SMDC Projects

SMDC projects are really small, but hubby and I decided to invest on it anyway.  1 Green and 1 Blue specifically to rent it out upon completion to students of nearby universities.  It's better and bigger, not that cramped compared to the condos my daughter's classmates are in right now.  Rent in those areas fetched from 12,000-15,000/month for a studio unit.

I bought a unit sa SUN residence ng SMDC , I had been paying since last year pa pero until now wala parin [textspeak!] promise nilang 'freebie' na Itouch 4G nung nag bayad ako ng reservation fee! actually mas na encourage lang ako mag pa reserve ng unit nung sinabi yun , though I really dont need it since may iphone and iPad nako, kaso grabeeeeeeee!! 7 months na wala paren sobrnag disappointed nako!!

been paying for my unit at light residences since 2010, and i'm super excited kasi na top off na yung tower 1.

kami din excited na... everytime na nakikita namin na unti unting natatapos yung princeton residences, meaning malapit na kami makatira dun. so excited! :-)

my brother bought a condo sa Sea Residences and since we're also looking for something to buy before we migrate we tried the place and stayed there last May for 2 weeks. Di namin nagustuhan

Security and amenities are okay pero there's something wrong with the construction of their units. Kahit na close yung windows, maririnig mo yung sounds from the other unit beside you, like yung sound ng tv and if may mga naguusap naririnig. We have a unit in Avida San Lazaro and wala kaming naririnig na sounds coming from other unit.

Another thing is it is a super long walk from the mall, iikot ka ng malayo and walang safe na pedestrian lane na may stoplight man lang sa pagtawaid so it's scary lalo na kung madilim na. The only time na may guard na tumutulong pag may tatawid is Sunday lang. Mahirap especially kung maggogrocery ka, maybe they expect na may sasakyan lahat ng bibili ng unit doon Unlike SM San Lazaro na they offer service na may tutulong maghahatid ng grocery sa unit nyo sa SM Moa walang ganung service.

Also, according to my brother you can't choose your own phone, cable or dsl service. Kailangan yung accredited lang ng SMDC , you have to go through their admin and sila mag-aapply for you. No drying cages also, so you would either dry your clothes inside your units or magpalaundry

But the good thing naman is ang laki na ng inincrease ng price ng units including parking, so yung mga bumili noon pa like my brother tumubo na yung money nila in case they will sell it.

Naku Mam, may client din ako na nag-fo-follow up ng iTouch nya.  Nahihiya na rin talaga ako, pero ang advise kasi sa amin sa office, direct to client na sila mag-e-email kung ready na for pick-up ang itouch nila.  Actually pag ganyan, mas gusto namin kung i-insist ng client na pumunta sa office personally tapos samahan nalang namin sila.  Mas mabilis po ang process.

you wont really know if the value has increased until you sell it. you will notice that the price appreciation that the agents are saying are way off. baka mabigla ka na lang, kahit babaan mo ang presyo, wala pa ring bumibili.

hala, bakit naririnig mo ang kapit-unit? dahil ba sa windows o sa walls mismo?

Sa SMDC Field Residences alam ko meron silang provision for drying area.

^ exactly sis walang privacy.  I don't know why di nila nacheck. I don't know about other SMDC projects kung ganun talaga condo nila but at Avida kahit may baby pa yung sa kabilang unit di namin naririnig yung iyak when we're inside our unit unless iopen ang door or windows

sa walls mismo yung sound. Even yung pag open and close ng cabinets sa kabila clear na maririnig,  then pag idikit mo yung ears mo clear na clear na yung usapan sa kabilang unit.

Update lang kita.  Naka-usap ko yung client ko, nakuha na nya yung itouch nya last week sa office.  If hindi mo pa nakuha yung sayo, kindly check your email, baka may email ka na from office.

nightmare naman yan kapag naririnig mo ang kapit-unit. grabe, hindi ko mapapatawad sarili ko kapag bumili ang ako ng tatlong milyon na condo na walang privacy. pano na lang kapag nagvideoke sila?

Okay ba ang In-house financing ng SM or mas makakamura kami sa bank?

hello sis.. gusto kong bumili ng unit dito. sabi saken ng agent ko, hindi na daw eto mag aapreciate ang value kase nag appreciate na daw na almost 10times, ibig sbihin ba nun kung binili ko siya na 2M ngayon eh after turn over eh 2M parin.

Lahat naman ng developers eh me flaws eh. Yung friend ko me unit sa DMCI Taguig, daming hidden charges, hirap kausap ng customer services, hindi kagandahan ang finishing. Tapos Avida naman ganun din, maliliit din ang unit. So ano na pala ang perpekto? Ang gusto ko lang malaman eh, bearable ba ang flaws ng SDMC? totoo ba na naririnig yung ingay sa labas? totoo ba na high density sila at hindi enough ang elevator? Lets face it, laging may kulang. Pero kerry parin ba compared sa iba? I love to live in Macapagal area kaya eto ang na pipisil kong bilhin. Tulungan nyo naman ako mag decide. Or me alam ba kayong ibang pre-selling sa Macapagal area?

nightmare naman yan kapag naririnig mo ang kapit-unit. grabe, hindi ko mapapatawad sarili ko kapag bumili ang ako ng tatlong milyon na condo na walang privacy. pano na lang kapag nagvideoke sila?

sis alam ko it is an unwritten rule (or etiquette ba) na when magiging noisy ka like have a party sa unit mo you have to inform your neighbors (mga katabi, taga baba ) usually written note/letter since kapag nakatira ka talaga sa condo dapat hindi ka pwede magiingay na walang patawad na as if nakatira ka sa bangketa or sa bundok. there is a reasonable accepted level of noise when you live in a condo. syempre lahat tayo ay gumagalaw at may ginagawa so hindi pwede na walang ingay pero mga ganyan like videoke to the max (or in our case pinaglalaro nang bike at bola ang mga anak sa hallway.. hello please doon kayo sa lobby sa baba or doon sa kids playground ) are not acceptable

Normally, pag maganda ang pagkakagawa ng unit, hindi na kelangan ng mga unwritten rule on parties, etc.

For instance dito sa Singapore, yung mga HDB ok ang pagkakagawa.  Hindi talaga nagkakarinigan ang magkakatabing unit.  Kahit pag high volume ang videoke namin, hindi namin nagagambala ang kapitbahay dahil cemento ang pagitan namin sa kabilang unit.

Magkakarinigan lang kayo kung manipis ang divider per unit ng isang condo.  Pero dapat aware ang developer na no brainer na dapat hindi magkakarinigan ang magkakatabing unit.  They have to figure out how to the construction engineers execute it basta hindi magkakarinigan

Sabi ng project director ng Sun Residences, hindi daw magkakarinigan ang mga units, pero yung hallway, yun daw ang maririnig.  Hindi ko na-ask panong yung katabi mong unit hindi mo dinig pero yung hallway dinig mo.
