Mga 3kms pa bali yung dmci acacia estates sa market market. Malaki ang compound nila dito pero paglabas mo daming mga squatters. If you wanna live here, preferably you have your own car kasi hindi sya ganung kasafe sa labas and medyo mahirap ang pagcommute..

Does DMCI offer furnished units? SMDC pa lang kasi alam kong may furnished units.

SMDC sana okay but I find the space a little bit small. Nakukulangan ako unlike DMCI.

Update this thread please. I'm getting a unit from Princeton pero 3 years ago pa kasi so pre-selling pa 'to for a really good deal unlike now, super expensive na ata ng units. In fact, sa tagal na ng transaction sakanila kasi nga 3 years in the making na, I was able to become friends with the agent. Etong si agent in the year 2012 lumipat ng ibang developer para iba and ibenta so inilipat din yung transaction ko sa head na lang nila, okay naman walang problem. Etong si friend, after 8 months I think, nagbalik magbenta ng Princeton kasi daw mahina ang bentahan dun sa nilipatan niya (back to retreaining siya) tapos naishare niya na kaya pala delay ang turnover ng Princeton, kasi nga dapat nung last quarter 2012 to, kasi ata nagtaas ang prices nila. I asked why ang sagot ba naman sakin kasi daw for the longest time, finally naisaayos na ng SMDC ang isang project nila. Yung previous projs like Mezza, Grass at yung mga natayo na, mejo pinagpractisan(sorry for the term pero yan kasi gamit niya) palang nila. Feedback naman sisses kasi ang plan B ko pag ayaw ko final output nila paparenta ko nalang HAHAHA

^this is what I heard too.  Experimental yung Mezza.  One agent from DMCI I encountered bought a unit sa Grass (this is even before he got the job sa DMCI as agent) and sabi niya dami daw problema sa contract. Hanggang nung kausap ko siya last quarter of 2011, hindi niya pa nakukuha contract and tapos na ata Grass that time. I don't know lang now if naayos na siya.  Honestly, I don't like SMDC, location wise yes maganda but feeling ko kasi "rush" yung projects nila since sabay-sabay yung gawa nila ng condo, parang laging naghahabol.

HI, we just bought from Alveo (Ayala) in BGC and from Megaworld (soon to rise in MOA area) and to compare:

Maayos kausap ng admin/sales/management-both are good, but mas professional ang mga taga-Alveo
Good floor/building layout-this depends; Ayala has nicer layouts though although unit size cuts are roughly the same depending din sa project nila.
Amenities-again, this would depend where the project is.the one in BGC is for community/family lifestyle,and Megaworld project we bought in,mostly pang-vacation/those who want to be near casinos and stuff.
Security-both maintain good security,although Ayala's nicer.

Me and husband wouldn't dare buy into something below these 2 developer's standards.Matter of budget/lifestyle na rin siguro.

i go for ayala. talagang binusisi namin ang terms bago kami bumili ng unit, sa showroom palang, i made sure na yung materials used will be the same pati yung sizing (kasi parang pang hotel yung door nila). our broker handles many projects pero in terms of our lifestyle and budget, ayala ang advice nya samin.

my brother worked as a loans manager and they usually inspect condo units, top choices nya is ayala and dmci though yung dmci daw mas maganda silang gumawa sa mga mid-rise compared sa high-rise.

I agree with Ayala.For us we bought in Alveo in BGC, Two Maridien.Bought 4 units all in all.Two studios side by side and 2 1BR one on top of each other we're planning to join these units.Yung side by side wala daw prob pero hindi pa sure dun sa up and down.Our agent said it shouldn't be a problem daw.I like the deliverable finishing all through out nung nakita namin ang show units sa W Building. Reasonable din ang terms ng payment, by PDCs.All in all we're happy we went with Ayala. Too bad their agents in Nuvali are hard sell and nakaka-turn off; we bought in the neighboring Southwoods Lake by Eton.

^mas makakamura ka kung preselling pa lang, sis. Are you in a rush to move ba? Depending on the stage of construction kasi ang pricing eh.The closer to completion,the higher the price (minsan 2-3x more than preselling price)-this is what I learned when we bought.I was also interested in that one due to proximity to everything-SLMC, schools,restos but then maingay sa area na yan 24/7 ang jeeps.I just noticed kasi glasses used in high rises in Manila are not sound proof.As in nasa 29th floor naririnig pa busina ng jeeps (we stayed sa Eastwood and rinig tilaok ng manok from the shanty areas!) .
