Mga sis, ano po ba ibig sabihin ng "negotiated sale". Same lang din ba to ng foreclosure sale of property. How about eviction of illegal occupants? Yung nagustuhan kasi namin property, may nangungupahan, pero ang contact person nila is yung care taker lang, not the previous owner.

almost the same question. If may roperty ako na gusto sa BFS, say 500k, and money ko lang ay 250K., pwede kaya na half muna CASH then installment ang next?

^depende sa terms and conditions ng sale sis. Minsan, pwede mong i-loan din sa kanila ang balance. Sabi ng mga bihasa sa pagbili ng foreclosed properties, pero case to case basis pa rin, mas OK if sa bank ka diretso anot during the auction ka mag inquire ng property. pwede pang makadiscount pero not all the time

planning to buy a house and lot from BFS. nakita ko lang sa olx. malapit sa house ng inlaws ko. nakausap na ng inlaws ko yung taga BFS selling price is from 1.040M to 705k 180sqm sya. cash basis lang daw hindi pwede loan to pagibig or other banks. nakita ko lang sa picture yung bahay hindi tapos, thanks to this thread dapat pala malaman ko kung may nakatira pa.sabi ng father in law ko wala na nakatira nakabakod na daw at nanakaw na daw ibang parts ng bahay. plan kasi namin sya bilhin kasi papatayuan namin ng apartment for rent. plan namin bilhin na agad kahit di muna mapatayuan ng  bahay sayang kasi mabilis magmamahal lote don kasi dinidevelop yung place. and sa 705k hindi pa kasama yung other fees, pati utilities at dues sa homeowners di kasama sabi ni [textspeak!] ko baka umabot ng 780k all in na.

^pwede sis. pero spot cash dapat. Malaki din na discount namin from 1M to 700k. Pwede din hulugan pero aabot din ng 1M e. nag ask ako hulugan in 3 months 900k binigay yung price pero aabot din ng 1M kasi may 14% interest per month

Update ko lang, umalis na yung nag occupy ng foreclosed house na ni-loan namin. We're still waiting for the approval of our loan kaya happy kami, once ma release ang loan, pwede na agad tumira.

Ganito problem ng family ng dad ko. They can't sell the property kasi may mga nakatira, at ang nakatira is yung kamag-anak nung nagbenta. Ayaw umalis dun kasi sila daw nagmamay-ari nun at hindi yung nagbenta. It's been a problem for almost 15+ years na. Medyo mahirap na case sya. at wala naman money yung mga kapatid ni dad para magpaalis at magpa-sherrif. In end, si Dad ang gagastos which is ayaw ng mom ko. Hindi kasi fair ang hatian ng mga magkakapatid after (my incident kasi na hindi fair ang hatian sa money ekek. Ayaw na ni mom maulit uli). In end, nakatiwangwang yung lupa, tinitirahan ng iba.

sis angelholics, nakakatuwan pa na the illegal occupant was the one to hand us the key, hehe. We were told naman na pwede na yun lagyan ng padlock for security reasons, so ayun nakapadlock na siya. Since katabi lang ng house namin, una ang repair kasi pagsasamahin na namin yung house. Then saka mag pabless. Thanks sa suggestion sis.

May nakabili na ba ng foreclosed condo unit - who shoulders the association dues and the realty tax (if applicable) during the period the unit was in foreclosure?

^the banks should shoulder those costs if within foreclosure period.

^okay, is this the standard practice? Pati yun realty tax sa kanila din? Just wanted to check what the practice is. What about yun arrears na naiwan, kung sakali, nung previous owner na naremata yun condo?

And the utility bills na puedeng naiwan din - kasi lugi na nga yung owner - is that automatically shouldered by the bank too?

^ with banks yes standard practice. Everything is taken care of when foreclosed by banks -  real estate taxes, condo association dues, subdivision assoc dues.- when they foreclose a propErty.   utilities are  not actively monitored so just do your due diligence and ask about this from the bank.
