re lots as investment
i agree...ganyan kasi both parents namin ni hubby..
parents ko invested in farm lots in cavite and tagaytay..when they retired they sold a couple hectares from a development co. tapos are enjoying monthly payments from them..they bought a few lots din dun sa ide-develop ng company na yun para meron pa din kapirasong lot.. remembrance ba..
 
problem lang kasi pag lupa ang investment mo hindi liquid.. pano pag may emergency need mahirapan kang magbenta kaagad.. syempre gusto mo good price naman di ba?
ok din yung bili ka ng condo then rent it out.. at least pag ganun na may tenant ka..may monthly extra ka.

hindi rin ako fan ng mga insurance ek-ek.. sa totoo lang tinatamad akong umintindi non.. tamad akong basahin at pag-aralan.. sa ngayon.. ewan ko lang sa future..

i saw the bun on the run resto noon pa..kaso didnt have the time to go there nung bukas pa.. lagi kasi dapat mag try kami kumain kaso tinatamad na lumabas ng bahay.. di kasi kilala ni hubby ang choriburger...

Salamat sisters! naku, para akong nabunutan ng itak sa dibdib! LOL!  ;D  As in, weekly pressure din kase sa paghahanap ng right people for a particular position weekly.

Lia - oo sis, mahirap din in cases of emergency ang real estate, pero bago pa mangyari na magbibili ng lupa, I'll make sure na may cash naman sa bank na pwede hugutin anytime. Like 6 - 12 months contingency siguro.

Kim - oh, wawa naman si Katie. Pag ganun na barado ilong, nebulize kagad namin si Y para makahinga. Thank God din kase last Dec lang nagka sipon si Y, sana di na maulit. Siguro kaya nagka sipon at ubo si katie kase pa-summer na, nagbago na naman ang temperature. Nakaka-apekto din daw kase ata yun.

^Kim - yung samen kase bigay lang ng MIL ko, buti na lang kase medyo pricey din ata. Pero you can scout in Bambang (tama ba??) area, mas mura dun. Yung mga medical supplies na mahal sa mercury, mura daw dun. Also, nilalagay lang namin nung nebulize si Y is water and unting salt. Di pa pwede daw dun sa parang solution na nabibili kase baby pa.

^ah okay... thanks again! sige nga, makaresearch nga about nebulizer. sabi kasi ng officemate ko di masyado effective sterimar tapos nasasaktan lang daw ang baby sa ganun. kaya okay na daw yung salinase ko. kaya lang nakakaawa talaga na after a few minutes barado na naman ilong niya.

Kim, effective kay K ang sterimar. Yan ang gamit nya nung sinisipon at inuubo sya. Yung nebulizer namin, bigay lang din ng inlaws ko. Umabot kasi ng 8days sipon at ubo ni K non, kaya napabili sila sa Mercury. Less than 4k sya sis. But it's cheaper nga in Bambang. Get well soon Katie.

Kim, VUL = variable universal life insurance.  The premiums you pay go to investments made by the financial people of the insurance company and at the same time, you get life insurance coverage.  Actually, for the premium you pay, a big part goes to the investment fund and a small portion lang sa life insurance.  You hit two birds with one stone.  Why?  The returns of the VUL are higher than the regular bank interest rates and at the same time, may life insurance ka pa.

For those with children, MUST ang life insurance, kahit basic pa.  Pantawid din yun sa finances ng mga bata in case may mangyari sa atin, or puwedeng ipambayad ng estate taxes.  Ang pera sa bangko, naka-freeze until ma-settle ang estate tax ng deceased.  So magandang pang-estate planning ang life insurance.

Iba ang life insurance sa pre-need products.  Although may similar plans ang life insurance companies re educational ek ek, very different sila sa pre-need companies.  Insurance companies are strictly regulated by the Insurance Commission.  Tapos, they need to have sufficient capital per BSP regulations.

Re nebulizer, life saver iyan!  My kids have asthma and sobrang gamit ang nebulizer namin.  We have Devilbiss brand, binili sa Mercury Drug for around 3k.  We put salbutamol (Ventolin or Asmalin brand).

