 Help po! Pag nag agent po ba for condos malaki ang discount if I get my own unit? Thanks in advance.

hi, i just want to share my thoughts (and dilemma ).. i bought house & lot two years ago in cavite by profriends. based from our experience, i have to say im not satisfied with their service and quality of turnover unit. first months we moved in to the house, we kept on reporting about the leaks etc. and following up to their site engineering office and even to the main office to file a formal complaint but no action, we gave up na lang and just hired someone to fix it . and since its my first time to buy a property, im not really familiar how long the whole processing of docs takes. usually po ba gaano katagal? kase til now, they are still processing the transfer of financing from in-house to bank. approved na kame ng landbank since early last year but til now the bank is still waiting for the title. i have paid off the DP, the remaining balance not covered by the bank loan and fortunately, on hold pa ang monthly amortization namin sa bank. i must say, acquiring a property is such a draining process.. anyway, our home loan has a very long way to go pa, 20k/mo for 15yrs! i got the H&L for my family kase nangungupahan lang kame since i was little. that's my goal for my parents and younger siblings, na before i settle down i could provide them that. my elder sister and i naman agreed that we'll share the amort. and now medyo malapit ng lumagpas sa kalendaryo, im hoping to start my own family na din in a couple of years.. syempre, i want to have our own house din and not rent or live with my parents or his, yun din naman gusto ni bf. i just cant help to over-think how i am going to do that if i have so much obligations pa.. kaloka just to think about it! sabe ko nga sa younger siblings ko, when they finished school and have work, sila na magtuloy ng bayad sa bahay.. makes sense naman di ba? hehe..

I would say No. Agents and Brokers always get a cut or commission sa perang ibabayad mo. I suggest you purchase the property directly sa developer to get a better deal. Also, they can give you better discounts than Agents and Brokers. If you are looking for a good investment in real estate, i can refer you someone that i know that works directly sa Avida Land Corp, under siya ng Ayala Land.

Hi Jerimel, Im really sad to hear whats happened to you. Theres another thread here sa GT called "Best and Worst Subdivision/Housing Developers" and alot of people are complaining about Profriends and are in the same situation as you. Go to this thread:

still subjectible to tax. any modification made on your property requires tax. ^_^

My husband supply the shower glass enclosure sa model unit nila.
kaya yun sumama ako napabili ako he he...hopefully makapag pa atyo kami doon soon.

Wow sis! Ang saya ko naman at may taga GT din na nag avail. Tama ba ko sa assumption ko na after 5 years pa pwedeng magpatayo? kasi 5 years to pay yung inavail namin na lot e..TIA!

Pwede ka na mag patayo basta naka 30 percent payment ka na sa total contract peice.
Ako naka one year na nag huhulog.. So happy tumaas na agad yun lot sa sonoma.. Parang 11,500/ per sq meter na.. Bigla taas from last year.

@chefron, nung nagpunta kami last July may club house, pool, basketball/tennis court and sementado na yung way from guard house to club house. Pero yung way papunta sa lot namin hindi pa gawa kaya tinuro nalang ng agent namin yung block namin.

abel823, ahh ganun ba sis? I thought need muna bayaran in full bago pwede makapagpatayo.. hehe.. btw nasa almost 2.4 M na daw yung 180 sqm, so ibig sabihin nag increase nanaman sya. so nasa 13k+ na sya per sqm sis..

Club house near swimming area. Pero hindi super lapit para d naman
Maingay.
Sayang nga at 150sq m lang kinuha ko. Pero ok na din kasi maliit na fAmily
