our condo is in sm light. yung monthly rental namin is based on the current market price. compared it sa olx, mga leasing office. yung tenant namin now is 1 year contract lang, after a year we'll increase it na siguro. depends if they renew or not.

If you have a lot in a subdivision, possible bang ma-sq-squattan pa rin yung property? And posible bang makapagnakaw yung kapitbahay mo ng lupa? Or need na may land title ka para makapag build ka within the premises of the said property? Thanks.

^"ma-sq-squattan" do you mean squatters? I don't think so. Diba usually kapag mga subdivision meron guards and private ang loob ng subdivision, so walang makakapasok na hindi home owner.

Regarding pagnanakaw ng lupa, sa amin kasi, meron parang palantandaan kung hanggang saan ang lote mo, so hanggang don pwede ka mag extension or mag build. Walang makakagalaw non. Medyo matagal din ang release ng TCT kahit cash payment ang house and lot. Took us 8 months to get the TCT kahit cash payment.

Nope, as long as reputable ang subdivision at mahigpit sila sa mga policy ng building extensions.
Bago kasi makapag-extension or makapagpagawa ng perimeter wall, kukuha pa yan ng permit sa munisipyo.  Permit sa developer.  At kung talagang makulit ang kapit-bahay, pwedeng ipagiba anytime na lumagpas sila sa property line.  Di rin isosoli ng developer sa nagpagawa ang binayaran nilang building bond, which usually is at minimum of P50K.

Kasi kung home loan, usually 5% to 11% ang interest nyan. Depende sa amount at fixing terms.
Kung Personal loan, usually 0.7% ~ 3% ang pinakamaliit pero per month yan.  Around 9% - 43% per annum ang rate nyan.

It is possible as long as pumayag yung developer.. at the end of the day, wala pa naman talaga kayo napipirmahan na deed of sale.. you should try... by right, wala naman talaga problem, up to the developer na din kung papayag sila.

It is my first time to buy a condo for investment. Kumuha ako ng Studio Unit with parking along Aurora Blvd in Qc. Sa 2020 pa ang turnover. Next na target namin ni hubby for investment e along Makati na sana. Sana may makita kaming magandang pre-selling.

Got a 2br condo with parking and a 60sqm office unit in makati for 2.5M lang paid them in cash.  yung owner kasi patay na and yung mga anak ayaw na mag asikaso gusto ma dispose na ang property ng parents.

Madami pa silang  properties they have one being rented out for 1M a month supermarket ang tenant among many others. May school pa sila na naka tiwangwang na lang kasi ayaw asikasuhin ng anak. Sad yung ganito nagpaka hirap mag pundar yung parents then yung mga anak puro pasarap lang ang alam. Kung gumastos halos 80k in one day ubos. Who knows kung ano ginagawa nila sa pera.

anyway ipapa airbnb ko yung condo then rent out the office. I also live in a 2br condo now baka ipa rent ko rin then transfer to a smaller unit to maximize my earnings kasi mag isa lang naman ako. Next investment ko might be a vacant lot that i will subdivide and selll na smaller cut na. Gusto ko ng madaming passive income so i can retire comfortably although i love my job i feel na habang bata at malakas pa mag start na ako to build my investments.

Yes this is still possible (i've heard from real estate firm owners themselves). It happens if the lot is not properly barricaded and left untouched/ unmanaged / undeveloped for long periods of time and when it's very accessible to a public road for example. And when the time comes na gusto na tayuan hostile na yung mga squatter that some even result to go after assasinating the owner.

Best is palagyan mo ng bakod. Regarding magnakaw ng lupa bago mo ipa bakod ipa survey mo muna para malaman kung hanggang saan ang sayo dun.

^^If walang security yung subdivisiion pwede masquattan yun. It is always the best to have the land title registered to your name. Then lagyan mo ng bakod. Maganda rin magpasurvey.

Nagulat ako kasi it's an Ayala development, but the full cost of the H&L is only Php 400K. You might want to consider them also.
