Hi, nasa abroad din kami. We recently got a lot in Nuvali Laguna. What we did, pinapuntahan muna namin sa parents ko yun village and yun "lot" mismo before kami nagbayad. it also helped na 3x a year nandito sa abroad yun agent namin to update us. :)

Ako rin po...hihingi ng inputs...We are planning to buy a property. Actually gusto na namin mag start ng downpayment this coming september, kaya nagpapahanap ako sa mga kamag anak ko as soon as possible. Kasi gusto namin sa pinas mag aral anak namin and mag start na sya next year.Then naghahanap din ako online.(OFW po kami mag asawa)Kaso nahihirapan ako pumili...
Sabi ko sa asawa ko to have a property within metro and the most possible choice would be a townhouse. Then yung ibang kamag anak may sinusuggest sa paranaque na 3M ang price. Naghahanap sana ako ng quezon city kaso wala ako makita. Then meron din naman suggestion sa amin na sa san pedro laguna na lang daw or binan laguna or sta. rosa kasi meron naman na daw accessible ways para makapunta sa makati or ortigas which are the center of everything.

Sa mga nasa sta. rosa or san pedro laguna...accessible na po ba talaga papunta sa manila?sa mga nasa paranaque naman po(betterliving or sucat) ma traffic po ba papunta  like sa makati or sa manila area?

I need your help po...nahihirapan na kami kung alin ang pipiliin. Kung meron po kayo suggestion na mga property na RFO, makikishare na rin po. Thank you in advance.

Interested din kami ni hubby sa sonoma... pabalik-balik na kami dun. Lot lang din bibilhin sana namin then we'll build the house later... I want to know if okay talaga empire east.

Worried lang ako sa travel-- sa makati kasi kami work.

Eto next sa list ko, my own house.  I've asked my parents na kausapin na yung personnel for reservation (pre-selling pa kasi.)  Naisip ko kasi na habang bata pa ako and kaya ko pang bayaran, e simulan ko na.

Any tips mga sis?  Payment schemes, downpayment, etc.

hi mga sis!!! :) mag aasak lang po ako ng opinion ninyo. my hubby nd i are confused po e kung anong descision ang gagawin namin. wer here abroad with our 2 kids, mga 2 years na, last year, we decided to buy a property (house and lot) sa nuvali. dp is paid na (1yr staggrd), so as of now, balance of 80% w/c is bank financed naman ang aming binubuno. matagal ang terms na kinuha namin. ang problem is, nappressure kami, esp si hubby kasi ayaw na nyang magtagal abroad, esp [textspeak!] sa middle east,baka daw kasi pagnagtagal sha [textspeak!], di na sha makahanap ng ok na work sa pinas kasi [textspeak!] na sha magkaedad.(wer in our late 20s). sabi nya, kung sa pinas daw sha magtatrabaho, bka daw mahirapan kaming mabayaran ang monthly namin. what to you think should we do? sell it na lang?if i-sesell pwede ba un kahit na bank financed? or tyagain namin, tapos parentahan in the future..... need ur help mga sis! TIA :D

