Im more worried about avida's consistent delay sa projects nila as it affects ALL their buyers directly. They also require the turn over balanace kahit hindi pa tapos ang projects which means, you need to look for a bank that approves unfinished projects. That may be easy since they are connected to BPI. But it is unfair sa buyers since if you are currently  renting, you will have to pay the bank on a project you cant use for another year and at the same time pay your rent. And again i go back to the finishes - hindi talaga maganda, sub par tiles, cabinets (kung meron) and slabs and pillars.

I think developers are getting into the habit of delaying turnovers. Our unit was supposed to be turned over 1st quarter of this year but now they said na last quarter na daw. When we visited the site several weeks ago, the building where our unit is is almost done na, being that bulding 1 kame. But the entire surrounding area is still a major construction site because of ongoing work on the other buildings. Our downpayment will be done by August kaya we've been getting calls na from banks regarding mortgage applications. Ang nakakainis lang sa Filinvest kase, they're not proactive in their communication. I think halos lahat naman ng developers ganyan. Pag nakabenta na, wala na ang suyuan part. Ok lang naman samin, we're not in a hurry but nakakainis yung matagal sumagot. Syempre we have preparations to make din kase we're having the unit renovated as soon as it's turned over.

pagirllang, yung schedule ba ng balance/loan settlement is the same as unit turnover? If this is the case, check your CTS ano yung clause kasi ang sama naman na nagbabayad ka ng wala pa yung property.

How about alveoland projects? Ok din ba? Pasensya na mga kapatid kasi the reason why i asked is because i am getting 2br for both me and my brother sa abroad. Eto palang nacanvass ko:

Alveo is also OK and usually, the location of their projects are very accessible. This is very important to some buyers. Just be ready to pay a pricey amount because it is really high. Best if planned as investment

If considering a residence in the city, of all the projects I visited, I like DMCI projects best though some of their projects are not really in the center of everything, it is still accessible. Price is low as compared to other developers considering the amenities offered, and unit's area. Turn over dates of projects are so far on time.

I agree with you about DMCI. I like their projects, and I'm staying kasi sa isa sa mga condos nila. As for Alveo kinda true sabi nga ng friend ko maganda din daw sa Alveo though it's kinda pricey nga.

Grabe... Parang hindi nauubusan ng negative feedbacks about megaworld ha. Kahapon may pinost yung barkada ko sa fb. Natawa ako sa caption niya kasi yun picture sa mckinley hill sabay may baha at binati nya na 25th anniv ang megaworld then mega baha. Lol

The flooding problem is happening everywhere.
Yung malakas na ulan pero sandali lang, biglang nagbaha sa mga locations na di naman talaga binabaha. So mix siya ng environment problems, overpopulation, waste management, etc. etc.

^If you are referring to the insides of DMCI property, basing from the many projects I've visited on different times of the day, I think it is very well managed.

Have you visited the location of Sheridan Towers sis? May I know what made you choose it?

^It's in Mandaluyong. I haven't decided yet, but I like the location. More importantly, my friend who's been living in Dansalan Gardens (also a DMCI project) for a decade now is very happy with it and has also bought a unit in Sheridan.

^^sis kobekitten, I asked kasi sinamahan ko iyong friend ko na naghahanap ng 2BR tandem or 3BR the other weekend (not this weekend Flair, Lumiere, Riverfront (midrise) and Sheridan, all DMCI projects. Sa Flair, studio units na lang available. Sa Lumiere pareho naming gusto ang location, paglabas mo ng compound, may available transpo agad, and parang 1 ride to everything plus mataas ang location and overlooking iyong Pasig area. Iyong sa Sheridan, medyo di niya gusto iyong daan papunta sa site, pababa kasi and parang may manufacturing plant sa bandang likod/side ng project.

Check niyo rin pala iyong sa Twin Oaks Place, along Shaw Blvd lang. May 1BR at 2BR w/ loft. So kahit nasa condo ka, feeling mo nasa loob ka pa rin ng isang regular na bahay. Medyo pricey nga lang din if compared with the above projects pero almost sold out na rin.

if you don't mind the location, checkout nyo ang Federaland projects in Marikina. Big plans for future developments too in the area kasi maraming vacant lots around it owned by the developer din.

Para sa akin. DMCI kasi sa ginawa nilang condo ako nag iistay. Maganda ang service, the unit's nice. Amenities, great. And ngayon nagpaplano pa akong bumili ng isa pang unit whereas sa DMCI din.
