tama ba pagkaintindi ko sis, you are choosing between buying a unit inside a subdivision or one that is outside (townhouse)?

ang naisip ko is, pag inside a subdivision, you get to enjoy other amenities they might have, like swimming pool, gym, playground, park etc. pero yun lang nga, you need to pay for monthly dues/fees, right? in some subdivisions, umaabot ng 5k, 10k plus each month. you might need to factor in the future cost of owning a unit inside the subdivision. having a unit inside one will provide more security as well since may sariling guardhouse & roaming security.

opo, i'm choosing between building a house inside a subdivision (may lot na kasi) and buying a townhouse.  pareho lang po kasi ang money spent.  as for monthly dues, i think halos pareho lang po.  yes, may pool, tennis court and etc sa loob ng subdivision while the townhouse doesn't.  mas masikip din po talaga ang townhouse, while very spacious ang roads ng subdivision.  kaya lang po, like most subdivision, medyo malayo po siya.  probably 30 mins farther from the subdivision to most places i go (eg school, market and etc).

ahaha. tama, choose with your heart! :D i wish i have that kind of a problem now. LOL! kidding aside, if i were to choose, i might choose building a house inside the subdivision since i already own the lot inside. :)

Hey there, that is a tough decision to make. I think I would go with the townhouse for accessibility. As you said, you dont like how townhouses turn out after 5 to 10 years, then just sell it afterwards. Baka by the time you sell it, there may be schools and markets nearby your subdivision where you have a vacant lot. Your lot isnt gonna go anywhere diba? if you do choose to build a house, be careful kasi we recently built a house and had a contractor and everything, pero minsan youll really go over the budget. Anyways once you make your decision, pls inform us coz wed love to hear it.  ;)

IMHO it all depends on several factors. Like how many people will be living in it, do you have a lot of stuffs, do you have enough income to pay for the trasportation to go to places you need to go to, how important is privacy to you, how important is having a big bedroom is to you, do you like hosting parties at home, etc.

Having your own house built to your own specifications is ideal if you plan to live long in it which means you are not planning to sell in 15-20 years and may just give it to your children someday, if you need/want lots of space, have frequent visitors who stays over, have more than 2 children, have a car and does not mind the expense, . 30 mins travel time is acceptable in my opinion. Many people live outside Manila and travel to work for 1-2 hrs. Also if the location has the potential to be a commercial district someday then so much the better.

I think getting a townhouse (I am talking about a townhouse with less than 200sqm floor area) is ideal if you have a small family, would like to save on transportation expenses, is planning to sell or have it rented out in less than 10 years, if having the school near or along the way to work is important (if you need to bring kids to school daily), is contented with limited space, wants to have neighbors nearby for more security (usually if living alone with just helpers or kids).

30m minutes is not such a big deal.. unless, if what you mean is 30min no traffic.. but with regular/n ormal  daily traffic eh 1 hour+ na difference, ibang usapan na yan.   hehe

My 1st consideration, here in the Phils. is SECURITY.
You say pareho... so that is taken cared of.  Ibig sabihin, your townhouse is in a development with a main gate/s and guards to control entry and exit.
Now if the townhouse is not in that kind of a secured development, go for the house in the gated subdivision.

My 2nd criteria is FAMILY CONVENIENCE.
I would have said LOCATION, but well.. there are families that thrive well where I would not dream of living as in Ayala Alabang or Ayala Heights (QC) or Laguna.  Depende nga what is convenient to your own family.

OO nga 30 min away lang the subdivision pero kung wala namang public transport papunta doon.. and you do not always have a car at your disposal.. eh go for the townhouse.. specially if your kids can walk to school from there, or you can walk to your mall, etc etc.

Having a garden, a pool, tennis courts, etc are fine.. but realistically speaking, you cannot even enjoy that everyday.  Lalo na kung lupaypay ka na with the travel time from and back to your house.   Townhouse living is also good, it is a matter of how orderly your life is.

Kahit na ba sa Malacanan ka nakatira with all that space.. kung busangot the face of your katabi, kung you cannot locate your stuff, kung you  spend so much time managing your home instead of enjoying your life and family... wala ring cuenta such a palatial home.

The residential unit should serve the family's  preferred lifestyle;  not the family being slaves to the house.

i know a friend in silang, its near tagaytay selling their lot. super lamig at preskong hangin rin.  at least pag lot lang may options ka what kind of house you want to build there. puede ring taniman ang ibang portion kasi mataba ang lupa duon. PM me na lang kung interested.

I would have to say you invest on a house and lot. Most subdivisions nowadays have easy access to establishments as one their "perks". You just have to choose one carefully.  ;D

as for me, i have two considerations, same with aquacharly SECURITY and CONVENIENCE.

Townhouse ang kinuha namin, well mainly because dito sa area ng Pasig, hindi namin afford ang malalaking bahay and ayaw namin kumuha sa ibang location na mas mura ang houses just for the sake na magkaroon ng malaking house pero super layo naman ng location from our work and mahirap ang transpo. I wouldn't sacrifice the convenience of my family. In the long run, importante ang maganda talaga ang location. Accessible sa lahat eh. aside from that, wala din kaming plans to build a big family. So for now, town house ang preferred namin, since it fits all our needs.

but then iba iba ang tao, so depende din talaga. :)

Hi, I bought a house and lot using my pag-ibig loan. Though medyo malaki ang amortization nya when I sum it up for 30 years, okay naman sya since I can sell the house anytime. My mom forced me to buy the property, investment daw for me. At first I was so mad at her forcing me to do so but eventually, I kind of like the idea that I am already investing at the age of 22. I still have 28 years to go but if I jumped off BIG TIME, babayaran ko nang malaki every month para d na umabot ng 28 years pa. ;D

I also bought a house and lot  in a subdivision in Cavite just last year. Though my monthly amortization is practically half of my salary, I am still happy because I got a good investment for my family. I just need to sacrifice for 19 years just to fully pay it.But nonetheless, it is still worth it.

i invested in a townhouse first when i was still single coz i didn't want to pay rent anymore. i just took the leap and put it on a pag-ibig housing loan.  im satisfied with this investment because the value of the house has more than doubled in a span of five years.

before i married, my hubby (then fiance) and i bought a single detached house inside a well known developer (of subds) as our starter family house.so far, we're satisfied. i guess it helps that the developer has good name in real estate so the fair market value of our house just keeps on rising.

this year, i invested in a condo at the heart of the city because i wanted a half way house and possible passive income in the future (when i lease it).  I bought this at the initial price.

Other than the factors previously mentioned in investing into real estate:

1. pls. consider your personal circumstances, is it for end use or for investment purposes?

2. research the developer or better, invest in a good developer of real estate


3. consider the price, its best if you can get the house at its initial price.followed by its preselling price


4.consider its future marketability

hi!me and my fiance are planning on investing a residential lot sa venare which is i think within nuvali in sta rosa paguwi ko sa pinas this year. if ever, first time pa lang kaya i was hoping na makakuha ng insights about this..kung ano ang usual requirements ( to buy and for loan) and pano ang processing. i have an ofw pagibig account na di ko pa nahulugan uli since nung nagopen ako. i think 1 year na yata. sabi ng dad ko ayos lang daw kasi contributions pa lang naman and wala pa naman akong loan.

buying a foreclosed properties and making it as another source of income is an investment alright.
