ask ko din yung broker ko, hindi naman daw... and mabait naman yung agent ko... shes willing to help naman..

mga sis...question po..we are planning to buy a house using pag ibig housing loan..5 years na po ko sa company and co-borrower ko is mare-regular pa lang sa work nya...do you think may possibility po ba na di kami ma-approve?

we are planning to borrow 1.5M po...

second question na rin po..it's a pre-owned house ..nabili po ng owner ang house sa mababang halaga kasi government employee siya..pero she's selling it for 1.5 M kasi marami na po renovations siya ginawa..

ano po sa tingin niyo factors ng pag-appraise ni pag-big ng house? by the way ..its a condo-type unit here in metro manila?

^so long as your co-borrower is an active member of PAG-IBIG, then it should be okay.
PAG-IBIG appraises the property and will allow you to loan 60-80% of their appraised value.
I am not sure kung nasagot ko yung question mo about factor. :)

Suis joniele dito lang ako sa rizal nakakuha, hindi kami tumuloy sa lancaster.

Kagagaling lang ng pag ibig sa office namin. Share ko lang mga nalala ko..

Par makaloan dapat active member ka for two years, kahit putol putol basta dapat 24months nahulugan.
Regarding loan amount,may 3 criteria, yung pinakamababa sa 3, yun ang loanable amount.. Note na pag less 3M iloloan mo, 90% lang ng loanable amount ang igragrant say, pag >3M, 80% lang.

Eto yung 3 basehan, selling price, 30% gross income, yung appraised value ng property..kung ano pinakamababa, yun lang ipapaloan sayo.say selling price is 1.5M, tas gross income mo (eto yata yung may table ng capacity to pay) say papatak na sa capacity to pay mo allowed ka up to 2M, pero yung nacompute nila na appraised value ay 1M lang, 1M lang ang pwede mo iloan. So,lalabas na 900k lang total na maloloan mo.

Saka pala, may table sila yun sa monthly contribution mo, dun din nakadepende yun allowed amount na pwede iloan.

say 200 lang monthly mo,sa table nila up to 500k lang pwede mo maloan,pero papayagan ka pa rin magloan base sa 3 criteria na nabanggit, provided na once naapprove ka, lalakihan mo rin monthly hulog mo.so, say approve ka for 1M, at sa table dapat monthly contribuhtion para makaloan ng 1M ay 600. Pag approve na yun loan mo, simula non dapat yun contribution mo 600 na rin.

dahil ba 90% lang puwede nila ipa-loan, ganun po ba?

ask ko na din po ... after mapasa po yun mga initial requirements plus 1K processing fee ..after ilang days po malalaman na approve na and ang loanable amount?

^^ sis quitipierose ...hindi naman po years ... i called pag ibig hotline yesterday and they told mo na pag napasa mo ang mga initial requirements pluss 1000K ..it will only take 15 days para malaman kung approve or hindi ...tumatagal lang talaga sa pagkuha ng mga iba requirements line BIR, capital gain tax, deed of sale, etc ...

I saw sa PAG-IBIG ad na pwede to loan up to 6million.

How much ang required na monthly contribution to avail these kaya? 

We have a lot already.  We're planning to start building our house next year sana and avail this offer ng PAG-IBIG.

tanong lang po i cant do a back read sa ngayon eh. kapag ang developer po ba ay ang option ay bank financing at in house lang. pwede po ba na i-transfer sa pag-ibig? kami na ba magproprocess nun? hindi ba bawal yun? paano po ba ang procedure nun? super na guguluhan ako. kailan po dapat ang right time to apply sa pag-ibig?

sis quitipierose ... AFAIK ..wala naman po nadedecline, say you applied for 1.5M ..and ang puwede lang sa iyo is 900 K..ganun lang ibibigay nila

**and aside from that upon submitting your initial requirements, you will know right then and there if papasa ka ba or hindi :)
