Almost 3m, di pa kasama lupa. Para syang studio type with 1 t&b and nilagyan ni husband ng mezzanine, para may tulugan. Im not sure kung ilan sqm per unit. Ask ko si hubby pag dating nya. Yung isang unit may tindahan kaya mas malaki ang upa.
Have any of you seen the dorm prototype that the HLURB approved for areas near universities? That's a good way to fix up studios.
As far as i know, if the rent is below 10k, no need to register sa bir. Correct me if im wrong.
Again, strictly speaking, almost all income are subject to tax (almost kasi Minimum Wage Earners are not subject). So, it doesn't matter kung maliit lang yung rental. Supposedly, nire-register sa BIR yun. But of course, in reality, hindi naman nasusunod yun. Kasi, unang-una, hindi naman nata-tax map ang apartment rentals. So there's really no drive by the government na i-target ang lessors na hindi nagre-register with the Bureau.
hello mga sis! actually, strictly speaking, you need to register this with BIR. the 10,000 rule only applies if magiging VAT registered ka or percentage tax payer. That is, kapag nag-exceed ng 10k ang residential rent mo, automatically, VAT ka dapat. If below naman, you're liable to pay percentage tax (3% of gross revenue), pero, of course, you can still have the option to register as VAT taxpayer
sa nagtanong how i registered mine, papa ko kasi nga ayos kasi during that time e wala ako dito sa phil. i also agree with shenngay's post above. kaya ako, yung sa apt e not above 10k ang pa rent ko kasi pag nalagayan ng vat, parehas lang naman. mas ok na ibigay na lang sa tenants yung savings.
