^Kung malapit sa sakayan, dun ka sa serendra. May terminal kasi dun sa market market. so walking distance lang.

@choco_monster, Serendra good din siya. Though the price is kind high. Ayala. ganda yan. Lapit din sa malls. Isa pa yung Ridgewood Towers na malapit lang sa SM Aura, na binanggit ni midnight di ko maalala [textspeak!] developer. mababa lang din ang unit dun sis. Another yung Bonifacio Heights Condominium mababa lang din ang units, pero di pa ako nakapasok sa loob so di ko alam kung okay siya, dmci developer.

i'm on the hunt for a 1-BR condo unit right now - my very first condo purchase - around Q1/Q2 next year.

1. budget (max of 3M)

2. location
a) Makati, BGC, or cities near Makati like Manila or Mandaluyong (pero highly-preferred ang Makati or BGC) - and not easily flooded
b) accessible, but relatively more quiet location (i'm a very light sleeper, even traffic noise can wake me up) - i know medyo contradictory ang "accessible" and "quiet" location, pero siguro basta yung location is not located within 1-2 blocks near major roads (i.e., EDSA, Buendia, Taft). kasi yung condo that i'm renting now, around 2 blocks from Buendia, ang ingay! i can hear the traffic noise!

3. good condo management (good security, decent implementation of rules, handles complaints effectively)

4. ready-for-occupancy OR pre-selling with turnover in 2015-2016 (i know mahirap na kumuha ng ganito kaaga na turnover date, malamang sold out na, kaso i will be living in it kasi and i can't pay rent and amortization at the same time)

^sis, if malapit sa BGC ang gusto mo sis, maganda ang units within Acacia Estates para sa iyo. Though not as accessible as the others, minimal or wala kang problem sa noise. If OK lang sa iyo, pwede kita inform if may pasok sa budget mo na unit, whether re-open or not. Else, may mga 1BR ang Brio Tower, pasok sa budget mo pero ang turnover date ay sa November 2019 pa.

Since i dont have a car, any reco na condo unit near BGC na malapit sa mga sakayan? I want to move sana soon para malapit sa work.

iyong Cypress Tower by DMCI Homes din sis, along c5, malapit iyon sa BGC. Malapit sa sakayan ng mga papunta BGC na jeeps. Mas affordable kesa sa mga units within BGC itself, but still accessible.


For others who are interested in purchasing a unit from Brio Tower, inform ko lang po kayo na may 5% price increase by Oct 15. So better reserve po before that date. P20,000 po ang reservation fee DP is 30% but DP is payable until August 2019 so hindi mabigat sa bulsa.

DMCI sis.  You can select between Brio (its near guadalupe) or Sheridan (near pioneer mandaluyong). Between the two i like sheridan mas tahimik and subok na di binabaha.  My condo is in pioneer. I have an agent friend working in DMCI.  Yung quote nya for 1 bedroom in DMCI is around 2.4 pero last august yun with balcony na.  Im planning to get one din kasi. I can give you her contact number if your are interested. Her last update is 50% sa brio sold out na.

^ Try Flair kaya, kaso medyo lapit sa kalsada yun, EDSA. Turnover will be on December. Sa Mandaluyong siya.

Another one sa BGC siya, yung Bonifacio Heights, hmm quite accessible. Pasok ang 3M, a mid-rise condo. Medyo matagal na siya so pasok dun sa turnover chuchu haha Legacy project. Traffic noise? hindi naman ata problema dun.

Taguig City, sa Acacia Estates. gaya nga ng sinabi ni phexchanger, wala kang problem sa traffic noise. Isang sakay lang papuntang BGC.

Lahat yan projects ng dmci. Madami din kasing accessible and di problem ang traffic noise sa BGC, like serendra siguro problem is that masyadong mataas. Susuko ang 3M. hehe

Nice and neighbor and maganda yung area. Tahimik, hindi dinadaanan ng mga public vehicle getting inside the area kasi puro taga Acacia Estate yung pumapasok doon

Hello sis,
yung ka MU ko is from Acacia Estate. Yung monthly dues niya mura lang alam ko. pero yung parking niya cost half a million yung merong roof. Dinala niya kasi ako and i love the ambiance, yun lang sis walang trycycle doon. medyo looban siya eh pero about security naman makikita mo naman na exclusive siya sa mga taga Acacia Estate.

Thanks sis cheezecake. Talaga, hindi ok quality ng amaia? Bakit sis? Sa lahat ba ng amaia to? Dami kasi nila - may sta mesa, avenida, cubao, novaliches.. yung sa nova kasi mura, tapos RFO na.. baka kaya mura. Waaah, kumuha na ako sa amaia skies cubao.

@travelchic: if 4.5M budget mo po, taasan mo na, make it 5M, studio Fairways Tower, fully furnished and spacious. Pwede mo actually gawing 1br. Tulungan kita gawan ng payment terms tutal friend ko naman may-ari. Nag u-unload lang :-)

^Since napaguusapan na din the past few days in this thread why don't you try Brio Towers? It's under DMCI and 30 meters away from EDSA and near Rockwell din. I recently got a unit there and I think may available pa. Pagdating naman sa budget mo, yes pasok sya sa 3m. Hope this helps

IMO both lang sila pero ang perks ng Boni Heights is super lapit lang sa McKinley but I'm not sure if may available space pa sa Acacia for sure marami pa since tabi tabi naman ang conds dun

Pinagkaiba lang nila is sa Bonifacio heights is more of a mid-rise and sa acacia naman mas marami ang high rise