Hi vmac28, we're almost in the same situation kasi my wife and I are also working in the Middle East and we have 2 kids rin (1 & 3 yr old). We just bought a house nung Feb 2011 via bank financing (same as you 205 DP and 80% bank financed), 5 yrs to pay and very high ang monthly amortization. The advice Id give to you is stay abroad and tiisin nyo dito sa abroad. I dont know about your situation, pero baka you're worried your companies will close due to the Arab Spring, dont worry about that, I doubt your co will close. But even if your co closes, wag pa rin kayong umuwi, look for another job in the country you're in. I dont think your ages will cause probs for you if you go back to Phil, the bigger prob is finding a job that pays well.  Also, instead of making it a long term payment, make the payment as short as you can. Try to live below your means and having a high amortization will give you an excuse not to send so much money to family and di rin sila makahiram ng pera, hehe.. This is what we always say as an excuse. Its good kasi if your money abroad is going somewhere kasi if you dont invest now habang maganda ang situation nyo, youll never get the chance again. If for example worse comes to worse and you do both do get fired, cant find a job in the country your in, go home to the Phil and then cant even find a job in the Phil (which is almost impossible), I heard that the bank gives you 6 months until they foreclose your house. Also, if example it comes to this and you have to go back to the Phil and then take a job in the Phil that doesnt pay so high, talk to your bank and they will offer you terms. Example, 15 yrs to pay ang house nyo, you can try to make it 20 or 30 yrs na lang. (If youre not in your 30s I think pwede hanggang 30 yrs to pay)  If you want, share more info on which country youre in and what jobs you have para the sisses here can give you more appropriate advice. Or if you want, PM me and maybe I can give your more appropriate advice. Anyways, good luck to you and your spouse! :)

sa mga hindi pa nakakabili, try to buy foreclosed property, it's a lot cheaper, kelangan lang ayusin pero in the end, mas mura parin. Downpayment can be as low as 10-30%, terms pwedeng 10-15 years to pay. so far, 3 out of 5 property ko nabili ko as foreclosed.
1st property, 2 storey house in lot in las pinas, LA 200 FA 350, nabili ko ng 1.7M
2nd property, house in makati LA 100, FA 400, nabili ko ng 5M
3rd property, small compound in las pinas LA800, FA 700, inside may 4 na houses, nabili ko ng 7.8M
fully paid ko na yun 1st & 2nd, yung 3rd 2 years ko na hinuhulugan, 8 years to go.

Wow Gab54, super good deals yan ah! :) Congrats! Same question, could you PM me or share with all of us where you find these deals and give more tips? Gusto ko rin makabili ng 4 or 5 dr apartment or a small compound with 4 houses rin in the future. Congrats once again. ;)

mga sis, i have an agent na may mga listings sa mga bank, pag may requirement ako, pinapahanap ko siya. pero sa mga banko u can also directly request for a copy, minsan nasa website din nila. binabantayan ko diff banks, kaya yung 3 foreclosed property na nabili ko ay from BDO, UCPB and PBCom. helpful din sa akin ang site na ito...

Sayang nga kasi nun nakita ko yun website eh nag start na ako magpagawa ng duplex sa lot ng parents ko. Siguro next time na magka pera ako, bibili naman ako ng foreclosed property. :)

fabulous... mainam na slogan dito, "may pera sa nagsasara" ;) but allow me to probe deeper, if you will :) so yung buyers ng Property #1 and #2, sila ba nagtuloy ng amortization or it was paid in full after mag-appreciate na value nya?

^ i just re-read your post... my bad! And i thought or at least my rattled thoughts made me presume i read something like nabenta na sya. Ive read about this gambit from Robert Kiyosaki, i think. He employs this kind of strategy of buying foreclosed properties then re-sell em after it accrue some value since like you mentioned, it's cheaper. The question is pala sis, like ilang percentage to cheaper than the regular, non-foreclosed ones? Hindi ba mas laborious to in terms of document processing? And ano ang risks involved, if that would even be applicable from your experience?

in my experience foreclosed properties are always cheaper, minsan 30-50% cheaper. depende sa property. saka ang maganda, 10-30% lang ang downpayment, up to 10-15 years to pay (depends sa bank). wala akong naging problems sa mga papers, bank na ang bahala basta fully paid na ako, nailipat sa akin ng walang problem. basta make sure yung property na napili ninyo ay walang kaso, walang humahabol, walang squatter, consolidated na ang mga papers at title belongs to bank na.

Sis, paano ka pumipili ng property na bibilhin? Do you based on location, price or bank, etc? Do you have a set max budget - let's say up to 2M lang ang titingnan mo? Do you buy thru bidding or do you submit offers sa banks? Thanks.  :)
