Mas maganda kung cash, you can still haggle the price if there are no other bidders. Pwede rin installment but usually 10-15 years lang installment. It depends on the bank.

Pwede pong installment ang foreclosed properties, downpayment depende sa bank, pero to get hold of the property 20-25%  dapat. Pwede pong 5 years din ang payment mode. Kahit po installment pwedeng makihaggle sa price.

sis may nabasa akong isang site about foreclosed properties tapos andun ang bfs. Ang dami nagrereklamo na kesyo yung iba raw 2yrs ++ na hindi pa rin daw na turn over yung tct sa kanila so hindi raw makakuha ng building permit so hindi matayuan ng house. Tapos after some time daw after mo magbayad ng cash maninigil daw sila ng mga 70k++ closing fees etc.  Na kesyo daw ngincrease daw rate ng property etc.

Has anyone experienced in buying bfs? nakuha niyo na ba tct niyo? thanks!

may nakabili ba ng bahay sa bfs na hindi nagkaproblem sa pag claim ng tct? Or naka claim ba kayo ng tct mga sis?

VELLOW fAE properties are real estate properties
with any of the following "special concerns': Titles
and / or Tax Declarations are still in process of transfer
to the name of the bank which foreclosed the
property/ies; Titles are already under the name of the
bank which foreclosed the property/ies but the
properties are still occupied by the former owners,
tenants or illegal occupants; or there are property
documents that still need to be updated.

kung documents lang problem ok lang naman, kayang mag antay lalu na kung di mo naman iflip yung property.....kesa dun sa malinis na nga pero may nakatira pa.

thanks po chefron other question is pwede din sa housing loan na dapat diba dito sa foreclosed eh may 30%dp for lot . ano yun cash basis? sa bank na housing loan yung direct ka kasi tao na kausap hindi na developer need pa din yung 20% dp? 80% lang pwede iloan? kahit mababa lang yung amount?

haha. ako din naguluhan sa tanong ko. kasi po diba may appraised value lang ang pwede kunin sa bank? like sa bpi kapag lot ang pwede lang i-loan ay 70% of total price ng lot. so yung 30% na natitira need i-cash?

yes cash mong babayaran sa kanila....sa union bank ata pwedeng hulugan yung dp or equity

Naku sis, may property nga sa makati inalok sakin, dating 17.5M naging 13.5M nalang, ganyan ang status. property already belongs to the bank, but former owner is still occupying. obviously, ayaw umalis ng former owner. i asked the bank if i buy the property what will happen? they said ako na daw bahalang magpa alis sa kanila! kelangan ko daw magbayad sa municipio ng pera approx 300k, mag antay ng ilang buwan, magka court order, at may sheriff na magpapalayas. Hay, ayoko naman ng telenobelang drama so inayawan ko nalang.

supposedly yung bibilhin namin na foreclosed di natuloy kasi ayaw umalis nung tenant. Nakapag pa sheriff na kami tapos kinasuhan pa nila yung may-ari nung bank na parang harassment kasi bakit daw sila pinaaalis blah blah blah. So ending di natuloy, may nakuha uli kami ngayon foreclosed property from the same bank ok naman atleast may bahay na unlike the first one, medyo mas mahal nga lang at kailangan ng renovation talaga at pest control. Question, na encounter niyo na ba na wala sainyo yung kopya ng house plan? kumpleto naman kasi lahat except yung house plan- concern ko lang hindi ba kami mahihirapan sa pag rerenovate kasi kakapain namin yung mag wirings etc? what can i do? help.
