Best Condominium Developers within Metro Manila

Ako, would not suggest Federal Land, per my experience dun sa condo nila na capital towers sa may St. Lukes, hindi ganun kaayos.  People managing the condo seems new sa pagmamanage, not very accomodating, and yung pool tipong nilulumot na still not yet cleaned. 

Recently pa, when I bought a parking lot wherein installment and I gave them checks, may monthly penalty! Til now I still don't know why with charges and they never bother to inform me na may problem pala at least para maayos. Whenever I call them up either nasa meeting or nasa other line.  I left my number with them to call back, pero wala.  Not good after sale pati broker hind ako maisakaso on that matter.

My professor told me na mas better ang DMCI, kasi sila ang developer and seller ng condo, so alam nila kung anung materials ang ginagamit and may knowledge cla when it comes to developing kesa un naghihire pa ng contractor.  Drawback is hindi magaganda un mga locations nila, unlike SMDC na laging near sa mall.

lahat naman yata ng developers may pros and cons. oo nga, ang smdc, malalapit sa malls, pero what i don't like about their property is maliliit ang mga units. parang tinitipid.

true smdc ang liliit ng cut pero ok ang location kasi they make sure na malapit sa mga mall nila...

These are my general opinions on the major developers based on their projects and based on my personal experiences as a broker:

GOOD:

Ayala - Best in quality
Cityland - best value for money
SMDC - best in location

BAD:

Camella - substandard quality houses and poor infrastructures (i live in a camella subdivision in Cavite and has a friend in Gen Trias)
Century - Bait and switch tactics. their projects are always good when they are selling but will deliver to you substantially less than promised and with lots of problems after turnover
DMCI - generally poor locations for most of their projects. Almost always at the back of something. Allegedly defrauded thousands of investors via its sister company when they promised resort-like amenities (sounds familiar?) for a membership of Php1m each in the 90s but failed to deliver them.

Mga sis, any feedback on Alveo? A friend is seriously thinking of buying a unit at High Street South sa Fort. Do you think it's sulit to spend 5M just on a condo unit?

For investment purposes kasi ang balak nya. I've been trying to search for feedback sa Alveo kaya lang pahirapan makahanap feedback, pulos Avida yung nahahanap ko. If ever kasi ituloy nya yung pag-purchase, baka ako yung mag-asikaso ng papeles and all that, so I need to know what to watch out for.

hi sis alveo si under ayala din pero ang hindi ko maintindihan is mas mahal units nila compared to avida.. pero same cut same delivery din. My hubby is with avida and that's were also figuring out. hehe

5m for a condo is a good investment but depende parin sa location, size and kung magkano running rate for rentals sa lugar na iyon etc.

It's the Ayala branding/categorizing that makes Alveo premium.
Try to search for Ayala Alveo projects and see how it's packaged with affluence, class, exclusivity etc

Magkaiba naman ang dating ng mga projects ng alveo at avida. Ayala premiere, alveo, avida (ang low end dati) pero ngayon amaia na. Iba ang target clients pati sa location iba rin, pinaka prime ang ayala premiere sumunod ang alveo tapos ang avida at amaia.

This topic caught my attention. I’m currently working in an advertising company and one of our clients is mga real estate developer. Yesterday, we had meeting with ayala land and they want to introduce their new project which is Bella Vita located in Cavite and Laguna. I’m sure na maganda talaga yung quality kasi its from Ayala land and surprisingly sobrang affordable talaga with 2,500 pede ka na maka pagpareserved as down payment. For worth 400,000 to 600,000 pede kana magkaroon ng sariling bahay. And another good thing is may sarili pang market yung residential still project of ayala para sa mga residents na gusto mag-karoon ng business. If anyone interested here pm nyo lang ako para ma introduce ko kayo sa kanila. Thanks.

It's true maganda yung Bella Vita and affordable. However, it is house and lot and not condominium. Saka medyo malayo siya. The Cavite development  is quite ok, its only in Gen trias, where a lot of development is taking place now. The Alaminos Laguna development is quite far though. For Laguna folks lang talaga and probably Batangas or Quezon.

Meron bang mga developers na may ka-tie up na interior designers?
If yes, Ayala kaya meron? I saw one of their model units & I really find the interiors nice, pano kaya ma-contact yung nag-design ng mga model units?

There's a huge factor why investors are enticed to buy a property when you see yourself living in the unit itself with the help of the interior designs.

Ayala Land and SMDC May kilala ako may unit sa megaworld ( or one of their sister companies ) na sumakit ang ulo sa kunsumisyon DI ko na ieelaborate pero hindi natuwa sa unit na nakuha nila.

Pero sa Ayala at SMDC, wala ako naririnig na reklamo.

Meron mga tie up na interior designer mga developer may clients si hubby na nagugustuhan iyong nag interior ng model unit then kinocontact namin mismo interior para makausap ni client ni hubby =) so you can ask the agent to help you kung sinu nag design para makausap mo interior designer mismo
