Anyone tried the rent to own schemes of developers? Any catch on this? Can the units be rented out to tenants under this scheme?

Alam ko you can't rent it out if you do not fully own it yet. That's subleasing na, which is against the rules of the property/ admin usually.

sis gab54, thanks so much! noob question lang uli sis.. nung binili mo yung property, ibig ba sabihin 5M na rin yung total na naihulog nung seller? O medyo lugi sya dun and nag base lang sa TCP yung pricing nya? kagaya nung sa condo ko, nasa 1.5M yung TCP nya, then around 800k na yung nagastos ko, pwede ko bang ibenta ng 800k din o dapat lower pa?

hindi sya lugi, kasi 2006 pa nya binili at pinatayo ang house, mura pa nun. 2012 nya binenta sakin, may patung sya. maganda ang real estate lalo na pag prime at may lote, tumataas talaga ang value. actually 2012 nabili ko ng 14m, today may offer akong 25m pero ayoko ibenta!
In your case, i dont know if kikita ka or break even or malulugi ka. Depende parin sa law of supply and demand ang pagtaas ng value ng real estate

Just recently, our condo has been rented out na and the tenant paid for one year. In the contract, is it legal to say na once they violated the contract or for early termination forfeited na lahat ng binayad? Wanted to add that kaso sabi ni hubby, parang inhuman daw so what we did, is forefeited yung sec dep na 2months plus one month rental nalang, then every month na di namin ina aaccept ang unit (in case di kami satisfied na naayos niya yung may mga nasira siya kung meron) plus the unpaid utilities, di muna namin ibabalik remaining balance niya apart from 2+1, and plus 25% penalty per month sa rental dues.

Usually, forfeited na ang deposit kapag early termination ng lease contract.

^tama naman siguro yung ginawa nyo. Plus kelangan nga ibalik sa dati yung unit if may nga ginalaw ang tenant.

^^ sa experience ko, may clause na pag early termination, may advance notice ang tenant, para naman may chance na makahanap ng new tenant si owner. If biglaan, forfeited lahat. Siguro depende na lang talaga sa mapagkasunduan ng both parties.

There is also a clause for "fair wear and tear" syempre you can't expect na kung paano mo pinasa ang unit, ganun na ganun din ibabalik ng tenant kasi ginamit na. Unless, short term tenancy lang yun. Kasama yun sa investment ng owner.

Ang dami na rin kasing naglalabasan na new condos with better amenities, so yun mga luma like mine may not compete in the future. So iniisip ko kung mas mabuti bang idispose ko na yun mga luma. Also considering na marami na rin mga foreign Northern Asian renters, minsan di maganda appeal sa ibang foreigners and Pinoys - kasi mabaho, mausok dahil sa kasisigarilyo - should we keep out from these types of condos dahil it might lead to urban decay (not to mention unit deterioration)? Naglagay na nga ako ng smoke alarm sa bed side - pero sabi ng kapatid ko di gagana yun alarm kapag sigarilyo - any way we can try to prevent the tenant from smoking inside the unit (apart from onsite checks)? TIA!

Mga Sis - who are your insurance providers for your rental properties? and anong type of insurance do you get? hm range ng insurance nyo (pls specify kung gaano kalaki yun pty and if furnished)?

I have Axa-Charter Ping An, I insure the contents lang. Mura lang, P600 per P500k coverage. Since furnished yung condo ko, better insure the content lalo na baka maging negligent ang tenant, magkasunog.  Di naman sufficient deposit nila if ever may mangyari.

I believe yes, sa sobrang traffic ng Manila, nobody would prefer spending most of his life sa kalsada. Stressful pati ang traffic at naghahabol lagi ng oras. Sa mga lumang condo, ang edge na lang would be the lower rate. Mas nakadadami pa din ang practical, convenience lang ang habol, who needs a place to sleep (students or project-based workers). Kasi if they have the money, malamang bumili na lang din ng bago yan. Sobrang mura na  ng mga payment schemes nowadays.

I bought a condo in manila last 2012 luma na siya no amenities pero ever since di ko natiran laging may tenant. 11k monthly. the positive is loft type 2BR so can fit up to 5pax kaya feeling ko mas mabenta unlike sa studio type or 1br na mga bago. depende pa rin sa renter and location wise

Just want to share mine. We have 1 BR unit sa Grass Res sa QC bought in year 2009 and just sold last June. Maganda din ang balik dahil naparentahan naman namin. And we have 1 unit w parking naman sa Makati for turn over na this Nov. SInce we are based overseas we make sure na lahat ng pera namin meron pupuntahan lalo na mga bonuses. We also bought vacant lots near Tagaytay for investment. ALmost doubled na nga ang price per sqm. We are planning to go back home for good very soon.

Gusto namin magstart ng build n sell. Since meron naman kami mga lupang nainvest mostly bumili kami subdivision. Start muna kami ng 1 house for construction then benta muna namin. After mabenta tsaka uli kami magconstruct para di lahat ng pera nakalabas.

Madami pa naman offers. Nakabili kami sa Amadeo sobrang lapit lang sa sky ranch. And yung lamig pareho din ng Tagaytay. 230sqm at P3,850 per sqm pero year 2015 pa yan. Now wala na daw nagbebenta sa Amadeo kasi naghigpit ang munisipyo dahil pag puro subdivision daw baka mawala na ang coffee capital. Meron ako nakikita Mendez and ALfonso, ok din dun malamig din.

More on this -- kapag may sunog, which spreads outside the unit, and is due to tenant's fault - liable ba si owner? Sagot ba ng bldg insurance? Isip ko if taasan ko na lang coverage ko kasi baka pag magkaproblema, affected income ko (I'm no longer working) and matagal magparepair.

^Re vacant lots - maganda mag invest sa ganyan - nakakagigil nga lang minsan local officials and is a huge discouragement to me, like sa Rizal... Kaya ang nasa isip ko is never to set up biz or buy properties sa Rizal.

Hi sis! you might want to check shangrila developed project in Makati. their price is around 5M up din 24sqm smallest unit but atleast Shang Developed project siya and hotel vibe yung condo.

^yes sis, I'm aware of the The Rise. Actually super type ko sya kaso namamahalan na din ako for its price. Last year nun nagreresearch ako may 3.5m pa ako nakikita around Makati kaso this year biglan taasan. Swerte mga investor nakabili nun bago bago and preselling pa lang yun The Rise. Next year na din kasi ang turnover if I'm not mistaken kaya Malaki na din yun TCP.

sa 2020 pa target turnover niya sis meron siya ngayon NO DP spread in 27months pa payment. Maganda nga siya sis. ang bilis nga mag taasan ngayon tapos halos lahat ng mga newly launch na condo ganyan na din price tapos 5 years mo pa hintayin kaya mura pa din siya sa price niya ngayon.
