Almost 3m, di pa kasama lupa. Para syang studio type with 1 t&b and nilagyan ni husband ng mezzanine, para may tulugan. Im not sure kung ilan sqm per unit. Ask ko si hubby pag dating nya. Yung isang unit may tindahan kaya mas malaki ang upa.

Oh kaya pala. I was thinking kasi yun duplex namin is 30sqm naliliitan na ako pero studio type pala sa inyo. :) Sa amin naman is 2 bedroom/ 1 t&B. I like your concept na iba pa rin ang uupa sa itaas ;)

Yun sa amin 900sqm lahat pero 70sqm lang ang ginamit namin. Baka magpatayo kami ng bahay namin dun rin sa area para na syang compound namin hehe.

Per my observation of condos, 20sqm  with no partitions except for a small bathroom,  is ok.

Have any of  you seen the dorm prototype that the HLURB approved for areas near universities?  That's a good way to fix up studios.

question to those with rental biz/apartments: how do you turn down mga nagiinquire if from your pov eh they won't make good tenants (in sis aquacharly's terminology: iffy :) )

   ^style ng parents ko, for instance si mom ko kausap and na feel nya na walang capacity to pay, sasabihin nya di sya sure kung nakipag close na father ko, kasi may kausap kuno father ko. Ask nya number and text na lang kung available pa.

hello mga sis! actually, strictly speaking, you need to register this with BIR. the 10,000 rule only applies if magiging VAT registered ka or percentage tax payer. That is, kapag nag-exceed ng 10k ang residential rent mo, automatically, VAT ka dapat. If below naman, you're liable to pay percentage tax (3% of gross revenue), pero, of course, you can still have the option to register as VAT taxpayer  ;)

sa nagtanong how i registered mine, papa ko kasi nga ayos kasi during that time e wala ako dito sa phil. i also agree with shenngay's post above. kaya ako, yung sa apt e not above 10k ang pa rent ko kasi pag nalagayan ng vat, parehas lang naman. mas ok na ibigay na lang sa tenants yung savings.

What if hindi registered, kelangan pa rin ba ng landlord ng receipt na ibibigay sa tenant tuwing magbabayad ang tenant?

You're supposed to issue receipts for every transaction costing Php25 and above. So, naturally, you have to register with the BIR. Some lessor issue receipts na nabibili lang sa tabi-tabi. Be careful. Because these are not authorized by BIR, the government has the right to ask you for a fine of 10k-20k (It depends kasi sa class ng municipality and number of offenses). Aside from that, you have to register na din.

So, yung tanong mo if kelangang mag-issue ng receipt even if hindi register sa BIR, No. Because receipts are supposed to be issued by businesses already registered with the Bureau.

As for the requirements sa pagpapa-register sa BIR, hmm... Application form, job order for the receipts (dapat accredited by the BIR, [textspeak!] merong ATP or authority to print), DTI (if sole proprietorship), hindi ko na matandaan yung iba.

Please take note also na once na naka-register kayo sa DTI, you have to reg na din sa BIR within 30 days from the date of issuance na nakalagay sa DTI certificate mo. Php500 ang registration fee sa BIR. Common reklamo ng mga taxpayers is late na daw na-release ng DTI ang registration nila kaya di sila naka-register sa BIR. Unfortunately, hindi hino-honor ng BIR ang rason na yun.

What happens if you fail to register with the BIR within 30 days from the date of DTI reg? You will pay penalties. that is 25% surcharge, +20% interest per annum + compromise penalty (normally 200). Even if 1 day ka lang na-late, ang laki ng penalty. Example, sa Php500 na registration fee, 25% surcharge is 125, assume na piso ang interest for one day for simplicity, plus 200 compromise penalty.
So imbes na 500 lang ang babayaran, magiging Php826. O, di ba, ang lupit ng gobyerno ;D

What I meant is, baka pwede yun resibo lang na nabibili sa tabi tabi (for the meantime). ;D

Ganito kasi yun, magpa rent kami starting March/April eh yun house + lot nakapangalan pa sa parents ko pero sa akin yun house (ako nagpagawa). Sa December pag uwi ko sa Phils, ililipat na sa akin ang title ng property na yun. Kung i-register na sa March/ April ng mama ko sa DTI & BIR under her name eh hassle pa magpa change etc para sa name ko pag uwi ko sa December. Iniisip ko, let's say sa ngayon hindi pa sya registered then come December change title under my name + DTI & BIR registrations na rin. Ok ba yun?  :-\

Pero gusto ko talaga sya i-register sa DTI & BIR kasi plano ko pa mag build & rent ng iba pa properties. :)

ummm... sis, ganito kasi yun, you're not suppose to operate business unless registered with the BIR. So, yung tanong if pwedeng yung sa tabi-tabi lang na resibo nabibili na receipt, my answer would be No. Kasi, that's fake receipt. It's illegal and punishable by law.

A lot of people would advise you na, ok lang yan. Hindi ka naman mahuhuli, and they are probably right. Besides, medyo madugo ang mangyayari kapag may transfer ng ownership ng business ( I won't elaborate pero susko, super sakit sa ulo).

But, again, if you operate without registering first with the BIR and issue receipts na walang authority to print, you ran the risk of being penalized. Minimal ang risk, yes, but, andun pa rin.

As much as gusto kong sabihin na go lang, issue ka lang ng resibo na nabibili sa National Bookstore, kasi less hassle, I can't. Kasi nga, it's against the law.  ;)

I think you can apply online for the DTI, exchange of mails na lang kayo ni mother if may need kang pirmahan.


address lang naman ang need, pero im not sure, if for house rental ang business. di pa ako nakarinig na hiningan ng title para lang makaregister.pakicorrect na lang po.

atsaka registering this would also boost your credit standing in the future.

nalula ako sa mga sagot and info dito :D this is good information.

sa 2014 pa turn over ng condo ko. balak ko ipa rent.

Ortigas location, 2 bedroom.

I'm still not sure kung furnished or bare ko ipa rent and if whole condo or sharing sila .
