I'm also checking residential lot in Tagaytay, Alfonso, Silang and price range is between 5000-6000 per sqm for developed subdivisions. Marami pa rin vacant lots yun tipong pre-selling pa lang and small developers na mas mura.

Is it safe to buy a land in Tagaytay or Alfonso? I checked online and mukang sa Sta. Rosa (1 barangay) and Silang are affected ng West Valley Fautline.

Hi Sisses - just in case, anyone is looking for a rental property - may I offer our property in Oriental Gardens Makati along Chino Roces (Pasong Tamo) cor Urban Avenue. It's a fully furnished 33sqm 1BR converted unit and 12.5sqm parking for P6.3m - we shoulder the CGT, and buyer the other taxes/fees. Hi sisses! Need your inputs naman. I recently invested on a preselling condo. So i have to pay the dp for a 3 yr period before the turnover on 2022. I paid the reservation fee na and will start the monthly amort by end of this month. But i dont remember signing anything except dun sa intent to buy and yung computation ng equity/monthly amort. Ganon ba talaga sya? Pano yung proof na i paid? Do they give an acknowledgment receipt lang talaga? Im about to issue PDCs na kasi.. dunno what to expect or what docs should i obtain from the developer/agent.

 What if end of 2020 di ko na kayanin yung monthly amort, may marerefund pa ba?

Di ako sure kung marerefund mo yung mga payment mo sa DP. pero ang alam mo is magagawa bg CI ang developer para icheck kung capable ka to pay the DP. then they will let you sign the Contract to Sell.

^pwede yun sis? Ang alam ko kasi yung cts kapag tapos na bayaran yung dp and bank financing na ko ng remaining balance. Kaya magbabayad din ng fees for processing mga titles etc.

actually dapat pinapirma na ng cts before or during nagbabayad ng DP.

Back in 2011, i got a pre-selling 1BR condo unit. it was turned over in 2016 and is currently leased long-term
Maganda ang location and very accessible kasi Mandaluyong yung area kaya naipa-rent ko agad.

Although ngayon, I am selling it na kasi hindi na talaga namin matitirahan in the future dahil hindi na kami kakasya sa 1BR. In fairness, tumaas naman yung value nung property kaya kahit I am selling per fair market value, mas mataas parin compared sa pre-selling price back in 2011. may profit parin 

In case pala you are interested to buy a unit for lease, I am actively selling mine

Question sisses. I know the reservation fee is non refundable, does this mean the monthly amort is refundable? Kunwari first month palang then ayAw ko na?

^check the contract, sis. In my case, its non-refundable, same with case with my friend, non-refundable also.

^wala pa akong contract to sell sis. Yung reservation which is non refundable agreement lang naman saka intent yung pinirmahan ko eh. What do you think?

^hi sis. Mag sign ka ng contract to sell pag na kumpleto mo na ang downpayment na required. Regarding sa downpayment ask the agent na nag assist sayo ano ang policy nila regarding that. But usually non refundable na ang dp. And also kada bayad mo they have to issue you official receipt. Proof mo yun na bayad ka. Kung bank financing siya dapat ask mo what will happen in case hindi ka ma approve ng bank will they refund it. Or paano pag nag defaullt ka mga ganun.

Any questions you have dapat asikasuhin ka ng agent kasi they are being paid to assist you. Or alamin mo hotline nila they have customer service usually. Iba iba rin kasi policy depende sa company.

^Sis kakastart ko palang kasi e. Yung contract to sell sina sign daw sya sa downpayment palang. Namention sakin mga around june magkakaron so i think may inaayos pa sila eh..