Lia, okay mag-invest sa condo,  especially sa magandang location at reputable developer.  Yung condo namin sa Eastwood, napa-rent namin 1 week after we moved out.  Tapos, naibenta rin namin nang mabilis noong kinailangan namin ng money to pay for our house.

Lia, about condo rent.. dahil sa OFW kami, yan ang business na ginagawa namin since 2007. Bibili ng condo, tapos paparent namin. Isang house and isang condo unit ang pinaparent namin ngayon. And sa awa ng Dyos, wala kaming nilalabas na pera kahit singko pambayad sa monthly ammortization.

Marose, stocks din ang isa sa gusto ko pag aralan pero you need to alot a big amount of your time kasi per minute malaki ang difference.. check mo din ang Tbills kasi pang low risk ito. Meron dito training on stocks pero you need to pay $3,500 for the training.. half of which they will invest sa stocks at pag kumita ka na, bawi mo na ang other half na binayad mo.. Again, wala pa akong time.. or hindi pa lang ako siguro fully convinced na mag stocks ako..

Isa pa sa sideline ko ang pagbili ng other currencies which are AUD, USD, and Euro.. binebenta ko pag tumataas ang value nya.. Pero nalugi ako ngayon sa USD kasi ang baba ng value kaya di ko mabenta pero parang pwede na din kasi gagamitin namin sa bakasyon.. ang AUD kumita ako dyan 2yrs back.. malaking tulong yun kasi ginamit ko sa 1st bday ni kyle :D

Basta kahit anong pagkakakitaan (except hard core selling ng mga products) papasukin ko.. hindi ako magaling magbenta kasi ng mga kung ano ano except those i post on ebay.sg.. kasi dun ang buyer ang lumalapit sakin.. hindi ko inooffer.. so walang pressure sa part ko.. ang laki din na ng nabebenta ko sa ebay in fairness..

Lisa, ang hindi ko pa pala nagagawa ay ang charity work.. my last charity work was in College days pa.. yung sa tagaytay.. tutulong kami gumawa ng bahay.. i forgot what it's called.. this December, ikaw pala lalapitan ko para hingi ng advice san maganda mag charity..

Tin, at least hindi ka nanibago sa st. scho kasi parang HS environment lang.. ito yung tapat ng dlsu di ba?

^There are VUL products that you pay, say for 5 years, and then you get the value of your investment at 10 years.  May mga variations iyan.  So in the meantime, insured ka tapos in case anything happens to the payor, the plan is considered as paid up na.  The beneficiary will still get the value of the investment at the end of the period.

Yung kinuha ko sa Sun Life, the Flexi-Link, bale may hinuhulugan ako ngayon, good for 5 years yata (will check pa ha).  Basta, when my kids turn 17, they will get 500k each which is the projected value of the investment at the end of the period.  So puwedeng pang-college fund yun.  Kaya kumuha pa kami ulit ni husband, sinabi ni Sun Life agent, hindi enough yun at the rate tuition fees are increasing.  That's why we also got Maxi-Link each.  So bale para kaming naghuhulog din sa bank pero at better returns and may kasamang insurance coverage pa.

Sobrang simple ng explanation ko ha.  I suggest you check out the websites of Sun Life, Manulife, PRU Life so you can get an idea.  May threads din dito sa GT about VUL and mutual funds.  Next kong aaralin ang mutual funds.

Pia, you do not need to have big amounts to invest in stocks.  You can even do it online thru BPITrade or citisec.com.  Kaya you can do it even if you are in SG!  I think ang minimum investment to buy/trade stocks at BPI Trade is 5k or 10k lang. :)

For example lang ha, bumili kami ni hubby ng Nickel Asia IPO stocks last December at P15/share.  Tapos, kinailangan namin ng pambayad sa tuition ng kids sa March kasi biglang nagpunta ng US si hubby noong December kaya ang funds for tuition napunta sa plane ticket.  So, noong binenta na namin ang shares at P19/share, tumubo na kami.  Eh hindi naman tutubo ng ganoon kalaki agad kung nasa TD lang ang money, di ba?

