Hi, my sister works for ayala land, according to her, pagibig loans is not available for nuvali. Medyo high-end kasi, pero you can try in-house financing or bank loans. If you want the installment options, pm mo lang ako, will send one to you. If you don't have an agent yet, pwede ba sa kapatid ko na lang? medyo mahirap kasi ibenta due to the price. that's true, pag-ibig is not applicable for venare, as well as other residential lots inside nuvali.

nuvali is the next big thing of the ayala's after makati and bonificial global city. it's a very good place to invest on. :)

depending on the payment scheme that you're going to get, pwede in-house muna ang loan for the first how many years/months, then pwede nyo i-lump sum sa dulo. OR pwedeng i-stretch pa ng 10 to 15 years through BPI. :)

and try reading (pero I bet nabasa mo na) books by trace trajano, series yun e, think rich pinoy title ng isa sa mga books niya. it tells how he started, plus some sample computations etc.. :)

Hi Sisses,

Baka merong makapag advice, kung ok bang mag invest sa real estate these days.
I'm talking about developing lots palang na presell. Meron kasing isang real estate company sa taytay that has offered me a lot, tapos 0% interest siya for 2 years to pay. I'm in doubt talaga kasi hindi ba parang medyo malayo? Tsaka may nakapagsabi kasi sakin na mas maganda yung mga liquid asset kesa matulog sa hard asset. Totoo ba ito?

Malayo kami sa taytay, so I don't have any idea kung ang maginvest ba dito ay maganda and merong chance na tataas ang value. By the way, the lot is parang subdivision eh, meron siyang developer.
Sana merong makapag advice, stop and go kasi ko dito. Yun bang, today I decided kukunin ko, bukas maiisip ko wag na lang kasi baka sayang. :(

Pano ba pwedeng malaman kung ang isang area has the tendency na magtaas ang real estate value?

IMHO lang sis, if you have doubts about investing in something, it's best to stay on the sidelines and not proceed with it first. mahirap nang ma-stress about your hard-earned money going into into something you're uncertain about. :) there will always be opportunities for investment later on.

my personal take on it is if you're going to invest in land in a place that's kind of far, you should have a fairly long time horizon. yung mga preselling naman -- medyo sigurista ako e, so for me, i'd rather invest in a lot na may title na. nakakatakot kasi yung mga kwento ng mga nag-invest sa mga developer and despite full payment, di pa narereceive yung title. if you need the money, you won't be able to sell it or take out a loan on it.

^naku buti na lang nagreply ka sis. Wala ko idea na nagkakaproblema yung title pag under sa mga developer. Buti na lang nasabi mo, kasi akala ko pag sa developer mas sigurado. I think you're right, mas ok parin bilhin yung mga clean titles from individuals siguro.

I was kind of attracted kasi dun sa fact that 0% interest siya and it's a bigger lot compared dito sa malapit samin for the same price.

well, depende rin sa developer -- best siguro kung makakuha ka ng feedback sa mga nakabili na ng lot sa developer na yon. kasi aside from the title, kumusta naman yung development ng mga utilities, roads and amenities?

if you plan to buy a lot from an individual, sometimes you can ask for terms din, depende sa seller. :) usually 1 year to pay is ok, baka may pumayag din sa 2 years to pay without interest. :)

I got my condo when I was still single, preselling stage pa lang sila. I was lured kasi less than P1M lang, studio type with loft and I felt it was reasonable kasi single ako and the location is very convenient. We had problems though kasi delayed ang turnover (it took 5 years to be completed!) but finally we were able to move in last year...now I'm married, when the little ones come in, I think masyado na maliit yung space. Ang option ko is to rent it out or sell it, current market value (with parking, is over P2M)

my tip:
don't rush into buying kasi condo, kasi in ang condo. I personally hate it after moving in 2 months. Sobrang annoying yung ibang neighbors upstairs or across the hall, they throw stuff in the window paminsan nashoshoot sa veranda ko or they leave thrash in the corridor. ang jurassic ng manners diba. >:(
...and remember the rules of buying real estate: location. location. location.

Got my condo din while still single. Ok lang kumuha sa developer basta make sure na well-known, yung alam mong may pangalan na. if individulal, do your own due diligence first

Hello. Sisses please help. I want to purchase a condo unit from a prime location in the Metro. Ang kaso mukhang first timer yung developer nung gusto kong bilhin. I've never heard of the name and yung agent yahoo yung email nya sa business card. Is there any way of checking if the developer is legit/properly registered or not? Aside from this, practical bang magpurchase ng property from a newly listed developer? Para kasing experimental sya and maybe I should be concerned about their experience on running a real estate development company.... Thanks a lot in advance

Hi raqjec, my suggestion would be for you and your husbang to handle this yourself. If youre going home this year, then hold off from making a DP this Sept and check out everything pag uwi nyo. Kasi when youre talking about real estate, malaking investment yan. OFW rin kami ng asawa ko and what we do is do research via the net and then pag uwi namin, we check all the things we researched about. Good luck! :)

Hello sa inyo. Bago lang ako dito sa forum na ito at eto agad ang una kong nabasa. Tama na maganda na mag invest sa real estate habang maaga. May kapatid ako na nasa abroad at ang ginagawa nya eh ang mag ipon para mag invest sa bahay.

Location is one thing, neighbors are another. Yan nga ang concern ko din. If very affordable ang condo, chances are sino din ang makakabili ng units doon.  Pag mahal naman, sobrang mahal.   :-\
Especially if you intend to stay sa condo, everyday negative ang aura mo, nakakainis yun.

agree. sa real estate kasi, when in doubt hwag muna. pag-isipan mabuti. unless marami kayong extra na funds to spare.

in buying, always check out the place and do not make your downpayment without personally checking the place.  if possible, check the place out in the morning (maingay ba ang mga manok at aso o neighbors hehe), at night (well lit ba), afternoon time (mainit ba yung afternoon sun), during rush hour (traffic), off peak hours, rainy days etc. dun mo makikita how it is living there.

im thinking of buying a lot in sonoma. has anyone tried empire east holdings na as the developer?

we're only buying the lot. medyo mas makakamura pag kami ang magdedevelop ng house. the thing is natatakot ako baka after ko mabayaran yung lot wala naman akong pampatayo ng bahay. though share naman kami ng sister ko sa bayad. plus once we started on it wala ng atrasan. medyo madami pa kasi ako gusto gawin and buying that property will surely cut down my resources for leisure. yun nga lang din kasi im not getting any younger and i need to start investing somehow. 0_0 hinahabol ko din na habang malakas pa yung parents ko they'll get to enjoy it naman somehow and at least help me pag dating sa construction.

nasasayangan lang ako kasi ang ganda nung place plus mura pa kasi pre-selling pa lang as compared dun sa mga developed na na subdivision dun sa area.

please help.
