not sure, but i think di nababalik ang reservation fee. Sa misc fees siguro, since estimates lang most of the component nun.

Di po ba hindi na binabalik yung reservation fee? Hindi rin po ito refundable at hindi transferrable. Well hindi ko po alam if the same ito sa lahat ng developers.

Ay ganun ba, di ko sure kung reservation fee nga. Naririnig rinig ko lang din na may ibinabalik pero di ko maalala kung alin hehe.

Hindi binabalik ang reservation fee. And rightfully so, kasi syempre if you reserve it, the developer would've turned down other interested buyers as long as it's reserved to you. So if you back down the last minute, that's the price you pay. Fair game.

^20k sis dapat makumpleto po requirements and issue PDCs within a month. Thats for DMCI im not sure sa other developers

Our condo from Filinvest got turned over last Saturday and in fairness to then, na-impress kame sa finish. Makinis, malinis, and mukhang pulido. Aside from the faucets and door knobs na mukhang mumurahin. Even the contractor na kasama namin who is going to do our unit renovation, na-impress din and he said na maganda nga ang finish compared to a lot of dmci units na naging clients nya for renovation.

Our condo from Filinvest got turned over last Saturday and in fairness to then, na-impress kame sa finish. Makinis, malinis, and mukhang pulido. Aside from the faucets and door knobs na mukhang mumurahin. Even the contractor na kasama namin who is going to do our unit renovation, na-impress din and he said na maganda nga ang finish compared to a lot of dmci units na naging clients nya for renovation.

This maybe OOT but im really curious... can i ask what part of your unit will you be renovating? I thought it was brand new? Can you pm me also your contractors rate

^sound-proof?! Wow, i would be glad to hear if there's one. Though i highly doubt that. I'm currently staying in an Ayala condo and it's incredibly irritating!!

Under Ayala Land Premier, our properties from the ground floor until the 12th or 15th floor have double glazed windows which almost completely eradicates sound. Sounds from ground level aren't a nuisance anymore after a certain level.

BUT if you want a 100% double glazed building, Ayala Land Premier has 2 projects that has that. 1.) Two Roxas Triangle and 2.) Arbor Lanes in Arca South.

One spatial by Filinvest. Renovations aren't just for old spaces. We're renovating because we are having it painted to a color of our choice and adding wood works.

You only addressed the sound from outside the building like vehicular traffic etc which for me is bearable but the most disturbing at least for me, and apparently from many condo-dwellers if you google, are the noise from upstairs/downstairs/next door units/neighbors.

^Complain to admin. Although honestly, usually they're beyond admin's control already. Especially if homeowner ang maingay. Pag tenant, usually pwede pagsabihan ng unit owner (pero di din susunod )