Yun pala ang VUL.. we have the same kind dito sa SG..

Sa Aviva naman sa akin.. pero pinatanggal ko ang rider sa investment para pure investment lang sya. Half of my premium goes to DBS Enhanced Income and other half goes to Templeton Global Bond.

Sa AIA ako kumuha ng insurance (TPD = total/permanent disability, Critical Illness, Life, and Pension). Sa Prudential ganon din, investment lang..

Prudential naman nag invest ako sa China/India and Singapore Managed Fund.

Be also wary on acquiring insurance plans.. Maraming kinds yan.. meron life, pension, for critical illness, etc.. Be sure ang coverage mo ay hindi paulit ulit kung hindi sayang naman..

Marose, papaturo nga ako nyan sa officemate ko.. Starting ata dito is $100 if I am not mistaken.. o baka $50.. maganda din na from time to time (ata) iview mo ang stocks which is online din dito kasi minsan mamimiss mo yung peak ng value nya (ata ulit) lol nakaka engganyo ang stocks sobra.. but I consider this as high risk.

Ang equivalent ng VUL naman dito ay: Example yung kinuha ko nung 2005 nung single pa ako. $410 ang premium. 350 goes to the investment. 60 goes to a rider for your insurance. Ang 350 iniinvest ko sa 2 different Fund companies. After 6yrs, pwede ko na iwithdraw ang money without any surcharge. Meaning, buong buo yun.. So that's 350 * 12 months * 6 yrs.. Kung kumita ako, more than that makukuha ko. Else, hoping na breakeven ok na din.. But, if roll over ang pera until 2021, mas malaki pa ang kikitain mo nun.. In the event na mamatay ako, ang beneficiary ko makukuha lahat ng yan.. Pero wala na makukuha na iba pang amount other than the fund value kasi pinatanggal ko na ang rider na $60/month 2yrs ago noong kumuha ako ng Personal Insurance ko from another company.. Or the beneficiary has an option to continue the policy pero hindi na magbibigay ng premium hanggang maturity date..

Sa pinas din meron kaming Manulife mainly because we were required to get one nung bumili kami ng condo.. ang value ng insurance ay same value ng cost ng condo unit.. ang policy ko ay nasa bank ngayon kasi naka loan ang condo.

Re stocks, nagpapaturo ako ngayon sa classmate ko dati sa Econ na taga-Citi wealth management at sa isang friend ko na taga-PSE dati.  Nanghihinayang kasi ako sa perang natutulog sa bank.  Hindi naman malaki yun ha pero naliliitan talaga ako sa interest ng TD.  Kahit nga trust account sa bank, naliliitan din ako, may bank fee pa na 20k kapag nag-open ka ng trust.  anovah.

marose and pia, thanks for explaining. i think yan yung prinesent sakin ng agent from grepalife. di niya lang naexplain ng maayos. hehe pero yun kasi ang liit lang ng pay out and when i reach 85 pa bago makuha ng bata yung amount. around php 250k yata yung makukuha at the end of it pero ang advantage naman is on the fifth year pa lang, may pay out na php 25k agad and every three years after that. pero parang ang liit kasi ng labas. with the tuition fee projection na napag-usapan dito, baka maging pang-allowance for two weeks or one month lang ni katie yun. hehe might consider sunlife nga..

thanks a lot pia! will check the link now. :) sa sterimar, did you need to use an aspirator pa or as is lang effective na siya?

Jen, 340 pesos as of now (yehey tumaas ang SGD hahaha).. oo ate kasya.. kasi yung garter sa gitna ng wings ay maliit.. kaya sa small kids kasya.. hanap ka ng ganitong kind dyan sa atin.. sabi ni Kim sa divi daw? Once pa lang ata ako nakapunta dun.. hindi ko na matandaan.. pero sigurado meron dun..
