How would you know kung matibay pagkakagawa ng bahay? I mean yung structure mismo, yung materials, foundation etc. Kasi di ba possible na substandard materials ginamit, even sa mga subd.

Pag mag-property inspection need ko ba magdala ng engineer or ok na contractor?

sumasakit ulo ko dun sa property namin.. haha. oh well pero atleast kahit san ko angulo tignan it's really a steal sobrang sakit lang sa ulo.

Tip lang.. pag foreclosed, check nyo kung may metro ng meralco.. if yes check [textspeak!] bills at baka ang laki ng maiwan sainyo or pag wala check nyo din kasi di naman bagong wiring permit yan kung hindi transfer of services so meaning goodluck kung ang laki nung iniwan *sigh*

yung foreclosed na nabili namin parang ang tagal nyang abandoned so parang jungle na yung garden (hirap linisin - im a cheapskate so i refuse to pay for someone to do it), need nya ng fresh paint inside and out, need ayusin yung wiring sa loob since 90's pa yung bahay at makaluma pa yung gamit, kailangan pa kabitan ng maynilad kasi dati deepwell pa sya.. oh well.. basta pag foreclosed, be prepared to have money for renovation

@agape unfortunately hindi daw kasi may record na yung meralco of the address. Good if relatively maliit lang naiwan kasi cheaper than getting new wirings. Bad if super laki ng bill na iniwan or kinabitan ng jumper or what not kasi mamanahin mo yung mga kaso and fees, so check with meralco. if you don't know who the previous owners are you can get the service id from the meter kung wala yung meter check the meters nearest to your house meter para masabi nyo kay meralco. I once read na may nakabili ng foreclosed property eh may jumper yung dati nakabili eh diba sa bank as is where is so kawawa yung nakabili kasi almost 800thou yung babayaran with all the legal fees

^di ba kasalanan yan ng meralco kung paabutin nila ng 800k ang bills before putulan?
unfair naman na yung next tenant/owner ang mag shoulder ng bills na hindi naman sila
ang gumamit... kaya nga me mga extra na sinisingil ang meralco for their losses eh caused by jumpers

Actually, foreclosed nadin ang bahay namin. Due to health problems ng parents, nabayaan.. Kaya yun, ang ending.. bibili ako ng house for them.. may mga nakita akong around 200k.

Sana naman maayos.. kasi para talaga sa parents ko to..

Sis, me mga checklist po ba kayo sa pag acquire ng mga property?
mga do's and dont's..?

Very informative thread. Is it hard ba go into the business of foreclosed properties (buy and sell)? Anyone who are able to share magkano ang pinakamaliit na cash capital needed?

^Siguro 30k, depende na sa liit ng lote at kung saang province, at kung anong zoning like agricultural. J/K, anyways, usually you need cash or manager's check on-site worth 20k, it depends, sinasabi naman how much yung dapat mong dala to participate in bidding of foreclosures.
Then if you win the bid, you can pay in installments but usually short lang like 10 years max, but it still depends. Meron sa mga banks, meron din yung mga auction companies.

Lately, nagbabrowse ako ng mga banko at andaming magagandang properties. Kaso nasa abroad ako at hindi ako basta basta makakasali sa mga bidding. Madali kaya makipagusap sa mga taga-bangko thru emails?

checked the links na binigay sa 1st page. Is it just me.. nahabag ako sa mga may-ari ng house na nasa pictures ng database, may ibang pic pa na may owner(previous) sa loob ng house nung pinicturean
