabigay ang DP, tamad na sumagot sa concerns ko. Alam naman nyang first time ko, syempre gusto ko maintindihan at malaman lahat, aba nung magtanong ako ang concern lang eh yung tungkol sa bayad, di man iexplain kung kelan dapat ibigay payments. Kelan din dapat makuha ang contract? Computation lang ang hawak ko plus yung provisional receipt ng DP ko.

Gusto ko rin sana lakihan yung 23rd installment para lumiit yung iloloan ko sa bank. Usually, paano ba ang process dun, I was told kailangan pa mag create ng request, daming arte hehe.

*a month after the 10% dapat magstart na yung 5% mo na installment.
*usually contract are after your full dp
*go to the office ng developer and inquire about your 10% dp baka hindi hinulog kase di pa nabibigay OR sayo.
*pwede kang magdagdag ng huling hulog mo sa DP, sa huling bwan

^i doubt kung meron, masuwerte ka na kung ibigay nya ng 80% of the appraised amount of the property. kahit anong institution, bank or pag-ibig, there is downpayment or equity.

@Dacian, we got 100% sa PSBank. maybe because mababa yung loan amount than our capacity to pay (?)

I'm new to this thread. I just want to ask kung anyone here is working from home or working virtually? If so, may nakapag try na ba mag file for a housing and loan and actually got approved?

Ang issue pa is, expat ang husband ko thus making me the primary borrower so talagang yung mga documents ko ang mainly iccheck.
