hi sis yung 30 sqm is about condo size.. if you take a loot at showrooms karamihan ng design nila walang doors mara ma maximize yung space. I suggest position the door na mag open sa side ng wall if you need to put a door pero kung pwedeng wala or 1 main door lang that will be better. sa paint suggestion ko use pastel colors yung light sa mata like baby pink or baby blue or light yellow or white lang na matte. i don't know kung nasabi ko na dito... i like rooms that has big sliding window para passive yung lighthing. no need to turn on the light unless gabi na. ang risk lang is kung abot sya from the street baka gawing daanan ng magnanakaw? ceiling standard ang alam ko is 8 feet not too high not too low. yung stairs ang plan ko is ilagay sa far end ng house para maximize ang space tapos yung ilalim ng stairs can be cabinet for storage yung parang may mga small drawers for stuff and some open spaces to keep shoes? pwede ring yung stairs is sa gilid lang. kung hindi bahain masarap yung steps ay wooden para hindi masyado madulas. for kitchen use a granite for countertop it's a long term investment.

wag tipirin ang master's bedroom just so you can have two separate rooms. remember na at least 8 hours of your life everyday dun ka mag stay sa master's bedroom so mas okay kung cozy sya. use yellow cfl lights para maganda aura use false ceilings para medyo presko at marami pang iba napagod na lang ako magtype. lol

^ thanks sis, the main door is sliding glass door, doble siya ng typical main door size. I have to put 2 rooms sa first floor para mamaximize yung space. as for the 2nd floor, originally isang bedroom lang siya with bathroom and sala na, [textspeak!] sala part I can convert it to another room para sa kid namin. the bathroom is huge na din, may mga built in cabinets na din sa masters bedroom so more on konting repair/.repaint na lang yun.

as for the kitchen, considering the granite din,saka hindi din ganun kalakihan yung kitchen na plano ko. tama lang. yung stairs, plan ko wood talaga. hindi naman bahain sa amin sis so ok lang. our flooring pala sa 2nd floor is yung wood na parang puzzle type, yung iisa isahin mo talaga ilagay. im thinking if I will retain that or change it to either vinyl tiles, or wood effect tiles.. ewan ko pa. I'll take a picture tapos I'll post here para mas matulungan niyo ako sa design. nakakaexcite .

i think you mean wood parquet (wood in puzzle pattern). bat mo naman papalitan ng synthetic material na may wood pattern if you have the real thing. if you want to give it a modern look, have it sanded then ipa-stain mo ng super light or super dark, as long as makikita pa din yung gran or pattern. sayang yung kahoy. :-)

my experience. i'd rather go for the vinyl na parang wood planks. cheaper, hindi mahirap palitan pag nasira na, hindi takaw anay. spend the money somewhere else. just my two cents. i used vinyl na wood planks yung design. decent naman ang look and feel nya... samahan mo pa ng warm white na lighting. but if wood ayaw ko ng puzzle mas prefer ko yung wood planks parang mas classy tignan but beauty is in the eyes of the beholder.

sis kabes , yun nga sis, pero kasi medyo matagal na din yun, like yung ibang part e nasisira na, so since we are going to renovate, baka isama na din yun sa papalitan. pero hindi pa naman super sure yung plan so checking for options pa lang.

If not in good condition na, better change it. Yan yung unti unti nang nalalagas yung pieces no? Hahaha! Hassle nga yun. Tutal papa renovate naman kayo, tama, isabay mo na. If you decide sa tiles, bukod sa tangal ng parquet, you still need to chip off the cement or plaster, para kumapit ang tiles. I think vinyl will need less prep for installation. 

Pero kung good condition and mejo nagtitipid kayo, ok din ang ipa-refinsh mo na lang. Mejo old design nga ang parquet, but there are lots of wood stains that might suit your style. Just check the net.

Majo mahirap din mag maintain ng parquet, madali ma-scratch, kaya dapat, protected din ang furniture mo ng mga rubber.

Pag-aralan mo mabuti yan, kasi flooring plays a major part in setting the mood din no.

^ I can relate to your problem on parquet flooring sis. Pag madami na gasgas na malalalim, mahirap na sya ipasanding. Mas maigi pa na palitan sya. Besides, pag natanggal na yung ibang blocks nya ang hirap maghanap ng same size not to mention mahal. Yung samin, 1 piece is 5-7 pesos tapos ilan yung blocks for one square foot.

I agree, nice alternative yung wooden planks na vinyl. Di naman sya madali masira.

pwede ka pagawa ng open shelves. yung open na shelves both sides. that way, may mapapatungan ka na ng iba mong things in an orderly manner at the same time may divider ka.

the shelves will also provide privacy without blocking too much line of sight. or pwede mo din cover yung shelves (bedroom side of the shelves) ng curtain, that will also soften the area and depending sa curtain, will make it more luxurious.

meron na. yung open. pero ikaw na maglalagay ng curtain, if you want curtain. may nakikita ako sa our home. pero kasi, kami, pinapagawa namin, kasi mdf/hdf lang ang nakikita ko sa our home. kung sa mga furniture shop ka buy ng real wood, super mahal.

ang ginagawa namin, sinusukatan namin yung space, then i draw the design with dimension. tapos yung mga sash factory sa kalye na gumagawa ng mga palo china, dun ko pinapagawa.

maganda kinalabasan. high ceiling kasi kami eh. magkano yung sa our home?

just finished backreading, okay ba talaga yung apo vinyl tiles na alternative to laminated wood flooring? ano specifically sa apo? planning to put this in our room and baby's room, kaysa sa tiles.

tapos 60x60 tiles sa sala and kitchen.. what kind of tiles ba dapat pag sa flooring ng sala and kitchen? porcelain? ceramic? what brands are good? ok na ba yung china tiles sa home depot?

we're on a budget kaya naghahagilap ako ng cheap finds

^^ Yes! Mas recommended ang APO brand compare with other vinyl flooring. Kung sa design lang, lahat naman ng design ng APO maganda - depends nalang sa preferred style mo siyempre. Ang important lang sa vinyl flooring is yung thickness niya. Meron 1 - 3mm thickness yun. The heavier the traffic sa area, the thicker the flooring should be, kasi palaging ginagamit, and dinadaanan. Pero since nursery room lang naman and bedroom, and low traffic ang area, okay na yung 1.3mm. Maganda yung APO Mimicri.
